Moving to Cocoa Beach, FL

A small surf town on a narrow island, where most people live in condos and many are retired

Cocoa Beach is a good place to live if you want to walk to the ocean every day and accept island trade-offs: Zillow's typical home here is $456,162, but that splits into condos near $357,109 and houses near $731,164. With a median age of 59.2 and a quarter of homes held by seasonal owners, it lives like a retiree and snowbird town with a surf scene layered on top.

Is Cocoa Beach a good place to live year-round

For a full-time resident, the answer depends on what you want from a week. Census data counts about 11,377 residents, a median age of 59.2 and 36.3% of people aged 65 or older. Some 24.8% of homes are seasonal, so the town is noticeably fuller from January through April and on summer weekends, when visitors from Orlando come over on SR 528.

People who thrive here tend to be outdoors people: surfers, walkers, cyclists, anglers and boaters on the Banana River. People who struggle tend to be the ones who expected a big-city range of shopping, nightlife or jobs on the island itself. Most errands beyond groceries and daily needs mean a drive over the causeway to Merritt Island or the mainland.

The real cost of a move: condo or house

Because the island is narrow and built up, the condo-versus-house choice sets your budget more than anything else. Census counts 51.3% of homes in buildings of ten or more units and 29.0% as detached houses, with no mobile homes.

All homes are up 14.4% over five years. A newcomer who wants a yard and a garage on the island should expect to spend roughly double the condo budget. The figures here come from Zillow's home value index and Census data, and individual buildings and streets can sit well above or below them.

Getting around and getting to work

A1A runs the length of the island and is the spine of daily life. SR 520 crosses west over the Banana River to Merritt Island and on to Cocoa and I-95. SR 528, the Beachline, starts just north near Port Canaveral and runs to Orlando and Orlando International Airport. Melbourne Orlando International Airport is the closer airport to the south.

Many working residents commute to Kennedy Space Center, the Cape, Port Canaveral or Patrick Space Force Base, which sits on the island just south of the city. Those commutes are short by Florida standards. Anyone commuting to Orlando faces a long daily drive, so test it at rush hour before you buy. Inside the city, bikes and golf carts on side streets are a common way to reach the beach.

Hurricanes, flooding and island logistics

Living on a barrier island means planning for storms rather than worrying about them. When Brevard County orders an evacuation for the barrier islands, residents leave over the causeways, and traffic builds early. Have a destination on the mainland or inland, keep important documents ready, and know whether your building closes its garage or elevators during a storm.

Much of the city is low-lying, and the Banana River side can flood from the west as well as from the ocean. Check the FEMA zone and elevation certificate for any property, and ask the seller or association about past water intrusion. Insurance is a larger monthly line item here than inland. Get a homeowners or HO-6 quote and, where needed, a flood quote during your inspection period, and set aside cash for a hurricane deductible.

Pros and cons of living in Cocoa Beach

Pros:

Cons:

What newcomers get wrong about Cocoa Beach

The first mistake is confusing it with Cocoa, the separate mainland city where the typical home is $297,053. The second is assuming a condo's monthly cost is only the mortgage. Many 1970s and 1980s buildings are funding structural reserves under Florida's post-2022 condo laws, and fees have risen accordingly. Read the milestone report, the reserve study and the board minutes.

The third is taxes, since the sale resets the assessed value to market. A full-time resident with homestead gets up to $51,411 off assessed value in 2026 and a 3% or CPI cap on later increases. A part-time owner gets neither, only a 10% cap on non-school levies. If you plan to move here full time, file for homestead by March 1 of the following year.

If the island turns out to be a stretch, Cape Canaveral ($317,871) offers similar beach access for less, and Satellite Beach ($515,720) and Indian Harbour Beach ($454,478) to the south offer more detached homes. Comparing two or three of those on one shortlist usually settles the question.
