Buying a Condo in Winter Garden
A small condo market inside a city built mostly of houses
The typical condo in Winter Garden is valued at $238,984 on Zillow's home value index, down 6.9% over the past year, while the typical home of any type is $568,910. That gap of about $330,000 is the reason to look at condos here, and the thin supply is the reason to look carefully.

How small the Winter Garden condo market is
Census data shows only 8.1% of Winter Garden's housing units are in buildings with ten or more units, and 68.9% are detached single-family houses. The city's median home was built in 2004. In practice, condos here are mostly low-rise buildings and townhome-style associations, not towers.
A small market changes how you buy. There may be only a handful of active listings in a given complex, so pricing comes down to a few recent sales. One distressed sale can drag the comparables, and one renovated unit can make the rest look cheap. I pull every closed sale in the same association for the past year or two before suggesting an offer.

What the price data says
Zillow puts a one-bedroom in Winter Garden at about $200,060 and a two-bedroom at about $259,288. Those bedroom figures cover all property types, so a two-bedroom townhome or older house feeds into the same number as a two-bedroom condo.
The 6.9% annual drop for condos compares with a 0.5% dip for single-family homes. Statewide, condo values have been under pressure since the post-Surfside laws pushed associations to fund reserves and inspections, and buyers have become pickier about buildings with unknown costs ahead. For a buyer with patience, that pressure creates room to negotiate. It also means you must understand exactly why a given unit is priced where it is.
Nearby, the all-homes values give context for the wider west Orange market: Ocoee at $414,035, Apopka at $394,805, Orlando at $372,775. A condo in Winter Garden is often the lowest-cost way to live inside the city itself.

Fees, reserves and the 2022 condo law
Florida's condo safety rules after 2022 require milestone inspections and a Structural Integrity Reserve Study for buildings three or more habitable stories tall. Many Winter Garden condo buildings are lower than that, in which case those two specific requirements don't apply. The association still has to budget for roofs, paint, paving and other common elements, and the age of the building still drives future costs.
For any building, ask for:
- The current budget and the reserve schedule, and whether reserves are fully funded or partially funded.
- Any special assessments passed or under discussion, and the minutes from the last year of board meetings.
- The age of the roofs and when they were last replaced.
- The master insurance policy, its premium and its wind deductible.
- For a three-story-plus building: the milestone inspection status and the SIRS.
A resale condo buyer in Florida can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. Use those days to read them.
Financing: warrantable or not
Conventional lenders follow agency rules on condo projects. A project can be labeled non-warrantable for several reasons, including a high share of investor-owned units, one owner holding many units, pending litigation, low reserves or unresolved structural repairs. If the project is non-warrantable, you can still buy with cash or a portfolio loan, usually with a larger down payment and different terms.
Ask your lender to check the project before you write the offer, not after. The condo questionnaire from the management company tells the lender most of what it needs.
Monthly association fees count toward your debt-to-income ratio the same way the mortgage payment does. A $400 monthly fee on a $239,000 condo can reduce what you qualify for by tens of thousands of dollars, so get the exact fee and any pending increase in writing before pre-approval numbers are final. Foreign buyers and second-home buyers should expect lenders to look even more closely at the project.
Insurance, flooding and what the master policy covers
In a condo you buy an HO-6 policy for the interior and your belongings, while the association insures the structure. The split depends on the declaration, so read which items you're responsible for, such as flooring, cabinets and the air handler. Check whether the master policy has a hurricane deductible that could be passed to owners through an assessment after a storm.
Winter Garden is inland, but lakes and retention ponds are everywhere. Look up the FEMA zone for the building and ask whether the association carries flood coverage.
Rules that affect daily life and resale
Read the pet rules (number, size and breed limits), parking, and any restrictions on leasing length and frequency. Even if you never plan to lease, strict or loose rules affect who buys from you later and whether lenders treat the project as warrantable. Check age restrictions too: some associations operate as 55+ communities under federal law.
If you are buying as a permanent resident, file for homestead. It can take up to $51,411 off assessed value in 2026 and caps assessment increases at 3% or CPI. Your tax bill resets to market value after closing, so recalculate from your price.
Condo or small house in Winter Garden
With a condo at $238,984 and a three-bedroom house at about $451,722, the price difference is large enough that most buyers can decide quickly on budget alone. The harder comparison is with townhomes, which often sit between the two and may have lower monthly fees. A shortlist that lays out condo and townhome options with their monthly association fees side by side is usually the clearest way to choose.
