Wellington vs Royal Palm Beach: Where to Buy
Two inland neighbors with similar suburbs, separated mainly by price, lot size and the horse season
The typical home in Wellington is worth about $661,404 on Zillow's index, against about $488,691 in Royal Palm Beach, a gap of $172,713 for two villages that share a border. Both are inland, mostly single-family, built largely in the 1980s and 1990s and run on HOAs. What the extra money buys in Wellington is larger houses and lots at the top end, the equestrian district and a wider choice of gated communities; what Royal Palm Beach offers is the same suburban setup for less.

Prices side by side
On Zillow's figures, the gap holds at every house size and grows as homes get bigger:
- Single-family: Wellington about $680,688, Royal Palm Beach about $522,843, a $157,845 difference
- 3 bedrooms: $563,344 vs $483,259, about $80,000 apart
- 4 bedrooms: $743,433 vs $597,958, about $145,000 apart
- 5 bedrooms and up: $1,025,803 vs $703,847, about $322,000 apart
A three-bedroom buyer is choosing between two prices that are fairly close. A five-bedroom buyer is choosing between two different markets. The tiers show the same thing: Wellington's upper third starts near $1,148,068, while Royal Palm Beach's starts near $621,723, so the village to the north has very few homes at Wellington's top-end prices.
Price trends in both villages
The two have moved almost in step. Over five years, Wellington's all-homes value rose 28.3% and Royal Palm Beach's 27.3%. Over the past year, Wellington gained 2.8% and Royal Palm Beach 2.2%. Single-family homes rose 2.8% and 2.4%.
Condos are the weak spot in both. Wellington condos fell 1.9% to about $349,913, and Royal Palm Beach condos fell 3.8% to about $194,452. The condo segment is small in each, but it is where entry-level buyers find the lowest prices, and the decline suggests buyers are looking hard at fees and reserves in older complexes.
For entry-level buyers the gap is wider in percentage terms. A typical one-bedroom is about $242,330 in Wellington and $96,405 in Royal Palm Beach; a two-bedroom is about $386,945 against $238,761. The lower third of the market tops out near $457,010 in Wellington and near $284,880 in Royal Palm Beach. A first-time buyer with a budget under $300,000 has real options in Royal Palm Beach and very few in Wellington, though at that level the condo association's finances deserve as much attention as the unit.

Housing stock and who lives where
Census data shows how similar the two are on the ground:
- Single-family detached share: 71.1% in Wellington, 65.0% in Royal Palm Beach
- Units in buildings of 10 or more: 6.7% and 8.8%
- Median year built: 1995 and 1990
- Median age: 42.3 and 42.4
- Residents 65 and older: 17.6% and 18.9%
- Seasonal homes: 5.3% and 2.1%
- Population: 62,146 and 40,344
Both are family suburbs with almost the same age profile. Wellington is larger, slightly newer and more seasonal, which reflects its winter equestrian crowd. Royal Palm Beach is the more year-round of the two, with very few part-time owners.
Lifestyle and location differences
Wellington's identity is horses. The Equestrian Preserve Area, Wellington International's winter show season and polo at the International Polo Club Palm Beach shape the south and west of the village, and the season brings traffic from about January to April. Wellington also has Wellington Regional Medical Center and the Mall at Wellington Green near its eastern edge on State Road 7.
Royal Palm Beach sits north of Wellington, around Southern Boulevard and Okeechobee Boulevard, and is quieter in winter. For commuting east to West Palm Beach, I-95 or the airport, both rely on the same corridors, Southern Boulevard and Forest Hill Boulevard among them, so drive time depends more on which part of each village you live in than on which village you choose. Neither has beach access; both are a drive from the coast.
HOAs, insurance and flood in both
Most subdivisions in both villages have HOAs, and many are gated. Wellington's higher-priced gated communities tend to carry fuller service packages, and dues usually rise with them. Compare total monthly cost, including dues and any capital contribution, rather than list prices alone.
On insurance, the two face similar issues: inland location limits surge exposure, flat land and lake-and-canal drainage make the parcel's FEMA zone worth checking, and roof age drives the homeowners premium. A Royal Palm Beach house from 1990 and a Wellington house from 1995 may both be on second roofs. Ask for the permit date, a wind mitigation report and, for older homes, a 4-point inspection.
Taxes work the same way in both. The assessment resets to your price, homestead takes up to $51,411 off for a permanent residence, and Save Our Homes caps yearly increases at 3% or CPI. On a $158,000 price difference, the yearly property tax difference is meaningful, so run both numbers.
Who each village fits
Wellington fits buyers who want equestrian property or proximity to the show grounds, buyers shopping for four- and five-bedroom homes in gated communities, and buyers who want the widest choice of neighborhoods, from the mid-$500,000s to multi-million-dollar estates.
Royal Palm Beach fits buyers who want a three- or four-bedroom house in a similar inland suburb for less, buyers who prefer a year-round neighborhood without the winter influx, and buyers whose budget sits between $450,000 and $650,000, where the village offers more choice per dollar.
Buyers in the $550,000 to $650,000 range can realistically shop both. In that band, an average Wellington house competes with one of Royal Palm Beach's better houses, and the decision comes down to the specific roof, lot and HOA. That overlap is the shortlist I'd build first.
