Who moves to Ocoee
Ocoee skews young. Census data puts the median age at 35.5, and only 11.5% of residents are 65 or older. Seasonal homes are a tiny 0.3% of the stock. The roughly 49,033 residents are mostly working households and families who live here year-round and commute.
If you are moving from out of state for a job in Orlando, that profile matters. Neighborhoods are busy on weekday mornings and evenings, school-year schedules shape traffic, and weekends revolve around parks, youth sports and errands. Buyers looking for a retirement community or a quiet seasonal town usually look elsewhere.

Roads, commute and where things are
Ocoee's location is its main selling point. It sits west of Orlando along State Road 50, with Florida's Turnpike running through the area and the western end of State Road 408 nearby, which gives a direct expressway into downtown. State Road 429 runs along the west side and connects north toward Apopka and south toward the attractions corridor.
Retail clusters around West Oaks Mall and the SR 50 corridor. The city has been redeveloping its downtown along Lake Starke. Orlando Health Health Central Hospital is in Ocoee. Orlando International Airport is across the metro, usually reached on toll roads.
Many of the fastest routes are tolled. A daily round trip on the 408 and 429 adds a monthly cost that newcomers tend to forget when they compare Ocoee with a closer-in neighborhood.

What houses cost here
Ocoee is overwhelmingly single-family. Census data shows 77.5% of homes are single-family detached, and the typical single-family value is $417,380, down 0.9% in a year.
- 2-bedroom: about $225,517
- 3-bedroom: about $351,192
- 4-bedroom: about $475,792
- 5-bedroom and up: about $584,599
- Lower third: up to about $302,617. Upper third: from about $546,889.
Zillow has no 1-bedroom figure for Ocoee, a sign of how few small units are on the market. Condos are a small segment at a typical $194,082.
Against its neighbors, Ocoee sits in the middle. Apopka is a near match at $394,805. Orlando is $372,775 for all homes. Winter Garden ($568,910) and Windermere ($709,948) cost much more, which is why many buyers who start in Winter Garden end up looking at Ocoee.
Newer houses still need the roof question
Ocoee's median year built is 2000, so a typical house is about 26 years old. That is new by Florida standards and old for a shingle roof. Many houses from 1995 to 2008 are on their original roof or one replacement. Insurers often decline or surcharge older shingle roofs, which can turn a good-looking house into an expensive one to insure.
Ask for the roof permit date before you offer. During the inspection period, get a wind mitigation report and a full insurance quote. Check the AC age, the water heater and any polybutylene plumbing, and for homes near lakes or ponds, check the flood zone and grading.
Many subdivisions have an HOA, and some newer ones also carry a Community Development District assessment on the tax bill. Get both figures in writing.
How the last five years changed the math
The 23.7% five-year rise in Ocoee was larger than Apopka's 19.5%, and it left the two cities priced almost the same house for house. With prices that close, location and commute decide most choices between them.
The last year tells a different story. All homes are down 0.9%, houses are down 0.9% and condos are down 3.5%. In a flat or slightly falling market, sellers who bought at the peak may not have room to cut, while long-time owners often do. Public records show when a seller bought and what they paid, and I check that before suggesting an offer price. Builders in the area also compete for the same buyers with incentives, which puts more pressure on resale sellers to negotiate.
Taxes, storms and the first-year budget
Florida has no state income tax, which is often the biggest change for buyers coming from high-tax states. Homestead on a permanent residence removes up to $51,411 from assessed value in 2026 and caps future increases at 3% or CPI. Your first bill reflects the price you paid, since the assessment resets on sale, so set your escrow from that number.
Ocoee is inland, so storm surge is not a concern, though hurricanes bring wind and heavy rain to the whole region. Buy flood coverage if the address is in a high-risk zone, and consider it even outside one if the lot is low.
Pros, cons and what newcomers get wrong
Pros: a central west-side location with expressway access, newer houses, lower prices than Winter Garden and Windermere, a hospital in town and a market that has cooled enough to negotiate.
Cons: toll costs, SR 50 traffic, HOA and CDD fees in newer areas, and summer heat and storms.
Newcomer mistakes I see most:
- Assuming a 2000s house has a new roof.
- Comparing houses without adding the CDD.
- Choosing a subdivision before driving the commute at rush hour.
When you have a budget and a work address, I can narrow Ocoee to the subdivisions that make sense and send current listings.
