Buying a House in Cocoa Beach
A barrier island town where houses are scarce and elevation decides a lot
The typical single-family house in Cocoa Beach is worth about $731,164 on Zillow's home value index, up 3.2% over the past year, while the all-homes figure is only $456,162 because condos dominate the market. Houses are the minority here, and most were built decades ago on a low barrier island, so the price only tells you half of what a given house will cost to own.

Why houses cost far more than the city average
Census counts 51.3% of Cocoa Beach housing units in buildings with ten or more units and only 29.0% as single-family detached. The city is a thin strip between the Atlantic and the Banana River, and most of the oceanfront is lined with condo buildings. Detached houses sit mainly in the residential blocks between A1A and the river, many on canals.
That scarcity shows in the bedroom figures. A two-bedroom of any type is about $339,600, mostly condos. A three-bedroom is about $634,772 and a four-bedroom about $953,119, a step of more than $318,000. Four-bedroom houses here are often on deep-water canals or the river, which is a different product from an inland three-bedroom on a dry lot.

Old block homes on low ground
Census puts the median year built at 1975. A lot of Cocoa Beach houses are 1960s and 1970s concrete block ranches, many renovated, some not. Block walls handle wind well, but older roofs, single-pane windows, original plumbing and electrical panels can all trouble an insurer.
- A 4-point inspection is close to certain for houses this age.
- A wind mitigation report shows whether the roof has been strapped and whether openings are protected.
- Ask about cast iron drain lines and get a sewer scope on older houses.
- Check permits for every renovation; unpermitted additions are common on older island homes and can complicate insurance and resale.
A fully redone house with a new roof, impact windows and updated systems will often insure for far less than an original one at nearly the same price. That difference belongs in your offer.

Flood zones, elevation and storm surge
Much of Cocoa Beach is low-lying, and many streets fall in FEMA high-risk zones where lenders require flood insurance. Riverfront and canal homes face water from the Banana River side as well as the ocean. Before you make an offer, ask for an elevation certificate, look up the FEMA zone and ask the seller about any flood claims.
Under the federal substantial improvement rule, if renovations or storm repairs on a house in a flood zone reach 50% of the structure's value, the house generally has to meet current flood elevation standards. That matters if you plan a major remodel of an older house sitting below today's required elevation. On oceanfront lots, construction seaward of Florida's Coastal Construction Control Line needs a separate state permit. Hurricane deductibles on the wind policy are a percentage of dwelling coverage, often 2% or 5%, and apply once per calendar year.
Seasonal owners, taxes and homestead
Census data shows a median age of 59.2 in Cocoa Beach, 36.3% of residents 65 or older and 24.8% of homes held for seasonal use. A quarter of the housing belongs to people who live elsewhere part of the year, including Canadian and northern buyers. That affects your taxes directly.
A full-time Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes then caps yearly assessment increases at 3% or CPI. A seasonal owner gets no homestead and only a 10% cap on non-school levies. On a $731,164 house, the gap between those two tax bills is large, and it grows over time. The assessed value also resets to market value after the sale, so the seller's current bill is not your future bill.
Budgeting beyond the purchase price
On an island house, I ask buyers to price three policies before they write an offer: the wind or homeowners policy, flood insurance and, if the house is on a canal, any coverage for the dock and seawall that the main policy excludes. Seawall condition is its own inspection item. A failing seawall on a Banana River canal can be a five-figure repair, and the city's permit rules apply to the replacement.
Closing costs in Brevard follow the usual Florida pattern. The seller customarily pays deed doc stamps at $0.70 per $100. A buyer with a mortgage pays $0.35 per $100 on the note and 0.2% intangible tax on the loan amount. With 20% down on a $731,164 house, that is about $2,047 in note stamps and about $1,170 in intangible tax, before title, lender fees and the first year of insurance premiums. Prepaid insurance on an older island house can rival the rest of the closing costs combined, which is why the quotes come first.
Nearby Space Coast towns with lower prices
On Zillow's all-homes figures, Cape Canaveral, just north, is about $317,871, though it is mostly condos. Across the river, Merritt Island runs about $430,278, Rockledge about $397,116 and Cocoa about $297,053, with more detached houses and many on higher ground. South along the island, Satellite Beach is about $515,720 and Melbourne Beach about $616,177.
Cocoa Beach suits a buyer who wants to walk or bike to the beach, likes an older island town with launches from Cape Canaveral visible from the sand, and can live with flood insurance and an older house. The SR 520 causeway connects to the mainland, and the Beachline (SR 528) leads toward Orlando. If you want a detached house with a newer roof at a lower price, the mainland towns are the trade to consider, and comparing them side by side is the most useful way to start a shortlist.
