Millenia at a glance

Millenia is a district in southwest Orlando built mostly in the 2000s, centered on The Mall at Millenia near I-4 and Conroy Road. Around the mall are offices, restaurants and a dense ring of mid-rise condo and apartment communities, many set around lakes and ponds. Universal Orlando and the Dr. Phillips area are a short drive west.

Single-family houses are a small part of what is here. Most buyers in Millenia are looking at condos and townhomes, which is why the neighborhood's typical value sits far below the city's.

How Millenia compares on price

At $252,663, Millenia sits a little above Orlando's typical two-bedroom value of about $215,441 and well above the city's typical condo at $170,712. That fits a stock of newer, larger condos, often two and three bedrooms.

Comparing it with other areas where condos dominate is more useful:

Millenia's 2.8% decline is the mildest in that group. Its five-year gain of 11.5% is also ahead of Metro West (6.9%) and the Central Business District (1.9%), though still about half the city's 22.3%.

Inside Millenia, lake-view units, top floors and buildings with garages sit at the upper end of the range.

Why building age matters so much here

Florida's condo safety law hit oldest buildings hardest. Condos from the 1970s and 1980s often faced big jumps in reserve contributions and repair assessments at the same time. Most of Millenia was built later, which is the likeliest reason its values held up better than nearby areas.

Newer does not mean exempt. Any building three stories or taller still needs a Structural Integrity Reserve Study every 10 years and a milestone inspection once it reaches 30 years, or 25 if the local building official requires it. For a 2000s building, that first milestone is coming within the next decade or so. An association that is saving for it now is in a better position than one that is not.

Some complexes in this part of Orlando began as apartment communities and were converted to condos. In a converted building, ask about the original construction, what the conversion fixed, and how the reserves were set up at the start.

What to read before buying a Millenia condo

I go through the same stack of paperwork on every condo here:

On a resale condo you can cancel within 7 days, excluding weekends and legal holidays, after the association documents are delivered. Ask for them early so the clock starts while you still have time to read.

Daily life and getting around

The mall, groceries, restaurants and medical offices are all close, which is the main lifestyle draw. I-4 runs along the edge of the district, so downtown Orlando and the attractions corridor are both a quick drive outside rush hour. Orlando International Airport is reachable by toll road.

The flip side is traffic. Conroy Road, Millenia Boulevard and the I-4 interchanges get heavy, especially during holiday shopping seasons. A unit facing an arterial road will also be louder than one facing a lake. Visit at the hours you would normally come and go.

Parking is usually assigned or in a garage, with limited guest spaces. Ask how many spaces come with the unit and whether extra spaces cost more.

Taxes, insurance and who Millenia suits

After closing, the county assesses the condo at roughly what you paid. A permanent resident who files for homestead removes up to $51,411 of assessed value in 2026, a large share of the taxable value at Millenia's price level, and caps yearly increases at 3%.

For insurance, the association covers the building under its master policy and you carry an HO-6 policy for the interior. Ask whether the HO-6 needs loss assessment coverage, which helps if the association's hurricane deductible is passed to owners. Check the FEMA flood zone for lakeside buildings.

Census data shows Orlando's median age is 35.1, and areas like Millenia draw a lot of working buyers who want a newer condo near shopping and the interstate. It suits a buyer who wants low maintenance at a price well under the city typical, and who will compare associations as carefully as units. Buyers who want a yard or no HOA should look at houses in older neighborhoods instead. A shortlist sorted by building age and reserve funding is the place to start.

What buyers ask me

Is Millenia Orlando a good place to live?

For buyers who want a newer condo near shopping, I-4 and the attractions, it is one of the more convenient parts of southwest Orlando. Zillow's typical value is about $252,663.

Are Millenia condo prices dropping?

Zillow shows a 2.8% decline over the past year, smaller than in older condo areas nearby. Five-year growth is 11.5%.

Do Millenia condos need milestone inspections?

Buildings three or more stories need one by the end of the year they turn 30, or 25 if the local official requires it, then every 10 years. Most Millenia buildings are from the 2000s.

Can I get a conventional loan on a Millenia condo?

It depends on the building. Lenders review reserves, insurance and owner occupancy for the whole project, so ask your lender to confirm eligibility early.
