Where Nautilus sits in Mid-Beach

Nautilus lies north of 41st Street (Arthur Godfrey Road) in Mid-Beach, between Biscayne Bay on the west and Indian Creek on the east. North of it, around Surprise Lake, the La Gorce area begins. Alton Road and Pine Tree Drive are the main north-south streets, with residential side streets such as West 46th Street and Sheridan and Post avenues in between.

The name goes back to the Nautilus Hotel that Carl Fisher opened in the 1920s on the bay side, on land that later became the Mount Sinai Medical Center campus. Having a major hospital at the south edge of the neighborhood is a practical plus for many buyers, and Arthur Godfrey Road gives the area a walkable strip of shops and restaurants.

Indian Creek separates Nautilus from Collins Avenue and the oceanfront towers. Beach access means crossing the creek, a short drive or a longer walk depending on the street.

What the housing looks like

The neighborhood dates to the 1920s, and the housing mixes Mediterranean Revival houses from that first period, mid-century homes, and newer contemporary builds on lots where the original house was replaced. Lots on the bay or on Indian Creek carry waterfront prices; interior lots on the side streets are the entry point.

Zillow's all-homes figure includes everything that sells, so the typical value is pulled down by the smaller houses and any condos or small apartment buildings along the edges. A renovated or new waterfront house here can sell for several times the $1,713,396 figure. When I look at Nautilus with a buyer, I split the search into three groups: original houses that need work, renovated older houses, and new construction. They price very differently.

How Nautilus compares with nearby neighborhoods

Five years ago Nautilus's typical value was roughly $1.23 million, working back from the 39.6% gain. That is more than twice the city's five-year rise of 16.9%, and it reflects how differently Miami Beach houses and condos have moved. The city's single-family index gained 7.8% last year while condos gained 1.7%.

The comparison buyers usually face is Nautilus versus Biscayne Point. Nautilus is more central, closer to the hospital and the Arthur Godfrey Road shops, and a short drive to the Julia Tuttle Causeway. Biscayne Point offers more water frontage at a similar typical value.

Renovate, rebuild or buy finished

Many Nautilus purchases are really decisions about an older house. Before you commit, get answers on:

A finished house costs more up front but avoids permit and construction risk. With an older house, the lot often carries most of the value, so price the land first.

Insurance, roof and wind mitigation

For a 1920s to 1960s house, insurers will usually want a 4-point inspection covering roof, electrical, plumbing and HVAC, plus a wind mitigation report. Roof age, roof-to-wall connections and impact windows or shutters can move the premium a lot. Flood insurance is separate from your homeowners policy and is required by lenders in high-risk A and V zones.

Hurricane deductibles in Florida are a percentage of dwelling coverage, often 2%, 5% or 10%, and apply once per calendar year. On a house insured for $1.5 million, a 5% deductible is $75,000. Get quotes during the inspection period and build the real figure into your monthly cost.

Taxes and who Nautilus fits

Property tax resets to market value when you buy, so the seller's current bill tells you little. A full-time Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, with future increases capped at 3% or CPI. A second-home buyer has no exemption and a 10% cap on non-school levies. Florida has no state income tax, which matters for buyers moving from high-tax states.

Census data shows Miami Beach's median age at 42.9, with 18.8% of residents 65 or older and 21.2% of homes held as seasonal residences. Nautilus leans toward full-time households. It fits buyers who want a house rather than a condo, near the middle of the island, without paying La Gorce or bay-island prices. It fits less well if you want to walk to the ocean every morning or need a turnkey home under $1 million.
