Moving to Satellite Beach, FL
A small, year-round beach city on the barrier island
Satellite Beach is a good place to live for buyers who want an ocean-and-river barrier island town with a year-round, family-heavy population, and it is priced that way: Zillow's typical home is about $515,720. That is about $158,000 more than mainland Melbourne, and most of the housing dates from the 1960s and 1970s.

Where Satellite Beach is
Satellite Beach sits on the barrier island between the Atlantic Ocean and the Banana River, with Patrick Space Force Base to the north and Indian Harbour Beach to the south. A1A runs through the city along the ocean. To reach the mainland, residents use the Pineda Causeway to the north or the Eau Gallie Causeway to the south, both leading into the Melbourne area.
It is a small city, about 11,313 people, and almost entirely residential. The ocean side has beach access points and oceanfront condos; the river side has canals that lead out to the Banana River. Shopping is modest inside the city, and most residents drive to Melbourne or Merritt Island for bigger errands.

What housing costs and how it has moved
Zillow's home value index shows the typical Satellite Beach home up 0.8% over the past year and 19.9% over five years. It peaked in March 2024 at about $545,974 and is about 5.5% below that now.
- 2 bedrooms: about $360,000
- 3 bedrooms: about $503,896
- 4 bedrooms: about $650,607
- 5+ bedrooms: about $1,112,086
The lower third of the market ends around $376,378, so even the cheaper homes here cost about what a typical house costs in Rockledge. The upper third starts around $741,646, and most of that range is canal-front, oceanfront or rebuilt homes.
Condos are unusually expensive here. The typical condo is about $464,776, close to the typical house at about $524,645, because many of the city's condos are on the ocean. The single-family index is up 1.2% over the past year, the condo index down 1.1%.

A 1960s and 1970s housing stock
Satellite Beach grew quickly in the early years of the space program, and Census data puts the median build year at 1975. About 64.7% of homes are single-family detached, 12.3% are in buildings of 10 or more units, and mobile homes are almost nonexistent at 0.7%.
Many original houses are one-story concrete block ranches on standard lots. Some have been fully renovated, some torn down and replaced with larger two-story homes, and some are close to original. That is why two houses on the same street can be $300,000 apart.
For an original house, expect a 4-point inspection, and pay close attention to roof age, the electrical panel, cast iron drains and the age of windows. Ask whether past renovations were permitted with the city.
Who lives in Satellite Beach
For a beach town, Satellite Beach is young and year-round. The median age is 42.6, and only 18.3% of residents are 65 or older. Seasonal homes are just 4.8% of the housing. That is very different from Cocoa Beach to the north, which has many more seasonal owners.
In practice, the city has many families and working households, including people employed at Patrick Space Force Base, the Cape and employers on the mainland. Streets feel residential all year rather than busy in winter and quiet in summer.
Flood, erosion and insurance on the barrier island
Living between the ocean and the river means higher exposure to storms. Here is what to check on any Satellite Beach address:
- FEMA flood zone. River-side and canal lots are often in A or AE zones; some oceanfront property is in coastal VE zones, where wave action raises both building requirements and premiums.
- Elevation certificate. The height of the lowest floor against the base flood elevation is the single biggest factor in what flood insurance will cost on the island, so ask the seller for one or order one from a surveyor.
- Coastal construction line. Oceanfront property seaward of Florida's Coastal Construction Control Line faces state permitting for rebuilding and major work.
- Wind mitigation. Roof shape, roof-to-wall connections and impact-rated openings change the wind premium.
Barrier islands are among the first areas ordered to evacuate in a hurricane, so plan a route over the causeways and somewhere to go. Hurricane deductibles apply once per calendar year as a percentage of dwelling coverage; know the dollar amount before you close.
Beach cities in Brevard also have sea turtle lighting rules for homes near the beach, which can affect exterior lights on oceanfront property.
Taxes, homestead and what newcomers get wrong
Florida has no state income tax. For a permanent residence, homestead takes up to $51,411 off the assessed value in 2026 and caps increases at 3% or CPI. In a city where many owners have held for decades, the reset after purchase is a real shock: the seller's taxes may reflect a capped assessment far below today's prices.
Mistakes I see from people moving here:
- Treating a $500,000 original 1970s ranch like a turnkey house, without pricing the roof, windows and plumbing
- Assuming oceanfront condos are cheaper than houses; here they are nearly the same price
- Skipping the flood quote on a house outside a required zone
- Comparing only Satellite Beach, when Indian Harbour Beach (about $454,478) is next door and Melbourne Beach (about $616,177) a short drive south
For buyers who want the barrier island at a lower price, Cape Canaveral (about $317,871) and Cocoa Beach (about $456,162) are the other places to compare. A shortlist across two or three of these towns usually answers the question quickly.

For buyers who want a small, residential beach city with a year-round population, many find it is. The trade-offs are higher prices, older houses and barrier island storm and flood exposure.
How much does a house cost in Satellite Beach?

If the property is in a FEMA A, AE or VE zone with a federally backed mortgage, yes. Many buyers outside those zones carry it anyway because of the barrier island location.
