Moving to Titusville, FL

North Brevard's river city, across the water from Kennedy Space Center

Titusville is a good place to live for buyers who want lower prices with river views and quick access to the Cape and Orlando: Zillow's typical home here is about $271,676, below Cocoa, Palm Bay and Melbourne. The trade-offs are older housing, a longer drive to the beaches most people use, and a condo market that has softened.

Where Titusville is and how you get around

Titusville sits on the mainland along the west shore of the Indian River, directly across from Kennedy Space Center and the Merritt Island National Wildlife Refuge. Rocket launches from the Cape and Kennedy are visible from the riverfront, and launch days draw crowds to the city's parks.

I-95 runs along the west side of the city. SR 50 heads west toward Orlando, and SR 407 connects to the Beachline (SR 528). Parrish Medical Center is in the city, and the American Space Museum is downtown.

The nearest beach is Playalinda, in the Canaveral National Seashore, reached through the wildlife refuge. It has no houses or stores, and it closes around some launches. For a beach with restaurants and condos, residents drive south to Cocoa Beach or Cape Canaveral.

What homes cost and how prices moved

Zillow's home value index shows the typical Titusville home down 0.3% over the past year but up 18.1% over five years, one of the stronger five-year gains in the county. The index peaked in March 2024 at about $289,817 and is about 6.3% lower now.

A third of the city's homes are valued below about $178,216, and a third above about $403,561. The low end is mostly older condos and small houses, the high end riverfront and newer homes.

Condos have softened more than houses. The typical condo is about $149,826, down 5.7% over the past year and about 18.2% below its March 2023 peak. Single-family houses, at about $286,787, are down only 0.2%.

The housing stock: older core, newer edges

Census data puts Titusville's median build year at 1982. Single-family detached homes are 63.3% of the housing, 13.5% of units are in buildings of 10 or more, and 3.7% are mobile homes. The older parts of the city, near downtown and the river, have mid-century houses and low-rise condos. Newer subdivisions have been built to the south and west, and new construction continues there.

On an older house, expect insurers to ask for a 4-point inspection and focus on roof age. Ask about the electrical panel, the plumbing material and any additions, and pull the permit history from the city.

Who lives in Titusville

The median age is 42.2, and 23.2% of residents are 65 or older. About 6.7% of homes are seasonal, so most residents live here year-round. The population is about 49,385.

Many working residents commute to Kennedy Space Center, the Cape, Port Canaveral or Orlando. The space industry's growth on the Cape is a large part of why buyers look here: Titusville is one of the shortest commutes to the Space Center.

Pros and cons for a buyer

Pros

Cons

Compared with nearby cities, Titusville costs less than Cocoa (about $297,053) and much less than Merritt Island (about $430,278). Mims, just north, has a typical value of about $389,905, higher than Titusville, and Rockledge is about $397,116. For a mainland buyer on a budget, Titusville is usually the first stop in north and central Brevard.

Flood, storms and insurance

Titusville is on the mainland, which helps with storm surge compared with the barrier islands, but riverfront and low-lying areas can be in FEMA flood zones. Check the zone of the exact address and ask for an elevation certificate on any home near the river. Get a flood quote even outside a required zone.

For the homeowner's policy, a wind mitigation report can lower the premium on almost any house. Hurricane deductibles run 2% to 10% of dwelling coverage and apply once per calendar year. If private carriers decline an older house, Citizens Property Insurance is the state-backed fallback.

Taxes and what newcomers get wrong

Florida has no state income tax. If Titusville will be your permanent home, file for homestead, which takes up to $51,411 off the assessed value in 2026 and caps increases at 3% or CPI. Your assessment resets to your purchase price after the sale.

What relocating buyers often miss here:

A shortlist that includes one older river-area home and one newer house at the same budget is a good way to see the trade-off.
