What counts as a 55+ community
A community can legally limit buyers by age only if it qualifies under the federal Housing for Older Persons Act. The core test: at least 80% of occupied units must have at least one resident 55 or older, and the community must publish its age policy and verify ages. Some communities describe themselves as adult or retiree-oriented without meeting that standard, and those cannot turn away younger buyers.
Before you rely on an age rule, ask the association for its written age policy and its most recent age survey. It also matters at resale: a true 55+ community limits who can buy from you.

The kinds of 55+ housing on and around the island
Formal age-restricted housing on Merritt Island comes in a few forms:
- Manufactured-home communities. Only 2.8% of the island's homes are mobile or manufactured, so there are few of these. Island Lakes is one listed as a 55+ manufactured-home community. In any community like this, ask whether you buy the lot or lease it.
- Condos. Low-rise condo buildings along the rivers and on the island's main roads draw many retirees. Some have age rules, most don't.
- Single-family homes. At 77.9% of the housing stock, ordinary houses are what most retirees here end up buying.
Merritt Island has few new active-adult subdivisions with resort-style clubhouses. Buyers who want that format often look at new communities on the mainland, especially around Viera, and compare them to an older home on the island.

What a retiree's budget buys here
Zillow's home value index puts the typical Merritt Island condo at about $198,557, down 4.5% over the past year. Single-family homes are about $461,557, up 1.4%. A condo costs well under half of a typical house, which is why condos and 2-bedroom villas are the usual downsizing choice.
- 1-bedroom: about $125,298
- 2-bedroom: about $203,115
- 3-bedroom: about $388,335
The gap between two and three bedrooms is about $185,000. For many retirees, deciding whether they need a guest room is the biggest price decision they make.
For comparison, the typical home is about $297,053 in Cocoa and $271,676 in Titusville, both on the mainland, and about $456,162 in Cocoa Beach.
Fees to budget on a fixed income
Monthly costs matter more than the price for most retirees. Ask for these in writing before you make an offer:
- Condo or HOA fee, and what it covers (building insurance, water, cable, grounds, amenities)
- Lot rent in a land-lease community, and how much it has risen in recent years
- Any special assessment passed or under discussion
- Reserve funding and, for condo buildings three stories or higher, the structural integrity reserve study and milestone inspection status
Merritt Island's condo buildings are often 40 to 50 years old, given a median build year of 1973 across the island. Since Florida's post-2022 condo laws, many older associations have raised fees or levied assessments to fund repairs and reserves. Resale buyers get 7 days (excluding weekends and holidays) after receiving the association documents to cancel. Read them.
Manufactured homes: owned lot or land lease
In a manufactured-home community, the single biggest question is who owns the ground. There are two common setups:
- Owned lot. You buy the home and the land under it. You pay property taxes on both, plus an HOA fee for common areas. The purchase price is higher and the monthly cost lower.
- Land lease. You buy only the home and pay monthly lot rent to the community owner. The purchase price is lower, but lot rent can rise each year, and buyers of your home later will weigh that rent too.
Ask for the prospectus or lease, the history of lot rent increases, and the community's rules on pets, guests and home age at resale. Financing differs as well: many manufactured homes on leased land are financed as personal property, with different terms than a regular mortgage, and many buyers pay cash.
Check the home's build date. Manufactured homes built after mid-1994 were built to stronger federal wind standards, and insurers price older homes very differently.
Homestead, insurance and hurricanes for retirees
If Merritt Island becomes your permanent residence, homestead takes up to $51,411 off the assessed value in 2026 and caps yearly assessment increases at 3% or CPI. The assessment resets to market value when you buy, so don't budget from the seller's tax bill. Seasonal residents who keep a primary home elsewhere don't qualify; 7.4% of homes on the island are seasonal.
On a house, expect a 4-point inspection and a roof-age question from every insurer. A wind mitigation report can lower the premium. Check the FEMA flood zone, because water surrounds the island, and get a flood quote. A lower hurricane deductible costs more each year but limits the cash you need after a storm, which many people on a fixed income prefer.
Have an evacuation plan too. In a major storm, Brevard's barrier islands and Merritt Island can be ordered to evacuate, and the routes off the island are the causeways.
Who retires well on Merritt Island
The island suits retirees who want to be near the water, close to the beaches without living on the barrier island, and in a place where many neighbors are also over 55 without a formal age rule. It suits boaters especially, since canal homes and riverfront condos are common.
It suits less well those who want a gated, amenity-heavy active-adult community with a large clubhouse, golf and a full activity calendar, or a brand-new home with the lowest possible insurance. For those buyers, a new mainland community is often a better comparison. I usually build a shortlist with both types so the monthly costs sit side by side.
Common questions
Are there 55+ communities in Merritt Island, FL?
A few, mostly manufactured-home communities and some condos with age rules. Most retirees on the island buy regular homes or condos without an age restriction.
How much is a condo in Merritt Island for a retiree?
Zillow's typical Merritt Island condo is about $198,557. Monthly fees and any special assessments vary a lot by building, so compare total monthly cost.
Can I get the homestead exemption on a 55+ home?
Yes, if it is your permanent Florida residence and you own the property. In a land-lease community, ask the Brevard County Property Appraiser how the home and lot are treated.
Is Merritt Island good for retirees?
Many think so: 27.6% of residents are 65 or older and the median age is 50.2. The trade-offs are older housing, flood exposure and storm evacuations.
