Buying a House in Melbourne
Space Coast house prices, the lagoon divide and what a four-bedroom really costs
A typical single-family house in Melbourne, Florida is valued at $376,169 on Zillow's home value index, almost unchanged from a year ago at 0.4% lower. Prices on the mainland are steady, and the biggest decision for most buyers is which side of the Indian River Lagoon they want to live on, since the barrier island towns cost noticeably more.

Melbourne house prices by bedroom
A three-bedroom house is valued around $340,659 and a four-bedroom around $533,450. That is a jump of about $192,791, or 57%, for one more bedroom, which is a larger step than in most Florida cities. It tells you that much of Melbourne's three-bedroom stock is older, mid-sized ranch homes, while four-bedroom houses are more often newer, larger, on bigger lots, or near the water.
Two-bedroom homes are around $211,575 and five-bedroom homes around $755,257. The lower third of the market tops out near $229,494, and the upper third starts near $588,916. If your family needs four bedrooms but your budget is closer to the three-bedroom median, look at newer subdivisions in West Melbourne and Palm Bay, or a three-bedroom with a den or a bonus room.

Is it a good time to buy a house in Melbourne
The data shows a flat market. Single-family values slipped 0.4% over the past year, all homes 0.5%, and condos fell 4.0%. Over five years all homes are up 17.1%. Melbourne behaves like a year-round working city: Census data counts only 3.7% of homes as seasonal, and the median age is 42.5. Employment in aerospace, defense and technology, including L3Harris, which is headquartered in Melbourne, supports demand that does not depend on winter visitors.
In a flat market sellers are more open to paying closing costs or repairs, especially on older homes that need insurance-related updates. I base offers on recent sales in the same subdivision, since asking prices in a steady market can lag behind what buyers are actually paying.

Mainland or beachside: the lagoon divide
The Indian River Lagoon separates mainland Melbourne from the barrier island, and prices change as soon as you cross the causeway.
- Barrier island: Melbourne Beach ($616,177), Satellite Beach ($515,720), Indian Harbour Beach ($454,478) and Cocoa Beach ($456,162) cost more for proximity to the ocean.
- Mainland near Melbourne: West Melbourne ($372,498) prices close to the city, Rockledge ($397,116) and Merritt Island ($430,278) a bit higher.
- Lower cost: Palm Bay ($303,347), Cocoa ($297,053) and Titusville ($271,676) are less expensive, with Cape Canaveral ($317,871) the lower-priced beach option.
Beachside homes usually carry higher flood and wind exposure and higher insurance quotes. Mainland homes near the lagoon can also sit in flood zones, so check every address.
Daily life differs on each side too. On the mainland you are closer to Melbourne Orlando International Airport, the hospitals, I-95 and the older riverfront districts such as downtown Melbourne and Eau Gallie. On the island you trade a longer drive to work and shopping for walking access to the ocean. Buyers who commute to the Cape or to Orlando usually want the mainland or the I-95 side of West Melbourne, while buyers who work from home often stretch for the island.
Roof, wind mitigation and the age of Melbourne houses
The median home in Melbourne was built in 1985, according to Census data. For houses of that age, insurers usually want a 4-point inspection, and a wind mitigation report can lower the premium if the roof has hip construction, strong roof-to-wall connections, or impact-rated windows and shutters. A roof near the end of its life can limit you to fewer carriers or to Citizens, the state-backed insurer.
- Pull the roof permit date from county records.
- Order wind mitigation and 4-point inspections during your inspection period.
- Ask about the electrical panel, plumbing material and HVAC age.
- Get a homeowners quote before you remove the inspection contingency.
Hurricane deductibles of 2%, 5% or 10% of dwelling coverage apply once each calendar year. At 2% on a $376,169 house, you would cover about $7,523 before the policy pays storm claims.
Manufactured homes, HOAs and flood zones
About 4.1% of Melbourne's housing is mobile or manufactured homes, so you will see them in searches at the low end of the price range. Confirm whether the land is owned or leased, check the year built, and talk to your lender early, since financing and insurance are narrower than for site-built homes.
Many older Melbourne neighborhoods have no HOA. Newer subdivisions, especially in West Melbourne and Viera to the north, often have HOAs and sometimes CDD charges on the tax bill. Look up the FEMA flood zone for the exact address and request an elevation certificate. Lenders require flood insurance in A and V zones, and it is always a separate policy from homeowners coverage.
Taxes, homestead and closing costs in Brevard
Your assessed value resets to the purchase price after closing. If the house is your permanent home, homestead lowers assessed value by up to $51,411 in 2026, and Save Our Homes caps later increases at 3% or CPI. Second homes skip the exemption and face the 10% cap on non-school levies. Amendment 3 on the Nov 3, 2026 ballot could change parts of this, and the result is unknown at writing.
With 20% down on a $376,169 house, a financed buyer pays about $1,053 in note stamps and $602 in intangible tax, plus title, lender and inspection costs.
