Moving to Merritt Island, FL

An older, water-ringed island between Cocoa and the beaches

Merritt Island is a good place to live for buyers who want water, space and a quieter pace, and it costs more than the mainland next door: Zillow's typical home is about $430,278, compared with about $297,053 in Cocoa. The trade-offs are older houses, flood and insurance homework, and the fact that the island has no ocean beach of its own.

Where Merritt Island is and how you get around

Merritt Island sits between the Indian River on the west and the Banana River on the east, with the mainland cities of Cocoa and Rockledge on one side and Cocoa Beach and Cape Canaveral on the other. The northern part of the island is Kennedy Space Center and the Merritt Island National Wildlife Refuge, so most homes are in the central and southern sections.

SR 520 crosses the island on causeways, connecting Cocoa to Cocoa Beach. The Beachline (SR 528) runs across the north toward Port Canaveral and west to Orlando, and Courtenay Parkway is the main north-south road. For most residents the beach is a short drive across the Banana River, not a walk.

Merritt Island is not a city. It is an unincorporated part of Brevard County, which means county government handles zoning, permits and road decisions. Newcomers sometimes look for a city hall that doesn't exist.

What housing costs and how prices moved

Zillow's home value index shows the typical Merritt Island home up 0.8% over the past year and 17.4% over five years. It peaked in March 2024 at about $451,456 and sits about 4.7% below that today, which makes it one of the steadier markets in Brevard.

The jump from three to four bedrooms is close to $188,000. Four- and five-bedroom homes here are more often on the water or on larger lots, which pulls the averages up. The upper third of the market starts around $695,187.

Compared with neighbors, Merritt Island sits in the middle. Rockledge (about $397,116) and Titusville (about $271,676) are cheaper; Cocoa Beach (about $456,162) and Satellite Beach (about $515,720) cost more.

A housing stock built mostly in the 1960s and 1970s

Census data puts the median build year at 1973, older than Melbourne, Palm Bay or Rockledge. Much of the island grew with the space program, and it shows: block ranch houses, canal subdivisions and low-rise condos from that era. Single-family detached homes make up 77.9% of the housing, and 11.5% of units are in buildings of 10 or more.

An older house can be solid, but it changes the inspection list. Expect insurers to ask for a 4-point inspection on most homes. Ask about the age of the roof, electrical panel, water heater and plumbing, and have a plumber scope older cast iron drain lines. Some neighborhoods use septic systems; ask before you write an offer.

Who lives on the island

Merritt Island skews older than the rest of the Space Coast. The median age is 50.2, and 27.6% of residents are 65 or older. About 7.4% of homes are seasonal, so most residents live here year-round and the island doesn't empty out in summer.

The population is about 34,992. Many working residents commute to jobs at the Cape, Port Canaveral and in the mainland cities. Rocket launches from Kennedy Space Center and Cape Canaveral are part of life here, and so is the occasional sonic boom when a booster lands.

Flood, storms and insurance on an island

Water on both sides means flood exposure varies a lot from one street to the next. Some interior areas sit higher; canal-front and riverfront lots are often in FEMA A or AE zones. Check the zone of the exact address, ask the seller for an elevation certificate if one exists, and get a flood quote during your inspection period, even outside a required zone.

Homeowner's insurance on a 1970s house depends heavily on the roof and the wind mitigation report. Hip roofs, roof-to-wall straps and impact-rated windows or shutters can all lower the premium. If private insurers decline, Citizens Property Insurance is the state-backed fallback.

Plan your hurricane deductible too. It is a percentage of dwelling coverage, often 2% to 10%, and applies once per calendar year.

Pros and cons from a buyer's point of view

On the plus side: water on both sides, a large share of canal and riverfront streets, beaches across one causeway, the mainland across the other, and a market that has held up better than most of Brevard since 2024. Lots in older subdivisions are often larger than in new mainland developments, and many streets have no HOA.

On the minus side: most houses are 50 years old or close to it, insurance and flood quotes take real work, and prices are higher than Cocoa, Rockledge and Titusville for similar square footage. New construction is limited because the island is largely built out. During storms, the causeways are the only way off.

Buyers who want a newer house with a small yard and low insurance usually end up on the mainland. Buyers who want a dock, an established street and room between neighbors usually end up here.

Taxes and what newcomers get wrong

Florida has no state income tax. If Merritt Island will be your permanent home, file for homestead: it takes up to $51,411 off the assessed value in 2026 and caps future assessment increases at 3% or CPI. Remember the reset. The current owner's tax bill may reflect years of capped assessments, and yours will be based on your purchase price.

A shortlist built around your budget and how close you want to be to the water is the most useful next step.

What buyers ask me

Is Merritt Island a good place to live?

For buyers who want water access, an older and quieter community and quick drives to both the beaches and the mainland, yes. The main costs are older housing, insurance and flood checks, and prices above nearby Cocoa and Titusville.

How much does a house cost in Merritt Island, FL?

Zillow's typical home is about $430,278. A typical 3-bedroom is about $388,335 and a 4-bedroom about $576,098.

Is Merritt Island a city?

No. It is an unincorporated area of Brevard County, so county government handles zoning, permits and most services.

Does Merritt Island have beaches?

Not on the ocean. The nearest ocean beaches are in Cocoa Beach and Cape Canaveral, across the Banana River.
