A historic district a few blocks from downtown
Lake Eola Heights covers the blocks just north of Lake Eola Park and downtown Orlando. Much of it is a locally designated historic district, and that designation shapes life here as much as the location does. Homes date largely from the early 1900s through the 1920s and 1930s: bungalows, frame vernacular houses and a few larger homes, mixed with small older apartment buildings and some newer infill. Brick streets and old oaks run through the area.
Downtown offices, the lake and the restaurants east of it are a short walk. For a buyer, the pairing of a walkable location and some of the oldest houses in the city is the main reason to look here.
What historic district rules mean for a buyer
In Orlando's historic districts, most visible exterior changes need approval before you start. That typically includes new windows and doors, porches, roofing material, additions, fences, demolition and new construction. Approval comes through a review process with the city's historic preservation staff and board, and the result is called a certificate of appropriateness.
In practice, this affects a purchase in a few ways:
- Renovation plans take longer and may require specific materials, such as wood windows instead of vinyl.
- Hurricane upgrades need planning. Impact windows and shutters are possible, but style choices may be limited. Ask the city what has been approved on similar houses.
- Teardowns are rarely an option. Demolition of a contributing structure faces a high bar.
- The streetscape is protected. The same rules that limit your changes also limit your neighbors', which is part of what buyers pay for.
Confirm whether the specific parcel is inside the district boundary, and ask the seller for any past approvals and open permits.

Where the $476,409 sits on the city map
Lake Eola Heights' typical value is close to Colonialtown North at about $467,853 and below College Park at about $543,829. It sits well above the Central Business District next door, about $263,435, which is mostly tower condos.
Citywide, Orlando's typical four-bedroom is about $480,255 and three-bedroom about $357,392. Many Lake Eola Heights homes are smaller two- and three-bedroom houses, so most of what buyers pay for here is location and age. Square footage comes second. The figure blends houses with condos in small older buildings, so the detached homes usually sell above it and the condos below.
The trend is steady rather than fast. A 1.8% gain over the past year beats most of the city, but five-year growth of 16.0% trails Orlando's 22.3%. Historic districts often move this way: less of a run-up in hot years, less of a drop in soft ones. That describes the past, without saying what comes next.
Inspecting a house built a century ago
Owning a 1910s or 1920s house is a different job from owning a 1990s one. On any older Lake Eola Heights home, I'd make sure these get checked:
- Wiring. Knob-and-tube or partial old wiring can make a house hard to insure until it is replaced.
- Plumbing. Galvanized supply lines and old drain lines both corrode. Scope the sewer line out to the street.
- Raised floor framing. Look under the house for termite damage, wood rot and settled piers.
- Roof and windows. Old roofs and original windows reduce wind mitigation credits and raise premiums.
- Lead paint. Houses built before 1978 may have it, and federal rules require a disclosure. Factor it into any renovation that disturbs paint.
Insurers will ask for a 4-point inspection on most of these homes. Get it, and a full insurance quote, early in your inspection period. Some carriers will not write very old houses at all, and Citizens is the fallback.
Living next to a park that draws the whole city
Lake Eola Park hosts weekend markets, concerts, races and big holiday events. Living a few blocks away means you can walk to all of it, and it also means crowds, road closures and limited parking on event days. Many older houses here have no garage and rely on a driveway or street parking.
Spend time on the street at night and on a weekend before buying. The blocks closest to the lake and downtown are busier, while those farther north feel more like a quiet residential grid.
Taxes and who Lake Eola Heights suits
Your assessment starts over at the purchase price. With homestead on a permanent residence, up to $51,411 of assessed value comes off in 2026 and annual increases are capped at 3%. Owners of contributing historic structures in some Florida jurisdictions can also apply for historic property tax incentives tied to approved rehabilitation; ask the city and county whether any apply before you plan a big project.
Census data shows Orlando's median age at 35.1, and the city's housing tilts heavily toward apartments. Lake Eola Heights offers a short supply of old detached homes within walking distance of downtown. It suits buyers who value history and walkability and accept design review and the upkeep of an old house. Buyers who want freedom to remodel at will, or a newer low-maintenance house, should look elsewhere. This isn't legal or tax advice; for a specific renovation plan, check with the city before you commit to a price.
