What you get for the money in Winter Garden

Most people moving here end up in a single-family house. Census data shows 68.9% of housing units are detached houses and only 8.1% are in buildings of ten or more units. The median home was built in 2004, which makes the housing stock young by Florida standards. Mobile homes are 4.2% of units, a larger share than in Orlando.

By bedroom count, Zillow puts a three-bedroom at about $451,722, a four-bedroom at $624,156 and a five-bedroom or larger at $819,520. The lower third of the market runs up to about $398,481. Under that, choices narrow to townhomes, older homes near the original town, and condos, which Zillow values at $238,984 after a 6.9% drop over the year.

Where it is and how people get around

Winter Garden is in west Orange County, west of Ocoee and north of the Windermere area. Lake Apopka lies to the north. The historic downtown is centered on Plant Street, and the West Orange Trail, a paved rail-trail, runs through it. South of the old town, the large Horizon West planned area holds most of the newer subdivisions, much of it in unincorporated Orange County with Winter Garden addresses.

Driving is how almost everyone gets around. SR 429 and Florida's Turnpike carry most traffic north-south, and SR 408 runs east toward downtown Orlando. Walt Disney World is a short drive to the south for many households. Orlando International Airport is on the opposite side of the metro, so plan for a longer trip to fly out. Rush hour on the main corridors has grown with the population, so test your commute at the hour you'll actually drive it before you choose a subdivision.

Who lives here

The city has about 47,900 residents. The median age is 40.1 and 13.8% are 65 or older, a little more than Orlando's 11.3%. Seasonal homes are only 3.2% of units, so this is a year-round place. The newer subdivisions skew toward families with school-age children, which shows up in floor plans: four bedrooms, a loft or bonus room, and a community pool or clubhouse.

The older part of town around downtown has a different feel: smaller lots, older houses and a mix of long-time owners. If you are relocating from a city and want to walk to coffee or dinner, that area is worth a look even though the houses are smaller and need more inspection attention. If you want a new kitchen and a two-car garage, the subdivisions to the south are where most of the inventory is.

Pros and cons for someone relocating

Pros

Cons

Taxes, insurance and storms

Florida has no state income tax, which is often the first reason people give for moving. Property tax is where you pay instead. If you make Winter Garden your permanent home, the homestead exemption can reduce assessed value by up to $51,411 in 2026, and Save Our Homes limits future assessment increases to 3% or CPI. Remember the reset: you pay tax based on your purchase price, not the seller's capped value.

Hurricanes reach Central Florida as wind and rain events. Ask for the roof's age and permit, order a wind mitigation inspection, and get a homeowner's quote during the inspection period. Check the FEMA flood zone for the address, especially near lakes and retention ponds. Hurricane deductibles are a percentage of dwelling coverage, often 2% or more, so know that number before you sign.

What newcomers get wrong

How Winter Garden compares with nearby options

If Winter Garden's prices stretch the budget, Ocoee next door is about $155,000 lower on the typical home and shares much of the same road network. Windermere, at $709,948, is the step up. Apopka to the north is another lower-cost option with its own mix of older and newer homes. A shortlist that puts a few subdivisions from each side by side, with CDD, HOA and insurance estimates, is usually what settles the choice.
