Apopka vs Ocoee: Where to Buy
Two west Orange County suburbs that price almost the same house for house
Apopka and Ocoee cost nearly the same: Zillow's typical home is $394,805 in Apopka and $414,035 in Ocoee, and a 3-bedroom differs by only about $6,400. The choice between them comes down to location and commute, the age of the subdivision, and fees on the specific house, more than the city's price level.

Bedroom by bedroom, the gap almost disappears
At the city level Ocoee looks about $19,000 more expensive. Broken down by size, the two markets nearly match:
- 2-bedroom: Apopka $229,911, Ocoee $225,517
- 3-bedroom: Apopka $344,831, Ocoee $351,192
- 4-bedroom: Apopka $469,777, Ocoee $475,792
- 5-bedroom and up: Apopka $594,425, Ocoee $584,599
Differences of $4,000 to $10,000 are smaller than the spread between two houses on the same street. Single-family values are $398,388 in Apopka and $417,380 in Ocoee, and the market thirds are close too: the lower third tops out around $292,834 in Apopka and $302,617 in Ocoee, and the upper third starts near $536,539 and $546,889.
Zillow has no 1-bedroom figure for Ocoee, which tells you how few small units there are.
Trends: Ocoee ran a bit harder, both have cooled
Over five years Ocoee's index rose 23.7% and Apopka's 19.5%. Over the last year both slipped, Ocoee by 0.9% and Apopka by 0.3%. Single-family homes followed the same pattern, down 0.9% in Ocoee and 0.2% in Apopka.
Condos are a small part of both markets and are down more. Apopka's typical condo is $222,666, down 3.6%. Ocoee's is $194,082, down 3.5%.
A flat-to-slightly-down year after a strong five-year run usually means sellers who bought recently have less room to cut, while sellers who bought a decade ago have plenty. Knowing when a seller bought, from public records, helps set an offer. The data describes the past year and does not predict the next one.

Housing stock and age
These are two of the newer-built cities in Orange County. Census data puts the median year built at 2002 in Apopka and 2000 in Ocoee. Single-family detached homes are 81.3% of Apopka's housing and 77.5% of Ocoee's. Ocoee has more large buildings, 11.0% of homes in 10+ unit buildings against 6.3% in Apopka. Mobile homes are about the same, 2.4% and 2.3%.
For a buyer, a median of 2000 to 2002 means roofs and AC systems from that era are due or overdue. Expect the insurance quote to depend heavily on roof age in both cities. Ask for the roof permit date before you offer, and get a wind mitigation report during the inspection period.
Newer subdivisions in both cities often have HOA dues and sometimes a CDD on the tax bill. The fair comparison between two houses is the total monthly cost.
Who lives in each
Both are year-round commuter suburbs. Seasonal homes are only 1.1% in Apopka and 0.3% in Ocoee.
Ocoee skews younger. Its median age is 35.5, against 38.3 in Apopka, and 11.5% of residents are 65 or older, against 14.0%. Apopka is the bigger city, about 58,232 people to Ocoee's 49,033.
Neither is a retirement town in the Florida sense. Buyers here are mostly families and working households who want a newer house within reach of Orlando jobs.
Location, roads and the commute
Location is where the two differ most. Ocoee sits west of Orlando along State Road 50, with the western end of State Road 408 and Florida's Turnpike running through the area, and it borders Winter Garden. That puts downtown Orlando, the West Oaks Mall area and Winter Garden's shops close by.
Apopka is further north. State Road 414 heads east toward Maitland and I-4, State Road 429 runs north-south along the west side, and US 441 runs through the city. Apopka is closer to Wekiwa Springs State Park and Kelly Park, and further from the south-side attractions and the airport.
If your job is downtown or south of it, Ocoee usually means a shorter drive. If you work toward Altamonte Springs, Maitland or north Seminole County, Apopka often wins. Many routes in both cities use toll roads, so price the tolls into your monthly budget.
Storms, flooding and insurance on both sides
Both cities are inland, so neither faces storm surge, and that alone keeps insurance cheaper than on the coast. Hurricanes still cross Central Florida with wind and heavy rain, and both cities have lakes, wetlands and retention ponds where water collects. Flood risk is a lot-by-lot question here. Pull the FEMA zone for each address you are considering, and ask the seller whether water has ever reached the garage or lanai.
Because the housing in both cities is the same age, insurance quotes tend to differ more by roof and wind features than by city. A 2001 house with a 2019 roof and hip-style framing can cost far less to insure than a 2004 house with its original shingles. Some buyers also ask about sinkhole coverage, which in Florida is usually an optional add-on beyond the basic ground-collapse coverage.
Who each city fits
Apopka fits buyers who work north or northeast of Orlando, want a slightly lower entry price or bigger 5-bedroom houses for the money, and like easy access to the springs and parks on the north side.
Ocoee fits buyers who commute downtown or toward the west-side job centers, want to be next to Winter Garden without Winter Garden prices ($568,910 typical), and prefer a slightly younger community.
Since prices match so closely, I usually suggest picking two or three subdivisions in each city based on the commute, then comparing those homes directly with HOA, CDD and insurance included. That comparison is easy to set up once you share your budget and work location.
