55+ Communities in Cocoa Beach

A small barrier-island city where retirement living mostly means a condo by the ocean or the river

Cocoa Beach has very few formally age-restricted communities, but it is already a retiree town: 36.3% of residents are 65 or older and the median age is 59.2. Most 55+ buyers here end up in a condo, with Zillow's typical Cocoa Beach condo at $357,109, so the real homework is the building, its reserves and its insurance rather than an age rule.

Why formal 55+ communities are scarce on the island

Cocoa Beach is a narrow strip of land between the Atlantic and the Banana River, with about 11,377 residents in Census data. More than half of its homes (51.3%) are in buildings with ten or more units, only 29.0% are detached houses, and Census counts no mobile homes at all. There is little vacant land for the gated clubhouse-style active-adult communities common inland, and the manufactured-home parks that make up much of Florida's 55+ supply simply are not here.

What the island has instead is a long row of oceanfront and riverfront condo buildings, many built in the 1970s and 1980s, where most owners are retirees or seasonal residents. Some older complexes do enforce a 55+ rule. If that matters to you, ask the association whether it qualifies under the Housing for Older Persons Act, which requires that 80% of occupied units have at least one resident 55 or older, and whether it verifies ages.

Buyers who specifically want a gated active-adult community with a clubhouse and activity director usually widen the search to the Brevard County mainland.

Lifestyle draws on the island are practical ones: walkable beach access, the Cocoa Beach Pier, a view of rocket launches from Cape Canaveral, and Orlando about an hour's drive west on SR 528. For many retirees those points matter more than an organized activity calendar.

What a retiree condo costs in Cocoa Beach

The typical Cocoa Beach condo is $357,109, down 1.0% in a year. A one-bedroom is valued at about $202,404 and a two-bedroom at about $339,600, which is the size most downsizing couples look for. All home types together average $456,162, up 14.4% over five years.

Houses are a different market. The typical single-family home is $731,164 and rose 3.2% last year, and a three-bedroom runs about $634,772. The gap between a two-bedroom condo and a three-bedroom house is nearly $300,000, which is why so few retirees here buy detached homes unless they want a dock on the river side.

Older buildings: SIRS, milestone inspections and assessments

Census data puts the median Cocoa Beach home at 1975, so half the housing on the island is about 50 years old or older. Coastal condo buildings that age are squarely in the scope of Florida's post-Surfside condo laws:

Ask for the milestone report, the SIRS, the current budget and the last year of board minutes. You have seven days after receiving the association documents to cancel a resale contract, so schedule time to read them. A building with a large assessment pending is not automatically a bad buy if the price reflects it, but you need to know before you commit.

Insurance and storm exposure on a barrier island

Every Cocoa Beach property is exposed to Atlantic hurricanes. For condos, the association's master policy covers the building, and you carry an HO-6 policy for interiors, contents and loss assessment coverage. Ask what the master policy's hurricane deductible is, because a 5% deductible on a large building can become a per-unit assessment after a storm.

Many island buildings are in FEMA high-risk flood zones. Check the zone and elevation certificate, and confirm the association carries flood coverage on the building. Ground-floor units and garages deserve extra attention. Get your own HO-6 and flood quotes during the inspection period rather than relying on what the seller pays.

Mainland options in Brevard County

Across the Banana River and the Indian River, Brevard County has more single-family homes, more manufactured-home communities and the formal 55+ neighborhoods the island lacks. Prices are lower too. Merritt Island's typical home is $430,278, Rockledge $397,116, Cocoa $297,053 and Titusville $271,676. Melbourne, to the south, is $357,832, and Cape Canaveral, just north on the same island, is $317,871. Farther south on the barrier island, Satellite Beach at $515,720 and Melbourne Beach at $616,177 cost more.

A common approach for retirees is a mainland house as the main home and a short drive over the causeway to the beach, or the reverse, a Cocoa Beach condo and no yard to maintain.

Homestead and seasonal ownership

About 24.8% of Cocoa Beach homes are seasonal. Owners who make the condo their permanent Florida residence can claim homestead, worth up to $51,411 off assessed value in 2026, and the 3% Save Our Homes cap. Part-year owners keep a primary home elsewhere and pay taxes without those protections. Florida has no state income tax, which pushes many retirees toward making the switch.

If you tell me the size you need, a budget and how much assessment risk you will accept, I can pull Cocoa Beach buildings that match and flag where their reserve studies stand.

Common questions

Are there 55+ communities in Cocoa Beach, FL?

Only a few, mostly older condo complexes that enforce an age rule. Most retirees in Cocoa Beach live in regular condo buildings, and gated active-adult communities are mainly on the Brevard County mainland.

Are Cocoa Beach condos affected by the new Florida condo laws?

Yes. Most buildings are older and three stories or more, so milestone inspections and Structural Integrity Reserve Studies apply. Ask for both, along with the budget and any pending special assessment.

Generally yes. Typical values are $297,053 in Cocoa, $271,676 in Titusville and $397,116 in Rockledge, compared with $456,162 in Cocoa Beach.
