Melbourne vs Palm Bay: Where to Buy
Two neighboring Brevard cities, two very different housing markets
Palm Bay is the cheaper of the two: Zillow's home value index puts the typical home there at about $303,347, against about $357,832 in Melbourne, a gap of roughly $54,500. That gap is small for a 2-bedroom and very large for a 4-bedroom, and the two cities sell different kinds of housing, so the right pick depends on what you are buying.

The price gap by home size
Line the two cities up by bedrooms and the story changes with every row:
- 2 bedrooms: Melbourne about $211,575, Palm Bay about $186,567. A difference of about $25,000.
- 3 bedrooms: $340,659 against $283,771. About $56,900 apart.
- 4 bedrooms: $533,450 against $348,063. About $185,400 apart.
- 5+ bedrooms: $755,257 against $423,251. More than $330,000 apart.
A large family house is where Palm Bay's discount is real. In Melbourne, a 4-bedroom tends to mean an established neighborhood, a bigger lot or water nearby. In Palm Bay, a 4-bedroom is often a newer house on a standard lot, priced only about $64,000 above a typical 3-bedroom.
The bottom of the market works the other way. Melbourne's lower third of homes ends around $229,494, while Palm Bay's ends around $237,626. Melbourne has more older condos and small houses at the low end, so a buyer with a tight budget can sometimes find more choice there.
Older, mixed Melbourne against newer, single-family Palm Bay
Census data shows how far apart the housing stock is. In Melbourne, 57.2% of homes are single-family detached, 17.3% are in buildings of 10 or more units and the median home was built in 1985. In Palm Bay, 83.5% are single-family detached, only 4.7% are in buildings of 10+ units and the median build year is 1993.
Melbourne grew around its downtown and the older Eau Gallie area on the Indian River, and it has riverfront condos, 1950s to 1980s ranch houses and newer subdivisions further west. Palm Bay is mostly a city of individual lots filled in over decades, so a 1985 block house and a house finished this year can sit on the same street.
Condos show the split clearly. Melbourne's typical condo is about $174,557, down 4.0% in a year. Palm Bay's is about $139,356, down 11.8%. Palm Bay has few condos, so its condo index moves on a small number of sales; Melbourne simply has a deeper condo market to choose from.

How prices have moved since the 2022 peak
Both cities rose about half in value between the end of 2019 and today. Over the past five years, Zillow shows Melbourne up 17.1% and Palm Bay up 15.1%. Over the past year, both slipped: Melbourne by 0.5%, Palm Bay by 1.2%.
The timing of the top differed. Palm Bay's index peaked in September 2022 at about $332,276 and is now about 8.7% lower. Melbourne kept climbing until early 2024, reaching about $383,101, and now sits about 6.6% below that. Palm Bay cooled sooner and has given back a bit more.
For a buyer, that means sellers in both cities have been adjusting to a flatter market, and asking prices from 2022 or 2024 are not a guide to what a house will appraise for now. I always pull recent closed sales on the specific street before writing an offer.
Who lives in each city and how daily life differs
Neither city is a seasonal town. Census data puts seasonal homes at 3.7% in both. Melbourne's median age is 42.5 with 22.5% of residents 65 or older; Palm Bay's is 41.0 with 19.0% over 65. With about 130,132 people, Palm Bay has more residents than Melbourne's 86,576 and is the largest city in Brevard County.
Melbourne has more of the region's infrastructure inside its limits: Melbourne Orlando International Airport, Florida Tech, Holmes Regional Medical Center and L3Harris, which is headquartered there. Downtown Melbourne and Eau Gallie have restaurants and riverfront parks, and causeways lead to the barrier island beaches.
Palm Bay sits directly south of Melbourne along I-95. Daily life is more suburban and car-based, and the drive to the beach is longer from most of the city. Many Palm Bay buyers work in Melbourne or elsewhere on the Space Coast, which is why so many people shop both cities at once.
Insurance, flood and inspection points that differ
Insurance follows the housing age. A typical Melbourne home built in the mid-1980s or earlier will often need a 4-point inspection, and the roof's age will drive the quote. Palm Bay's newer median means more houses with a roof and windows built to post-2002 Florida code, which tends to help premiums.
- In Melbourne, check the FEMA zone closely near the Indian River, Crane Creek and Eau Gallie River.
- In Palm Bay, check the zone near Turkey Creek, canals and low wetland areas, and confirm whether the house uses city water and sewer or a well and septic.
- In both, order a wind mitigation report and get homeowner's and flood quotes during your inspection period.
Hurricane deductibles in Florida are a percentage of dwelling coverage and apply once per calendar year, so compare quotes at the same deductible in both cities.
Who each city fits
Melbourne fits buyers who want a condo, an older house near the river, or short drives to the airport, the hospital and the beach causeways. It also fits buyers who prefer an established neighborhood and accept paying more per bedroom for it.
Palm Bay fits buyers who want the most house for the money, especially families who need four bedrooms under about $350,000, and buyers open to new construction. It also fits people who don't mind a longer drive for the beach and city amenities.
If you can't decide, a shortlist with three homes from each city at the same budget usually settles it within a weekend of showings.
