Buying a House in Merritt Island
Mid-century houses, firm prices and an inspection list to match
A typical single-family house in Merritt Island costs about $461,557 on Zillow's home value index, up 1.4% over the past year while most of Brevard dipped. Expect to pay about $388,335 for a typical 3-bedroom, and budget time and money for the checks that come with a house built around 1973.

House prices by bedrooms
Zillow's figures for Merritt Island by size:
- 3 bedrooms: about $388,335
- 4 bedrooms: about $576,098
- 5+ bedrooms: about $843,899
The 4-bedroom price is about 48% higher than the 3-bedroom. That gap is large for Brevard, and it reflects where the bigger houses are: many sit on canals, the rivers or oversized lots. A buyer who can live with three bedrooms and a dry lot has far more to choose from.
The market splits into thirds at roughly $261,880 and $695,187. Below the first line you will mostly find smaller block houses that need updating. Above the second line, most homes have water frontage or are substantially rebuilt.
Over five years, the single-family index is up 19.5%. It peaked in March 2024 at about $479,449 and is now about 3.7% below that, a much smaller pullback than the island's condos.

Inspecting a 1960s or 1970s house
Census data puts the median Merritt Island home at a 1973 build, and 77.9% of homes are single-family detached. Many are concrete block ranch houses, which handle wind well, but the systems inside are what insurers and inspectors focus on.
- Roof: age, material and permit history. Florida law stops insurers from refusing a policy based on roof age alone when the roof is under 15 years old; past that, expect a roof inspection, a higher premium or a replacement request.
- 4-point inspection: roof, electrical, plumbing and HVAC. Insurers ask for one on most older homes.
- Electrical panel: some older panel brands are hard to insure.
- Drain lines: cast iron drains from this era can crack and corrode; a camera scope costs little next to a repair.
- Septic or sewer: some areas still use septic tanks. Get a septic inspection, and ask whether a sewer conversion is planned.
Pull the permit history from Brevard County. Merritt Island is unincorporated, so the county, not a city, issues its permits.
Flood zone, elevation and insurance quotes
Many island streets are near canals, the Indian River, the Banana River or Sykes Creek, and flood zones change from block to block. Check the FEMA map for the exact address. If the house is in an A or AE zone with a federally backed mortgage, the lender will require flood insurance. Outside those zones, get a quote anyway.
An elevation certificate shows how high the lowest floor sits relative to expected flood levels, and it can change a flood quote a lot. Ask the seller whether one exists.
For the homeowner's policy, order a wind mitigation inspection. Hip roofs, roof-to-wall straps, secondary water barriers and impact-rated openings earn discounts. Get two or three quotes during your inspection period, at the same hurricane deductible, before you commit.
Cash to close and timing on an island purchase
On a house near the typical price, a buyer in Florida usually pays for the lender's title policy, the note's doc stamps ($0.35 per $100 of the loan), the intangible tax (0.2% of the mortgage), inspections, the appraisal, and the first year of homeowner's and flood insurance. In Brevard the seller customarily pays the deed doc stamps of $0.70 per $100.
Leave time for insurance. On an older island house, quotes can take days and sometimes require a roof certification or a fresh wind mitigation report. Line those up in the first few days of your inspection period, not the last.
HOAs, homestead and your first tax bill
Many older Merritt Island subdivisions have no HOA, or a voluntary one. Newer pockets and gated streets may have mandatory fees and architectural rules. Confirm which applies, and check deed restrictions on boats, RVs and fences if those matter to you.
If the house will be your permanent Florida residence, file for homestead with the Brevard County Property Appraiser. It takes up to $51,411 off the assessed value in 2026, and future assessment increases are capped at 3% or CPI. The reset after purchase matters here: long-time owners on the island often pay taxes on an assessment far below market value, and your bill will be based on your price. Second-home buyers get no homestead exemption and a 10% cap on non-school levies.
Amendment 3, on the November 3, 2026 ballot, could change property tax rules; the result is unknown as I write this. This isn't tax advice.
Is Merritt Island a good place to buy a house
For buyers who value water access and established streets, and accept older construction, yes. The single-family market has been steadier than most of the county, and the island is close to both the Cape and the beaches.
It is a weaker fit for buyers who want new construction or the lowest insurance cost, because very few new houses get built here. Those buyers usually do better in newer mainland areas. If you want to compare, I can put together a shortlist that includes both an island house and a newer mainland option at the same price.
