Buying a House in Ocoee
A west Orange County suburb priced between Orlando and Winter Garden.
A typical single-family house in Ocoee is worth about $417,380 on Zillow's home value index, down 0.9% over the past year after a 23.7% gain over five years. That puts Ocoee about $41,000 above Orlando's typical home and roughly $155,000 below neighboring Winter Garden, which is the main reason buyers who start their search in Winter Garden end up touring here.

What a house in Ocoee costs by size
Zillow's bedroom figures give a clearer budget than the headline number:
- 3 bedrooms: about $351,192
- 4 bedrooms: about $475,792
- 5 or more bedrooms: about $584,599
The jump from three to four bedrooms is about $124,600. That is the decision most Ocoee buyers face. A fourth bedroom usually comes with a newer subdivision, a bigger lot or both, so the gap reflects more than one room.
The lower third of Ocoee's market sits under roughly $302,617 and the upper third starts near $546,889. Under $300,000 you are mostly looking at older, smaller houses or townhomes. Above $550,000 you are in larger newer homes and lake lots. Condos are a small part of the market here, with a typical value of $194,082, down 3.5% for the year.

Ocoee is a house town, and a young one
Census data shows 77.5% of Ocoee's housing is single-family detached. Only 11.0% of units sit in buildings with 10 or more units, and mobile homes are 2.3%. The median year built is 2000, which means half the houses here went up in the last 25 years or so.
That age profile matters for cost. A house built after the early 2000s was built under the modern Florida Building Code, which usually means better roof attachment and window protection than an older home. Insurers price that in. It also means fewer surprises on the 4-point inspection that older houses need.
The population is about 49,000 with a median age of 35.5. Only 11.5% of residents are 65 or older and seasonal homes are 0.3% of housing, so this is a year-round commuter suburb. Expect neighbors with school-age kids and weekday traffic on the main roads.
The other half of the stock is older. Near the original downtown and in the subdivisions that predate the 1990s you will find older block houses. These can be the best value per square foot in the city, but plan for a 4-point inspection, a closer look at the electrical panel and plumbing, and a roof that may need replacing soon after closing. Price that work into the offer rather than discovering it afterward.

How Ocoee prices compare with nearby cities
Zillow's typical all-homes values for the surrounding area show where Ocoee sits:
- Pine Hills: $272,067
- Orlando: $372,775
- Apopka: $394,805
- Ocoee: $414,035
- Gotha: $502,043
- Winter Garden: $568,910
- Windermere: $709,948
Ocoee and Apopka sit within about $20,000 of each other. Winter Garden, Gotha and Windermere to the south and west run noticeably higher. For a buyer who works on the west side of Orlando, Ocoee is often the point where a four-bedroom house still fits a budget that Winter Garden doesn't.
Price per square foot and lot size vary block by block, so treat these as a starting map. A newer Ocoee house near the Winter Garden line can price like Winter Garden.
Roads, commute and where things are
Ocoee sits in west Orange County between Orlando and Winter Garden. West Colonial Drive (SR 50) is the main commercial road and carries West Oaks Mall and Orlando Health's Health Central Hospital. Florida's Turnpike and SR 429 both pass through the city, and SR 408 is a short drive east. The Turnpike, 429 and 408 are toll roads, so price a daily commute before you pick a side of town.
Lake Apopka lies to the north, and Starke Lake sits by the old downtown. Lakefront lots carry their own pricing and flood questions, covered below.
Insurance, flood and HOA costs to price before you offer
Ocoee is inland, but Central Florida still takes hurricane wind and heavy summer rain. Do these during the inspection period on any house:
- Wind mitigation report. It documents roof shape, roof-to-wall connections and opening protection. On a house built after 2002 it often earns real premium credits.
- Roof age. Ask for the permit date. Shingle roofs past roughly 15 years can limit carrier options.
- Flood zone. Check the FEMA zone for the exact lot, especially near lakes and retention ponds. A lender requires flood insurance in A zones.
- Insurance quote. Get one on the actual address before your inspection period ends. Citizens is the fallback if private carriers decline.
Most newer subdivisions have an HOA, and some also sit inside a CDD, which shows up as a separate assessment on the property tax bill. Ask for both amounts before you compare two houses at the same price.
Property tax after you buy
Your tax bill resets to market value after the sale, so the seller's bill tells you little. If the house will be your permanent home, file for homestead to take up to $51,411 off the assessed value in 2026 and lock in the 3% annual cap on increases. If Ocoee is a second home for you, there is no homestead exemption, and only the 10% non-school cap limits how fast the assessment climbs. Amendment 3 on the November 3, 2026 ballot could change parts of this, so check the outcome before you budget.
Ocoee works best for a buyer who wants a newer house, a yard and a west-side commute at a price below Winter Garden. If you tell me your bedroom count and where you work, I can narrow it to a handful of subdivisions worth touring.
