Living in South Beach, Miami Beach

Small condos in historic low-rise buildings, steps from the sand

South Beach is a good place to live for buyers who want to walk to the beach, Ocean Drive and the Art Deco streets, and accept small units in older buildings: Zillow's typical value for the core of South Beach is about $334,397. That is the lowest figure among Miami Beach's Zillow neighborhoods and about 37% below the citywide $530,649. Zillow tracks this area as "Flamingo Lummus", after Flamingo Park and Lummus Park; the separate South Pointe area at the island's southern tip runs much higher.

What South Beach is, block by block

South Beach covers the southern part of the Miami Beach barrier island. Lummus Park runs along the sand beside Ocean Drive, and Flamingo Park sits inland with sports fields and courts. Between them lie Collins and Washington Avenues, Espanola Way and the streets of the Art Deco Historic District, with hundreds of 1930s and 1940s buildings in Art Deco, Mediterranean Revival and later Miami Modern styles.

Most residential buildings are low-rise: two- to four-story apartment buildings converted to condos, small co-ops and some mid-rise buildings. Units are small, many of them studios and 1-bedrooms. That is the main reason the Zillow index is low. You are buying a small unit in an old building in an expensive location, and the price per square foot is higher than the headline number suggests.

How Flamingo Lummus compares within Miami Beach

South Beach's five-year gain of 10.0% is the smallest in the city, and it slipped 0.5% over the past year. Miami Beach as a whole rose 16.9% in five years, and the island neighborhoods rose far more. The slow growth reflects the age and size of the stock and the cost of bringing old buildings up to current requirements. Citywide, a 1-bedroom runs about $348,517, close to the South Beach index.

Old buildings: inspections, reserves and size limits

The state's post-Surfside condo law ties milestone inspections and reserve studies to buildings with at least three habitable stories. Many South Beach buildings are three or four stories and past 30 years old, so they fall under the rules; some two-story buildings do not. For any building, ask for:

Small associations with a few dozen units spread big repair bills over few owners. A $500,000 concrete or roof project in a 20-unit building is $25,000 per unit on average. Ask how past projects were funded before you price an offer.

The flip side is that some buildings have already done the work. A building that recently finished concrete restoration, a new roof and window replacement, and funded its reserves, can be a safer purchase at a higher price than a cheaper neighbor with all of that still ahead. Since July 2025, resale condo buyers in Florida get 7 days after receiving the association documents to cancel, excluding weekends and legal holidays. In South Beach, I treat those days as the most important part of the deal, because the documents tell you more about your future costs than the unit itself.

Historic district rules and renovations

Most of South Beach sits in historic districts, where exterior changes such as windows, doors, signs and facades need approval from the city's historic preservation process. That protects the look of the streets and is part of what draws buyers. It also means a building cannot easily replace old windows with any modern product; replacements must meet the historic rules and Miami-Dade's High-Velocity Hurricane Zone standards, which can raise costs.

Inside a unit, renovation rules come from the association: hours, approved contractors, flooring sound insulation and permits. Ask for those rules before you plan a kitchen or bath.

Financing, ownership type and daily life

Lenders can treat many South Beach buildings as non-warrantable because of small size, high investor ownership, commercial space, ongoing repairs or hotel-style operations. Some buildings are co-ops, where you buy shares instead of real property, and financing and approval work differently. Confirm the ownership type and ask a lender to review the building before you sign.

Daily life is walkable. Groceries, restaurants, the beach and parks are close, and many residents use a car only occasionally. Parking is the common complaint: older buildings often have no garage, and street and garage parking cost money. Ocean Drive and Collins Avenue are loud at night, especially on weekends and during big events. A unit on a quieter residential block near Flamingo Park can feel like a different neighborhood.

Flood exposure and who South Beach suits

South Beach is low-lying, and the city has raised streets and added pumps to deal with tidal flooding. Check the FEMA zone, ask whether the building's ground floor has flooded, and carry loss assessment coverage on your HO-6 policy. For a permanent resident, homestead gives up to $51,411 off assessed value in 2026; a second home gets no exemption.

South Beach fits buyers who want walkable beach life in a historic setting and accept small spaces, older buildings and nightlife noise. It fits less well buyers who need room for a family, quiet nights or a newer building with low fees. If South Beach is the target, a shortlist of buildings screened for reserves and recent repairs comes first.

Common questions

Is South Beach a good place to live?

For buyers who want to walk to the beach, restaurants and the Art Deco district, yes. Expect small units in older buildings, nightlife noise and tight parking.

How much does a condo in South Beach cost?

Zillow's typical value for Flamingo Lummus, the core of South Beach, is about $334,397. Most units are studios and 1-bedrooms; larger units and South Pointe cost far more.

Why are South Beach condo prices lower than the rest of Miami Beach?

The stock is small units in buildings from the 1930s through the 1950s, many facing inspections, reserve funding and repairs. Bigger, newer units elsewhere pull other areas higher.

Can I get a mortgage on a South Beach condo?

Often, but many buildings are non-warrantable or are co-ops, which limits loan options and can raise the down payment. Have a lender review the building early.
