Living in North Beach, Miami Beach

The most affordable way onto the island, with older buildings that need careful reading

North Beach is one of the least expensive parts of Miami Beach to buy into: Zillow's home value index puts the typical home in the area it calls North Shore at about $408,654, roughly 23% below the citywide figure of $530,649. Values were flat over the past year (-0.1%) and up 11.2% over five years, so this is a stable, slow-moving market where the building you choose matters more than the timing.

Where North Beach is and what Zillow calls it

Locals use North Beach for the northern end of Miami Beach, roughly from 63rd Street up to the Surfside line at 87th Terrace. Zillow splits that territory into smaller pieces. Its "North Shore" neighborhood covers the main stretch between the ocean and the waterways, while Isle of Normandy and Biscayne Point are listed separately. The numbers on this page are for Zillow's North Shore, so a listing an agent calls North Beach can sit in any of the three.

The area is built along Collins Avenue and Harding Avenue, with 71st Street as the main commercial corridor heading west over the water to Normandy Isles. North Beach Oceanside Park and the beachwalk run along the ocean side, and the North Beach Bandshell sits near 73rd Street. Much of the older housing is low-rise Miami Modern (MiMo) architecture from the 1940s through the 1960s, and parts of the area are in local historic districts.

Three kinds of housing in one neighborhood

Most purchases in North Beach fall into one of three groups, and each has a different risk profile.

Citywide, Census data shows 78.5% of Miami Beach homes are in buildings of 10 or more units and only 8.8% are detached houses. North Beach follows that pattern. If you want a house with a yard on this part of the island, plan for Biscayne Point or Normandy prices, which are a different budget.

How North Beach prices compare with the rest of Miami Beach

Among Zillow's Miami Beach neighborhoods, only Flamingo Lummus in South Beach is cheaper, at about $334,397. City Center, around Lincoln Road, is about $471,647, and the Oceanfront area is about $602,013. North Beach sits in the same flat group as those condo-heavy areas: none of them gained more than 3.1% last year, and all gained between 10% and 17% over five years.

Compare that with the city's house neighborhoods. Nautilus rose 39.6% in five years and Biscayne Point 48.9%. The gap tracks the type of property. North Beach is mostly older condos, and older condos across Florida have been held back by the costs of the 2022 safety law, rising association insurance and special assessments.

For a buyer, flat prices are mixed news. You are less likely to overpay at the top of a run, but you should not count on fast appreciation to cover a large assessment in your first few years.

The building check that matters most here

With a citywide median year built of 1969, most North Beach condos are past the age where Florida's newer rules apply in full. For buildings of three or more habitable stories, a milestone inspection is due by December 31 of the year the building turns 30 (25 if the local building official requires it), then every 10 years, and a Structural Integrity Reserve Study every 10 years. Since budgets adopted on or after December 31, 2024, owners in those buildings can no longer vote to waive or cut the SIRS reserves.

Two-story garden buildings fall below that three-story line, which can mean lower costs, but it does not mean the roof, plumbing or concrete are in good shape. In either case I ask the association for:

Since July 1, 2025, a resale condo buyer has 7 days, not counting weekends and legal holidays, to cancel after receiving the association documents. In North Beach that window is the most valuable week of the deal. Read the minutes first.

Flood, insurance and the west side of the area

North Beach is low and surrounded by water: the ocean on one side and the Tatum Waterway, Indian Creek and Biscayne Bay on the other. Ground-floor units and houses on the waterways deserve the most attention. Check the FEMA flood zone for the exact address, ask for an elevation certificate on houses, and get insurance quotes during your inspection period, not after.

For condo buyers, the association's master policy covers the structure, and your HO-6 policy covers the interior. A building's wind deductible is often a percentage of insured value, and if it is large, an owner assessment after a storm is possible. Ask how the building handled its last renewal.

Financing and taxes for North Beach buyers

Many older North Beach buildings are harder to finance. A lender may treat a building as non-warrantable if it has pending litigation, a single owner holding many units, low reserves, or incomplete inspection work. That pushes buyers toward cash, larger down payments or portfolio loans. Ask your lender to review the building's questionnaire early, before inspections and appraisal.

If you will live here full time, the Florida homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps later increases at 3% or CPI. A second-home buyer gets neither and pays tax on the full assessed value, which resets to market at purchase. On condos in Miami-Dade, the seller customarily pays deed stamps of $0.60 per $100 plus the $0.45 surtax, and the buyer customarily pays the owner's title policy.

North Beach works best for buyers who want to live by the beach at a price most of the island no longer offers and are willing to do real homework on one building. If that is you, a shortlist of buildings with clean recent minutes is the right place to start.

North Beach: questions and answers

Is North Beach a good place to live in Miami Beach?

For many buyers, yes. It is quieter than South Beach, sits on the same ocean, and Zillow's typical value of about $408,654 is about 23% below the city's. The main risk is older condo buildings with deferred repairs, so building due diligence matters more than the neighborhood choice.

Why does Zillow call North Beach "North Shore"?

Zillow uses its own neighborhood boundaries. Its North Shore covers the main part of what locals call North Beach, while Isle of Normandy and Biscayne Point are listed as separate neighborhoods with their own values.

Are North Beach home prices going up?

Recently they have been flat. Zillow shows a 0.1% dip over one year and an 11.2% gain over five years, compared with 16.9% for Miami Beach as a whole.

Can I buy a house in North Beach, Miami Beach?

Yes, but most houses are on the waterways to the west, in areas Zillow counts as Biscayne Point and Isle of Normandy. The main North Beach strip is mostly condos and small apartment-style buildings.
