New Construction Homes in Apopka
Buying new in northwest Orange County for less than the west side

A resale three-bedroom here runs about $344,831 and a four-bedroom about $469,777, which is the range most new-construction plans compete with.

How much of Apopka is already new
Apopka's median home was built in 2002, and 81.3% of homes are single-family detached, according to Census data. Much of the city was built in the last 25 years, and subdivisions are still going up on the north and west edges. The Wekiva Parkway (State Road 429) made this side of the county easier to reach from Sanford and I-4, and a lot of the newer building followed that road.
In practice, that means a buyer shopping new in Apopka is competing with plenty of 10- to 20-year-old resales that look similar from the street. The comparison between them is the core of the decision.

New versus resale, using Apopka's numbers
Single-family homes average $398,388, down 0.2% over the year and part of a 19.5% five-year gain for the market. Prices are close to flat, so builders here have been competing on incentives more than on base price. The lower third of the Apopka market sits around $292,834 and the upper third starts near $536,539.
A new four-bedroom tends to list above the $469,777 resale average once options and lot premiums are added. What you get for that premium:
- a new roof and current wind code, which usually lowers insurance;
- energy-efficient windows, insulation and HVAC;
- a builder warranty;
- a floor plan designed in the last few years.
What you give up: mature trees, a finished yard, window treatments, and often a lower tax bill, since many new communities carry a CDD.

Builder incentives and the preferred lender
Incentives in Apopka usually take the form of closing-cost credits, a mortgage rate buydown, or free upgrades, and most require using the builder's affiliated lender and title company. You are free to use any lender. Before deciding, get a Loan Estimate from the builder's lender and one from an outside lender, then compare the total cost over the years you expect to keep the loan. A rate buydown that looks large may matter less if you plan to refinance.
Ask whether the incentive is tied to a quick-move-in (inventory) home. Builders typically offer more on finished homes than on homes not yet started, because carrying a finished house costs them money.
CDD assessments, HOA fees and the tax bill
Many new Apopka subdivisions use a Community Development District to pay for roads, drainage and amenities. The CDD shows up as a line on your property tax bill, not as an HOA invoice, and part of it is often bond debt with a set payoff period. On top of that, the HOA charges for common-area upkeep and amenities.
- Ask for the annual CDD amount for the exact lot, split into operations and debt.
- Ask whether you can prepay the debt portion and what it costs.
- Get the HOA budget and the builder's subsidy, if any. Fees can rise after the builder hands the association to the owners.
Your first-year tax bill on a new home may be based on the vacant lot. The next year's bill reflects the finished house, so estimate taxes on the full purchase price. If Apopka is your permanent home, homestead takes up to $51,411 off assessed value in 2026.
Deposits, timelines and inspections
For a to-be-built home, expect a deposit that grows as you choose options, and ask exactly when it becomes non-refundable. Construction usually takes several months to a year depending on the builder's schedule, permits and weather. Get the estimated completion window in writing and read what happens if it slips.
Hire your own inspector twice: once before drywall, when framing, wiring, plumbing and strapping are visible, and again before closing. Builders' warranties commonly follow a 1-2-10 structure: one year for workmanship, two for systems such as plumbing and electrical, and ten for major structural defects. Put punch-list items in writing at the final walk-through.
Base price, options and lot premiums
The advertised Apopka base price covers a standard version of the plan on a standard lot. The final contract usually adds three layers. Structural options (an extra bedroom, a bigger lanai, a three-car garage) are chosen early and can be large. Design-center selections (flooring, cabinets, counters, lighting) are chosen later and add up quickly. Lot premiums apply to lots backing onto a pond, a preserve or a corner, or with more depth.
Before visiting the design center, set a total budget and decide which upgrades are hard to add later, such as structural changes, plumbing locations and electrical outlets. Paint, light fixtures and some flooring can wait. On a quick-move-in home those choices are already made, so you trade selection for a faster closing and often a better incentive.
Your own agent and nearby comparisons
The person in the model home works for the builder. Your own agent is usually paid by the builder, so representation costs you nothing, but you have to register your agent on the first visit or many builders won't honor it. An agent who knows the area resale prices can tell you when a new-build premium is out of line.
For a broader view, nearby Ocoee averages $414,035 and Winter Park $466,389, while Orlando itself is at $372,775. Pine Hills is cheaper at $272,067, but with older homes. Only 6.3% of Apopka's homes are in large buildings, so nearly everything new here is single-family or townhome. If you want to see current new-build releases next to comparable resales, a shortlist covering both is the sensible next step.
What buyers ask me
How much do new homes cost in Apopka, FL?
Builder prices vary by plan and lot. For context, Zillow's index puts a typical Apopka three-bedroom resale at $344,831 and four-bedroom at $469,777; new homes often price above those once options are added.
Do I have to use the builder's lender in Apopka?
No. You can use any lender, but builder incentives usually require their preferred lender. Compare both Loan Estimates before deciding.
Do new Apopka communities have CDD fees?
Many do. The CDD appears on your property tax bill, separate from HOA dues, and may include bond debt that is paid off over many years.
Is new construction or resale better in Apopka?
It depends on your budget and timing. Resales often cost less and come with finished yards; new homes offer lower insurance, current code and a warranty. Compare the full monthly cost.
