Prices side by side

The all-homes typical value is about $651,300 in Sunny Isles Beach and $530,649 in Miami Beach, so Sunny Isles is roughly 23% higher overall. Both rose 1.8% over the past year. Over five years, Sunny Isles gained 21.1% and Miami Beach 16.9%.

By bedroom count, the picture flips several times:

Small units are cheaper in Sunny Isles, because many of its one- and two-bedrooms are in older towers. Miami Beach three-bedrooms cost more because a bigger share of them are houses. At four bedrooms, the large new oceanfront towers in Sunny Isles push its figure above Miami Beach.

Housing stock: almost all towers vs a mix

Census data shows 95.8% of Sunny Isles Beach homes are in buildings of 10 or more units, and only 2.2% are detached houses. In Miami Beach, 78.5% are in large buildings and 8.8% are houses. Sunny Isles is essentially a condo city. Miami Beach has condos too, but also Art Deco low-rises in South Beach, MiMo garden buildings in North Beach, and single-family neighborhoods and islands on the bay side.

Age is the bigger difference. The median home in Miami Beach was built in 1969; in Sunny Isles Beach, 1983. Sunny Isles also has a large group of towers built since the mid-2000s. That means more Miami Beach buildings have already gone through milestone inspections and the costs that come with them, while many Sunny Isles towers from the 1980s and 1990s are reaching that point now.

Who lives in each city

Miami Beach has about 82,031 residents and a median age of 42.9; 18.8% are 65 or older. Sunny Isles Beach is much smaller at about 22,437, with a median age of 47.5 and 27.0% aged 65 or older.

The seasonal share is the clearest divide. In Sunny Isles Beach, 36.7% of homes are held for seasonal use, compared with 21.2% in Miami Beach. Many Sunny Isles buildings are noticeably emptier in summer and fuller in winter, and many owners are international or part-time. If you plan to live year-round and care about who sits on the condo board, ask each association what share of units are owner-occupied full time.

Layout and getting around

Sunny Isles Beach is a narrow strip along Collins Avenue (A1A) between Haulover Park to the south and Golden Beach to the north, with the ocean on one side and the Intracoastal on the other. Aventura's shopping and services are just across the water to the west. Daily life is mostly inside your building or a short drive away.

Miami Beach is a longer island with distinct districts: South Beach and Lincoln Road, Mid-Beach, and North Beach. It connects to the mainland by several causeways, including the MacArthur, Venetian, Julia Tuttle and 79th Street causeways, which puts downtown Miami and Miami International Airport closer for most of the city. From Sunny Isles, Fort Lauderdale-Hollywood International is also within reach. Traffic on Collins Avenue is heavy in both cities during season.

Buying a condo in either city: what differs

The checks are the same in both places: the milestone inspection and Structural Integrity Reserve Study for buildings of three or more habitable stories, the reserve balance, any special assessment, the master insurance policy and its wind deductible, and flood coverage. As a resale buyer you have 7 days, not counting weekends and legal holidays, to cancel after receiving the association documents.

What differs is the mix. In Sunny Isles you are often choosing between an older tower with lower fees and upcoming repairs, and a new tower with high fees and very large units. In Miami Beach the range is wider, from small 1930s and 1950s low-rises to newer South Pointe towers. Financing is also affected: lenders look at owner-occupancy and investor concentration, and buildings with a large share of part-time foreign owners or pending repairs can fall into non-warrantable status.

Closing costs follow Miami-Dade rules in both cities. On condos the seller customarily pays deed stamps of $0.60 per $100 plus the $0.45 surtax, and the buyer customarily pays the owner's title policy.

Who each city fits

Sunny Isles Beach fits buyers who want an oceanfront condo with building amenities, who are comfortable with a tower lifestyle, and who value a quieter, older and more seasonal community. It also has more of the newest large-format units if your budget reaches three and four bedrooms.

Miami Beach fits buyers who want choice: a walkable district, a smaller older building, or a single-family house on the bay. It also fits buyers who want shorter trips to downtown Miami and the airport. A house buyer will find far more options here than in Sunny Isles.

Both cities are flood-exposed barrier-island locations, and both reward buyers who spend more time on the building than on the view. For a full-time resident, homestead takes up to $51,411 off assessed value in 2026 in either city. A part-time owner from another state or country pays on the full reset assessment, so the tax line in a second-home budget is often larger than buyers expect.
