Buying a Condo in Ocoee
A small, low-priced condo market inside a city built mostly of houses
Buying a condo in Ocoee costs about $194,082 for the typical unit, per Zillow, less than half the $417,380 typical single-family house. Condo values fell 3.5% in the last year, so buyers have leverage, but the segment is small and building quality and association finances vary a lot from complex to complex.

How small Ocoee's condo market is
Ocoee is a single-family city. Census data shows 77.5% of homes are single-family detached and only 11.0% are in buildings with 10 or more units, and part of that multi-unit share is apartment complexes that are not for sale. Zillow does not even report a 1-bedroom value here, which tells you how rare small units are.
For a buyer, a thin market has two effects. You will see few listings at any time, so it pays to know the handful of condo and townhome communities before one comes up. And comparable sales are sparse, so a unit's value often has to be judged against sales in the same complex over a longer period, or against similar complexes in nearby cities.

Condo price vs house price, and what the gap means
The typical Ocoee condo at $194,082 sits about $223,300 below the typical house. Even a 2-bedroom of any type averages $225,517, and a 3-bedroom $351,192. A condo is the lowest-cost way to own in Ocoee, and the lower third of the overall market tops out around $302,617, so condos make up much of the entry level.
The trend runs against condos for now. Over the last year, condos fell 3.5% while houses fell 0.9%. Nearby condo markets are similar: Apopka's typical condo is $222,666, down 3.6%, Doctor Phillips condos are down 2.8% and Maitland's 5.6%. Across Florida, newer condo rules have raised costs in many older buildings, and prices have reflected that.
For a buyer that softness can be an opening, as long as the low price is not hiding a coming assessment.

Building height decides which condo rules apply
Florida's condo safety laws apply most strictly to buildings three or more habitable stories. Those buildings need a milestone structural inspection by the end of the year they turn 30 (or 25 if the local building official requires it), then every 10 years, and a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce those structural reserves.
Suburban complexes like those in Ocoee are often low-rise, but heights vary, so confirm the story count for each building. A one- or two-story building is not subject to the milestone inspection or SIRS rules, which can mean lower reserve requirements. Associations still need sound budgets and reserves for roofs, paving and painting.
So the first questions are simple: how many stories is the building, and when was it built. With Ocoee's median build year of 2000, a three-story building from that era is right at the milestone window.
Documents to read during the 7-day window
Since July 1, 2025, resale condo buyers in Florida can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. Use those days. Ask for:
- The current budget and the last year's financial statements.
- The reserve schedule or SIRS, and how much is actually in reserves.
- The milestone inspection report if the building is three stories or more.
- Board minutes from the last 12 months, where planned assessments and repairs show up first.
- The master insurance policy, its deductible and what the unit owner must insure.
- Rules on pets, vehicles, parking and renovations.
A special assessment voted before closing is a negotiation point. Ask the seller to pay it or reduce the price.
Financing: warrantable or not
Conventional lenders sell most loans to Fannie Mae or Freddie Mac, which have rules for condo projects. A complex that fails them, for example because of pending litigation, low reserves, a high share of delinquent owners or one owner holding many units, is called non-warrantable. Loans on those units usually need a larger down payment and a portfolio lender, and fewer lenders offer them.
FHA and VA loans require the condo project to be approved by those agencies. Check the status before you write an offer if you plan to use one.
Townhomes are worth separating from condos here. Some Ocoee townhomes are fee-simple homes in an HOA, which a lender treats like a house. Confirm on the deed and in the association documents which kind you are buying.
Insurance, dues and taxes on an Ocoee condo
The association's master policy covers the building structure. You buy an HO-6 policy for the interior, your belongings and liability, plus loss assessment coverage, which helps if the association passes a large deductible on to owners after a storm. Ocoee is inland, so wind is the main hurricane risk. Check the FEMA flood zone for the complex anyway.
Monthly dues vary by what they cover: roof, exterior, water, trash, grounds, pool. Compare complexes on what you get for the fee, and look at how much dues have risen over the last three budgets. Steady small increases are normal. A sudden jump often means the board is catching up on deferred reserves or a higher insurance premium.
If the condo is your permanent home, file for homestead to take up to $51,411 off assessed value in 2026 and lock in the 3% or CPI cap on increases. If you share your budget and whether you need two or three bedrooms, I can pull current Ocoee condo and townhome listings with their dues and building details.
