Where College Park is and how it looks

College Park lies northwest of downtown Orlando, west of I-4. Edgewater Drive is the main street, lined with restaurants and small shops, and many streets are named after colleges, which is where the neighborhood name comes from. Several lakes sit inside the area, Lake Ivanhoe on the east edge among them, and the Dubsdread golf course is on its north side.

The housing is a mix of eras. Bungalows and frame houses from the 1920s and 1930s sit next to post-war block ranches and a fair amount of newer construction where older houses were torn down. Brick streets and large oaks cover much of it. That mix is why prices vary so much from one block to the next.

Daily life here centers on Edgewater Drive. Many residents walk or bike to dinner and coffee, which is rare for a neighborhood of detached houses in Orlando. Downtown Orlando is a short drive southeast, and I-4 access on the east edge makes commuting to most of the metro manageable outside rush hour. The trade-off is traffic noise and congestion on the blocks closest to the interstate, so check a house near I-4 at different times of day before you decide.

What $543,829 means in College Park

Zillow's citywide figures give useful context. A typical Orlando three-bedroom is about $357,392 and a four-bedroom about $480,255. College Park's typical value sits above both, even though many of its original houses are two- or three-bedroom homes on modest lots.

In practice, buyers here usually see three tiers:

Among Zillow's Orlando areas, College Park is in the top group with Baldwin Park ($769,645) and Lake Nona South ($719,244), but it costs roughly $226,000 less than Baldwin Park. Wedgefield ($525,456) and Colonialtown North ($467,853) are the nearest in price.

A neighborhood that rose in a soft year

Over five years College Park gained 23.4%, close to the city's 22.3%. The past year is where it stands out. Its 1.9% gain put it among the few Orlando areas in Zillow's data that rose at all. Baldwin Park managed 0.8%, Lake Nona South was flat, and most of the city's neighborhoods fell, some of them by more than 10%.

Limited supply plays a part. The neighborhood is built out, lots are small, and new homes come only through teardowns. Demand from buyers who want to be close to downtown without living in a tower stays steady. That explains the past year. It does not predict the next one.

Inspection points for a 1920s to 1950s house

Most of the extra cost of owning in College Park comes from house age. Before you remove contingencies, cover these:

Lakes, flood zones and the insurance quote

Lakefront and lake-adjacent streets can sit in a higher-risk flood zone than houses a block away. Check the FEMA zone for the parcel, and if you are buying on or near a lake, ask for an elevation certificate. Flood insurance is a separate policy, and a lender will require it in an A zone.

Older roofs and original windows reduce wind mitigation credits. Get a full homeowners quote on the address during your inspection period, and ask the insurer what would lower it. Sometimes a new roof changes the premium enough to matter in your offer.

Taxes, teardowns and who it fits

Your tax assessment resets to the purchase price. Many College Park sellers have owned for decades under Save Our Homes, so their bill can be a fraction of yours. A permanent resident can file for homestead, which removes up to $51,411 from assessed value in 2026 and caps growth at 3% a year.

If you plan to tear down or add a second story, check zoning and setback rules with the city before you buy. Lot size and width decide what you can build, and some College Park lots are narrower than buyers expect from the street view. A survey and a quick call to the city's zoning office can save you from paying a teardown price for a lot that won't hold the house you have in mind.

College Park suits buyers who want an older house with character, a short drive to downtown and a walkable main street, and who are ready for the upkeep that comes with age. A buyer who wants new construction and low maintenance at this price would get more house in a suburb. If you want to compare original, renovated and new homes here side by side, that is the shortlist I would build first.
