Living in MetroWest, Orlando

A 1980s planned community in southwest Orlando where condos far outnumber houses.

MetroWest's typical home is worth about $220,255 on Zillow's home value index, about 41% below Orlando's citywide $372,775. Values fell 5.9% over the past year and are up only 6.9% over five years, a pattern driven by the community's large stock of condos.

What MetroWest is

MetroWest is a planned community of about 1,805 acres in southwest Orlando, inside city limits. It was developed starting in the 1980s and laid out around an 18-hole golf course, with its main entrance on MetroWest Boulevard off Kirkman Road. South Hiawassee Road runs through the middle, and Florida's Turnpike forms part of its southwest edge. Valencia College's West Campus sits along Kirkman Road, and Universal Orlando is a short drive south.

Zillow lists the area as Metro West. Locals and listings usually write it as one word, MetroWest. They mean the same place, though Zillow's boundary may not match the master association's exactly.

The community is now about four decades old, which means many of its buildings, roofs and pipes are reaching the age where big repairs come due. That age, more than location, is what a MetroWest buyer is really pricing.

Condos are most of the housing

The single most important fact about MetroWest for a buyer is its housing mix. By the community's own published counts from about a decade ago, it held roughly 1,259 single-family homes and townhomes, about 4,851 condo units across 14 complexes, and about 3,557 apartments. Condos outnumber houses nearly four to one.

That explains the Zillow figure. A typical value of $220,255 sits close to Orlando's typical two-bedroom at about $215,441 and above the city's typical condo at $170,712. The single-family homes around the golf course sell well above the neighborhood figure. The condos, most from the 1980s through the early 2000s, pull it down.

Census data shows that 39.6% of Orlando's housing units are in buildings with 10 or more units, and MetroWest is one of the places where that share runs much higher.

Why values fell more than the city

Orlando dropped 1.1% over the past year. MetroWest dropped 5.9%. Other condo-heavy areas show the same pattern: Rosemont fell 6.8%, Ventura 8.3% and Florida Center North 7.3%. Millenia, a nearby area with newer buildings, fell a milder 2.8%.

The cause is Florida's condo safety law. After 2022, buildings three stories or taller must complete milestone inspections, and associations must fund structural reserves based on a Structural Integrity Reserve Study. The old practice of owners voting to skip or shrink structural reserves ended with budgets adopted from December 31, 2024. In older complexes that meant higher monthly fees, special assessments, or both, and buyers priced that in.

Five-year growth of 6.9% against the city's 22.3% shows how much ground MetroWest condos have given up. Treat those MetroWest condo figures as a record of the reset, without reading a forecast into them.

Reading a MetroWest condo association's documents

The price of a condo here means little until you know the association's condition. Before you are bound by a contract, read:

You have 7 days after receiving the association documents on a resale condo to cancel, weekends and holidays excluded. Use that window to read everything above.

The master association and the houses

MetroWest has a master association, set up in the 1980s, that maintains common areas and runs a design review board for exterior changes. Single-family subdivisions and condo complexes each have their own association underneath. A condo owner usually pays the condo fee, which includes the master share; a house owner pays the master fee plus any subdivision dues.

For the single-family homes, most built in the late 1980s and 1990s, the checks are the usual ones for houses of that age: roof permit date, a 4-point inspection if the insurer asks, the age of the AC and water heater, and a wind mitigation report. Houses on the golf course or near ponds should get a flood zone check by parcel.

Taxes, insurance and who MetroWest suits

Your property tax assessment resets to your purchase price. If you live here full time, homestead removes up to $51,411 of assessed value in 2026 and caps yearly increases at 3%. On a condo at MetroWest prices, the homestead can cut a large share of the taxable value.

Insurance for a condo owner is split: the association's master policy covers the structure, and your HO-6 covers the interior and your belongings. Ask for the master policy's hurricane deductible, since a large loss can come back to owners as an assessment.

MetroWest suits buyers who want an entry price well under the city typical, a location near Universal, Valencia College and the Turnpike, and who will read the association's paperwork closely. A buyer who wants low fees and no assessment risk should focus on the single-family homes or look elsewhere. If you want a MetroWest condo, I start by sorting complexes by reserve funding and inspection status, then look at price.

Quick answers

Is MetroWest Orlando a good place to live?

It offers some of the lowest entry prices in southwest Orlando, near Universal and the Turnpike. Most housing is condos, so the association's finances matter as much as the unit.

Why are MetroWest condo prices dropping?

Florida's post-2022 condo law requires inspections and funded structural reserves. In older complexes that raised fees and brought assessments, and Zillow shows a 5.9% one-year drop.

Is MetroWest in the City of Orlando?

Yes. MetroWest is inside Orlando city limits, in the southwest part of the city.

Does MetroWest have an HOA?

There is a master association plus separate associations for each condo complex and subdivision. Ask for every fee level before you offer.
