Where Audubon Park is
Audubon Park sits in northeast Orlando, between Baldwin Park to the east and the Winter Park line to the north. Corrine Drive runs through it and carries the Audubon Park Garden District, a short strip of locally owned shops, restaurants and East End Market, a food hall and market that draws people from across the city. Harry P. Leu Gardens is a short drive west.
The housing is mostly single-story block ranches from the 1950s and 1960s on modest lots, with newer homes where older ones were replaced. Streets are quieter and lots are larger than in the planned neighborhood next door, and the houses are older and smaller.
Corrine Drive is the busiest road in the neighborhood, so a house on it or right beside the business strip will hear more traffic than one a few blocks in. For daily errands, Winter Park's shops and the Baldwin Park village center are each a few minutes away by car, and downtown Orlando is a short drive southwest.
Why prices here have risen faster than the city
Audubon Park's 36.0% five-year gain compares with 22.3% for Orlando overall. Over the past year it added 6.1% while the city lost 1.1%. Other established neighborhoods also rose, though less: College Park was up 1.9% and Baldwin Park 0.8%.
Two things are behind it. First, Audubon Park became the more affordable way into this part of town. Baldwin Park next door has a typical value of about $769,645, roughly $243,500 higher, and buyers who wanted the area without that price moved one neighborhood over. Second, mid-century ranches have been heavily renovated and many have been replaced with larger new homes, which lifts the typical value. These are past results. A neighborhood index with this much renovation and rebuilding can also overstate how fast a single unrenovated house has gained.

Three kinds of house at three price levels
Most Audubon Park listings fall into one of three groups, and the neighborhood figure lands in the middle of them:
- Original ranches with older kitchens, baths and systems. These usually sell below the typical value and appeal to buyers who plan to renovate.
- Renovated ranches with updated systems, often with added bedrooms or an opened layout. These usually sit near or above the typical value.
- New construction on lots where an older house was torn down. These sell well above it.
For scale, Orlando's typical three-bedroom is about $357,392 and four-bedroom about $480,255. Audubon Park's typical value is higher than both because of location and the share of rebuilt homes. Colonialtown North, about $467,853, and College Park, about $543,829, are the nearest price peers among Zillow's Orlando areas.
What a 1950s block ranch needs checked
Concrete block holds up well in Florida weather. The problems in houses of this age are usually inside the walls and under the slab:
- Drain lines. Cast-iron pipes under the slab corrode with age. A camera scope is cheap insurance before you buy.
- Electrical. Original panels, undersized service and older wiring can affect insurability. The 4-point inspection will flag them.
- Roof. Get the permit date. A roof near the end of its life can raise the premium or limit which insurers will write the policy.
- Windows and openings. Original windows offer no impact protection. Shutters or impact windows improve the wind mitigation report and the premium.
- Renovation permits. Many houses here have been flipped or expanded. Confirm the work was permitted and closed out, or you inherit the problem.
Flood checks, insurance and lots near lakes
Several small lakes sit in and around the neighborhood. Lots that slope toward water or sit lower than the street can fall into a different flood zone from their neighbors. Check the FEMA zone for the specific parcel, and on a lot near water, ask whether the seller has an elevation certificate. Flood coverage is a separate policy, required by a lender only in high-risk zones.
Request a homeowners quote for the address as soon as your offer is accepted. On an older house, the 4-point and wind mitigation reports go to the insurer, and the quote can change the deal. Florida hurricane deductibles run as a percentage of dwelling coverage, often 2% or 5%, and apply once per calendar year.
Taxes, teardowns and who Audubon Park suits
A long-time owner's tax bill here can be far below yours because of years of Save Our Homes protection. At purchase, the assessment resets to market value. If you live in the house full time, homestead removes up to $51,411 from the assessed value in 2026 and caps annual increases at 3%.
If you are buying a lot to build on, confirm setbacks, lot coverage limits and any tree rules with the city first. Large protected trees can shape what fits on a narrow lot.
Census data shows Orlando's housing is only 31.6% detached houses, so close-in streets of single-family homes are in short supply. Audubon Park suits buyers who want a house with a yard near Winter Park, Baldwin Park and downtown, and who like having a neighborhood business district within walking or biking distance. It is less suited to buyers who want a large house without renovation, at least at the lower end of its range. I can split recent sales into original, renovated and new so you see what your budget buys here.
