Buying a House in Winter Garden

West Orange County, where a small historic downtown meets miles of new subdivisions

A typical single-family house in Winter Garden is valued at $578,755 on Zillow's home value index, almost unchanged over the past year at minus 0.5%. Across all home types the city averages $568,910, about $155,000 more than neighboring Ocoee and about $141,000 less than Windermere, and most of what you pay for here is newer construction close to SR 429 and the west side of Orlando.

Winter Garden house prices in 2026

All homes in Winter Garden average $568,910 and are up 23.8% over five years. The flat last year mostly reflects more resale and new-build inventory competing for the same buyers. Here is how the price bands look by bedrooms:

The four-bedroom number is the one I watch, because that is the most common new-subdivision floor plan on this side of the county. The lower third of the market sits near $398,481 and the upper third starts at about $817,238. Two-bedroom homes, around $259,288, are mostly townhomes and older houses, and condos are a thin market at $238,984 after a 6.9% drop.

Two different Winter Gardens: the old town and the new growth

The original city grew around Plant Street, which is now a walkable downtown with the West Orange Trail running straight through it. Houses near downtown are older, on smaller lots, and sell on location. North of town, Lake Apopka and the surrounding farmland shape the landscape.

To the south, much of what buyers call Winter Garden is Horizon West, a large planned area of villages and subdivisions, a good part of it in unincorporated Orange County with a Winter Garden mailing address. That matters more than it sounds. City or county jurisdiction affects which taxes you pay, who handles permits and code, and sometimes utility providers. Check the property appraiser record for the exact parcel rather than going by the address on the listing.

New construction is still going up in and around Horizon West, so resale sellers in Winter Garden often compete with builder incentives such as closing cost credits or rate buydowns. That competition is one reason a resale four-bedroom may have more room on price than the listing suggests. Compare the resale against what a builder nearby is offering for a similar plan, including lot premiums and options, before settling on a number.

HOA, CDD and the real monthly cost

Census data shows a median build year of 2004 and 68.9% detached single-family homes. Most of the newer stock sits inside an HOA, and many Horizon West communities also pay a Community Development District assessment for roads, utilities and amenities. That shows up on the Orange County tax bill as its own line.

When I compare two Winter Garden houses for a client, I add mortgage, taxes, insurance, HOA and CDD into one monthly number. A $560,000 house with a paid-off CDD can cost less each month than a $540,000 house in a newer phase still repaying its bonds. Ask for the parcel's latest tax bill and the HOA budget early.

Inspections and insurance for newer Orange County homes

Newer houses generally insure better in Florida because of post-2002 building code and younger roofs. Still, many Winter Garden homes from the early 2000s are now on original roofs and original AC systems. Ask for permit history, a wind mitigation report and a full inspection. Older houses near downtown may also need a 4-point inspection for the insurer.

Winter Garden has many lakes and retention ponds, and areas near Lake Apopka and Johns Lake can include mapped flood zones. Check the FEMA map for the exact lot and get a flood quote during the inspection period. If the house is in an A zone and you are using a mortgage, flood insurance will be required.

Taxes and cash to close

Expect the property tax bill to reset to roughly your purchase price after closing. As a permanent resident you can claim the homestead exemption, worth up to $51,411 off assessed value in 2026. On a $578,755 house, that lowers the assessed value to about $527,344, and future increases are then capped at 3% or CPI under Save Our Homes.

For a buyer financing 80%, a $463,004 loan brings note stamps of about $1,620 and intangible tax of about $926. The seller customarily pays the deed stamps in Orange County. Title insurance, lender fees, the survey and prepaid escrow make up the rest of closing costs.

Winter Garden against Ocoee, Windermere and Apopka

Ocoee, directly east, has a typical value of $414,035 with a similar commute into Orlando. Windermere, to the south, is $709,948 and leans toward larger lakefront and estate properties. Apopka at $394,805 is cheaper with more mixed housing stock, and Doctor Phillips, closer to the theme park corridor, is $535,356. The city of Orlando itself averages $372,775, pulled down by its large condo and older-home inventory.

Winter Garden's median age is 40.1 and 3.2% of homes are seasonal, so it is mostly full-time households. It tends to suit buyers who want a house built in the last 20 years, a downtown they can walk on weekends, and access to SR 429 and the Turnpike. Buyers chasing the lowest price in west Orange County usually look at Ocoee first; buyers wanting more land or lake frontage look at Windermere.

If you send me the bedroom count, a price ceiling and the most you want to pay in HOA and CDD combined, I can line up Winter Garden houses that meet all three and mark which ones sit inside city limits.
