Housing mix and age
Both cities have the same median year built, 1992, so neither has a much older housing stock overall. The mix differs. In Kissimmee 45.9% of homes are detached houses and 21.4% are in buildings of 10 or more units. In Orlando it is 31.6% detached and 39.6% in larger buildings, reflecting the apartment and condo towers in and around downtown.
Kissimmee also has more mobile homes, 3.0% of its stock against 0.2% in Orlando. If you look at a manufactured home, ask whether the lot is owned or leased and what the monthly lot fee is.
Both populations are young: median age 36.1 in Kissimmee and 35.1 in Orlando, with 65+ shares of 11.6% and 11.3%. Seasonal homes are 4.5% and 3.4%. Orlando has 319,758 residents and Kissimmee 81,479.
New subdivisions, CDDs and HOA fees
A lot of Kissimmee's single-family stock, and much of Osceola County around it, sits in master-planned subdivisions built over the last 30 years. Many have a homeowners association, and many newer ones also have a Community Development District. The CDD assessment shows up as a line on your property tax bill and pays for the roads, water and sewer built for the community.
When you compare a Kissimmee house with an Orlando house, add the HOA dues and the CDD assessment to the monthly cost. A house priced $30,000 lower can end up costing the same per month once a large CDD is included. Your agent can pull the tax bill from the county site to see the CDD amount before you make an offer.
Some communities also have rules on parking, fences, paint colors and exterior changes. Read the covenants during your inspection period, not after closing.
First-time buyer math in both cities
Many buyers comparing these two are buying their first home, so the cash needed at closing matters as much as price. In Florida, a financed buyer pays documentary stamps on the mortgage note at $0.35 per $100 and intangible tax of 0.2% of the loan. On a $340,000 loan that is $1,190 in note stamps and $680 in intangible tax, before lender fees, title charges, prepaid insurance and escrow deposits.
The deed stamps, at $0.70 per $100, are usually paid by the seller in Orange and Osceola counties. Title insurance customs vary, so check your contract for who pays the owner's policy.
If the home will be your main residence, file for homestead with the county property appraiser after you move in. It takes up to $51,411 off assessed value in 2026 and limits future increases, and it is easy to forget in the first busy months after closing. This isn't legal or tax advice.
Commute and roads
Kissimmee is south of Orlando, along US-192 and close to the theme park area to its west. Many Kissimmee residents commute north into Orlando or to the airport area. Florida's Turnpike, I-4 and the toll roads connect the two, and SunRail commuter trains stop in Kissimmee and continue south to Poinciana.
Tolls add up on a daily commute. If you work in downtown Orlando or near the medical districts, price the toll and drive time before you decide that Kissimmee's lower house price is the better deal.
Storm, flood and insurance points
Central Florida is inland, so storm surge is not a factor. Heavy rain and wind still matter. Both cities have many lakes, and homes near Lake Tohopekaliga in Kissimmee or the chain of lakes in Orlando can sit in flood zones. Check the FEMA zone for each address and get a flood quote if it applies.
For homes from the 1990s and 2000s, insurers will look at roof age and the wind mitigation report. Get quotes during the inspection period so the cost of coverage is part of your decision.
Who each city fits
Kissimmee fits buyers who want a three- or four-bedroom house for less money, families who are fine with a commute, and buyers who want newer subdivisions with community amenities. Run the full monthly cost including any CDD.
Orlando fits buyers who want a condo or small home at the lowest price, people who work in the city and want a shorter drive, and buyers who want older established neighborhoods near downtown.
