How Wellington was built, and what is left

Wellington grew mostly in the 1980s and 1990s, and Census data puts the median year built at 1995. About 71.1% of homes are detached single-family and only 6.7% are in buildings with 10 or more units. Most neighborhoods were completed long ago, so the new homes you will find inside the village are typically one of three kinds:

Production-style new subdivisions with model centers are more common just outside Wellington, in western Palm Beach County.

Equestrian property and the season

Wellington is known for its horse community. The winter show season at Wellington International brings riders from around the world, and the village has an Equestrian Preserve Area with its own zoning rules. New construction there can include barns, arenas and paddocks, each with permitting and setback requirements that differ from a standard house.

If you are buying or building in the equestrian areas, have your agent and builder confirm what the zoning allows on that parcel: number of stalls, barn size, guest quarters and fencing. A lot that looks large may have limits that matter for your plans. Equestrian estates price far above the village's typical figures, and Zillow's upper third of Wellington homes already starts around $1,148,068.

Prices by size and the nearby alternatives

Zillow values a three-bedroom Wellington home near $563,344, a four-bedroom near $743,433 and a five-bedroom near $1,025,803. A new four- or five-bedroom house inside the village will usually price above those resale figures, since you are buying both a new structure and a fully developed location.

Nearby, Royal Palm Beach runs a typical $488,691 for all homes and Greenacres $280,329. Palm Beach Gardens at $696,122 and Jupiter at $704,524 sit close to Wellington. Buyers who want a production-built new home with a model center and incentives often look west and north of the village, where planned communities such as Westlake and Arden were developed. Those are separate jurisdictions with their own taxes, HOAs and in some cases CDDs.

Building custom: contract, budget and timeline

A custom build in Wellington is a different process from buying a production home. You will usually hire an architect or a design-build firm, go through village permitting and, in many neighborhoods, an HOA architectural review. Expect the project to take a year or more from design to keys.

Construction loans differ from regular mortgages, with interest-only draws during the build and conversion at completion. Line up financing before design is final.

Representation and lenders on a Wellington new build

On a spec home or a lot-and-build package, the person showing you the house works for the seller or builder. Your own agent can pull recent sales to test the price, check the permit and inspection record, and push for the details buyers forget, such as landscaping, irrigation, pool fencing and who pays the impact fees. In most cases the seller or builder pays the buyer's agent commission.

Where a builder in or near Wellington offers incentives through a preferred lender, you may still use your own. Ask the builder what the incentive is worth in dollars without their lender, then compare full loan estimates. At this price level a small rate difference changes the monthly payment by a meaningful amount, and jumbo loan terms vary from lender to lender.

Insurance, drainage and a new roof

Wellington is inland, but it is flat and drains through a system of canals and lakes. Check the FEMA flood zone of the exact lot and the required finished floor elevation for a new home. A new build at today's elevation standard often insures better than an older house nearby. Wind premiums drop with a new code-compliant roof, impact-rated windows and doors and a wind mitigation report, so ask your builder for the documentation. Price insurance during the design phase for a custom build, since window and roof choices change the premium.

Warranty, inspections and taxes

Production builders typically offer a 1-2-10 warranty. Custom builders vary, so put the warranty terms in the contract. On any new home, hire your own inspector at pre-drywall and before closing; on a custom build, consider stage inspections throughout.

Property taxes follow January 1 status, so a home completed midyear may have a low first bill and a much higher second one. Homestead, for a permanent residence, takes up to $51,411 off assessed value in 2026. Seasonal owners, including many who come for the winter show season, pay non-homestead rates with a 10% cap on non-school levies. With 5.3% of Wellington homes held for seasonal use in Census data, most owners here are full-time residents. A shortlist that includes new homes in Wellington and in the communities just west of it shows the real trade-off between location and price.

Common questions

Are there new construction homes in Wellington, FL?

Some, mostly custom homes, teardown rebuilds and estate or equestrian properties. Production-built new communities are more common just outside the village.

How much is a new home in Wellington?

It varies widely. For context, Zillow values a typical four-bedroom Wellington home near $743,433, and new builds usually price above comparable resales.

Can I build a barn on my Wellington property?

Only where zoning allows it, mainly in the equestrian areas. Confirm stall counts, setbacks and permits for the specific parcel before buying.

Do builders offer incentives in Wellington?

Less often than in markets with falling prices, since Wellington values rose 2.8% over the past year. Builders in nearby planned communities are more likely to offer closing cost help or rate buydowns.
