Thornton Park on the map
Thornton Park sits immediately east of downtown Orlando, on the east side of Lake Eola Park. It is small. You can walk across it in a few minutes, and most of downtown's offices, the lake and its weekend crowds are within that walk.
Washington Street and the blocks around it carry restaurants and bars at ground level, and the rest is residential. The streets are mostly brick and shaded by oaks. Houses date largely from the 1920s and the decades after, with a layer of newer townhomes and small condo buildings added since the 1990s.
That mix is the key thing to understand about the area. Thornton Park offers something few Orlando neighborhoods do: a detached house or townhome where you can walk to downtown. It also brings the noise, events and parking pressure that come with being next to downtown.
Before you commit, visit on a Friday night and a weekend morning. Lake Eola Park hosts markets, concerts and holiday events that draw big crowds, and a house one block from the park lives very differently from one four blocks east. Those few blocks often matter more to day-to-day life than the price difference suggests.
Reading the $570,185 figure
Zillow's neighborhood number blends houses, townhomes and condos. In Thornton Park those types sell at very different prices, so the typical figure is a midpoint that few listings will actually match.
- Restored bungalows and older houses often sell well above the figure, depending on size and condition.
- Townhomes tend to sit near it.
- Condos in the small buildings usually sit below it. Orlando's citywide typical condo is about $170,712, though condos this close to Lake Eola usually command more than the city average.
For context, Orlando's typical three-bedroom is about $357,392 and four-bedroom about $480,255. The Central Business District next door has a typical value of about $263,435, which reflects its tower condos. Colonialtown North, a short drive north, is about $467,853, and College Park about $543,829.

A strong year after a slower five
Thornton Park's 3.9% one-year gain stands out in a year when most of Orlando fell. The five-year picture is more modest: 17.4%, against 22.3% for the city as a whole. In other words, the area rose less than the city during the 2021 and 2022 surge and held up better since.
The neighboring Central Business District shows the other side of the coin, down 6.0% in a year and up only 1.9% in five, because tower condos took the brunt of Florida's new condo rules. Thornton Park's smaller buildings and detached houses have not followed that path so far. These are past results, and in a neighborhood this small a handful of sales can move the index.
If you buy a condo or townhome here
Many Thornton Park condo buildings are small, sometimes a dozen units or fewer, which changes the math of owning one:
- A single roof replacement or repair spread across few owners can mean a large special assessment. Read the reserve study and the last two years of board minutes.
- Buildings three stories or taller fall under the milestone inspection rules and need a Structural Integrity Reserve Study. Ask where the building stands on both.
- Check whether the building is warrantable for conventional financing. Small buildings and those with commercial space sometimes are not.
- Ask about assigned parking. It is limited in this part of town.
A building that has already completed its milestone inspection and funded its reserves will often cost more per square foot. In my view that premium is usually cheaper than an assessment you didn't see coming.
If you buy an older house here
A century-old bungalow near Lake Eola is the reason many people want Thornton Park. Plan for what age brings. Insurers will want a 4-point inspection covering the roof, electrical, plumbing and HVAC, and old wiring or a fuse panel can stop a policy until it is replaced. Scope the sewer line, look under raised floors for termite damage, and ask for permits on any additions.
Exterior changes may also face review. Several areas around downtown are designated historic districts with design rules. Ask the city whether the specific parcel falls in one before you plan a new porch, windows or a second story.
Get the insurance quote early, inside the inspection period, and check the FEMA flood zone for the address. Older homes rarely earn big wind mitigation credits, so the roof and window opening protection on the report matter more.
Taxes and who Thornton Park suits
Your property tax assessment starts from the price you pay. A full-time resident who files for homestead can take up to $51,411 off the assessed value in 2026 and hold yearly assessment increases to 3%. A second-home owner gets neither benefit, which matters at these prices.
Census data shows Orlando's median age is 35.1 and most of its housing is apartments and condos. Thornton Park gives buyers a rare walkable option with houses mixed in. It suits people who want to walk to downtown, the lake and restaurants, and who can live with event noise and tight parking. Buyers who want a quiet cul-de-sac, a big yard and a garage will be happier further out. I can split recent Thornton Park sales by house, townhome and condo so the number you see fits the home you want.
