Moving to Cape Canaveral, FL

A small condo town at the north end of the barrier island, next door to the cruise port

Cape Canaveral is a good place to live for buyers who want the beach at a lower price than its neighbors and are happy in a condo: Zillow's typical home here is $317,871, about $138,000 less than Cocoa Beach next door. The catch is the housing mix, since only 7.4% of homes are detached houses and most of the rest are condos in buildings from the 1970s and 1980s.

What a move here costs in 2026

Zillow's home value index puts the typical Cape Canaveral condo at $289,914, down 0.6% over the year, and the typical single-family house at $362,802, down 2.9%. All home types are up 7.8% over five years, a slower climb than most of Brevard County. A one-bedroom runs about $156,136, a two-bedroom $293,460 and a three-bedroom $445,766.

That one-bedroom figure is one of the lowest beachside entry points on the Space Coast. The jump from two to three bedrooms is large, about $152,306, because three-bedroom homes here are often the scarce detached houses or the larger oceanfront condos. If you need three bedrooms on a budget, compare a house across the Banana River in Merritt Island ($430,278 typical) or Cocoa ($297,053).

What kind of housing you will be choosing from

Census data describes a compact, built-up town of about 10,006 people. Some 48.0% of housing units are in buildings with ten or more units, 7.4% are single-family detached and 7.3% are mobile or manufactured homes, which is unusual for a barrier island. The median year built is 1985.

Financing follows the building. A lender will review the condo questionnaire, and complexes with pending litigation, low reserves or a high share of units owned by one entity can be non-warrantable, which means a larger down payment or a portfolio loan. Ask your lender to check the building before you write the offer.

A condo built in 1985 is past 40 years old, so Florida's milestone inspection and Structural Integrity Reserve Study rules apply to buildings of three or more stories. Read the reports and the budget before you commit, and use your 7-day review window for the association documents.

Who your neighbors will be

The median age is 60.1 and 35.9% of residents are 65 or older. About 23.0% of homes are seasonal, held by owners who live elsewhere part of the year, including northern and Canadian buyers. Expect a quieter town in summer and fuller condo pools from January to April.

Working-age buyers do live here, often people employed at Port Canaveral, the Space Force station or the space companies on the Cape and at Kennedy Space Center. For them the appeal is a short drive to work and the beach after hours. Families with school-age children are a smaller share, and the housing stock reflects that: few yards, few large homes.

Getting around: the port, SR 528 and the island

Cape Canaveral sits on the barrier island directly south of Port Canaveral, one of the busiest cruise ports in the world, with Cocoa Beach directly south. SR 528, the Beachline, runs west from the port area to Orlando and Orlando International Airport. A1A is the main north-south road through town.

The port brings real benefits and real costs. You can walk or take a short ride to a cruise, and restaurants around the port add to what a small town would otherwise have. On ship days, traffic on SR 528 and A1A thickens around embarkation hours. Rocket launches from the Cape are visible from the beach, and you will hear and sometimes feel them. Most residents count that as a reason to live here.

Pros and cons for a buyer

Pros:

Cons:

What newcomers tend to get wrong

The first mistake is budgeting from the purchase price alone. On a condo, the monthly association fee, the reserve contribution and any planned special assessment can change the true cost a lot. On a house or manufactured home, the wind, homeowners and flood quotes can do the same. Ask for an elevation certificate, look up the FEMA flood zone and get quotes during the inspection period.

The second mistake is the tax bill. Your assessment resets to market value after the sale. If Cape Canaveral is your permanent home, homestead reduces assessed value by up to $51,411 in 2026 and Save Our Homes caps later increases at 3% or CPI. A seasonal owner gets no exemption and a 10% cap on non-school levies, so a snowbird's tax bill can run well above a full-time neighbor's in the same building.

The third is the hurricane plan. The island empties over the causeways when evacuation orders come, so know your route and have a place to go. If those trade-offs work for you, a shortlist of buildings with clean reserve reports is the practical next step.

Cape Canaveral: questions and answers

Is Cape Canaveral a good place to live?

For buyers who want the beach in a small, quiet town and are comfortable in a condo, yes. Prices run below Cocoa Beach, but detached houses are scarce and many buildings are 40 years old or older.

How much does a home cost in Cape Canaveral?

Zillow's typical home is $317,871. Condos run about $289,914 and single-family houses about $362,802. A one-bedroom is around $156,136.

Is Cape Canaveral the same as Cape Canaveral Space Force Station?

No. The city is a residential town on the barrier island south of Port Canaveral. The Space Force station and Kennedy Space Center are federal land to the north.

Do I need flood insurance in Cape Canaveral?

It depends on the address. Lenders require it in FEMA high-risk zones, and many island properties are in them. Check the zone and the elevation certificate for each property.
