55+ Communities in Wellington

A short list of age-restricted options in a horse-country suburb

Wellington has only a handful of age-restricted communities, and they sit in one of the more expensive markets in Palm Beach County: Zillow's home value index puts a typical two-bedroom at $386,945 and the all-homes value at $661,404, up 2.8% over the last year. Many retirees who start their search here end up comparing Wellington's few 55+ options with the much larger supply in west Boynton Beach and Lake Worth.

Why the 55+ supply is thin here

Wellington grew as a planned suburb of single-family neighborhoods, golf clubs and equestrian estates. It is home to one of the largest winter horse-show seasons in the country, and much of its land is in large lots and farms. According to Census data, 71.1% of homes are detached single-family, only 6.7% are in buildings of 10 or more units, and the median home was built in 1995. That leaves little room for the dense condo and villa communities that make up most 55+ housing elsewhere in South Florida.

The 55+ choices that exist are a small number of gated communities with villas and single-family homes, plus older condo and townhome complexes where many owners are retirees but no legal age restriction applies. Check which is which before you rely on the age profile.

What retirees pay in Wellington

Single-family homes average $680,688 and rose 2.8%, and the market is up 28.3% over five years. That's a stronger run than most of Florida, so a 55+ buyer here shouldn't expect the price cuts seen in other parts of the state. The lower third of the market starts around $457,010, which is a high floor for a retiree on a fixed budget.

How the age restriction works in a gated community

A community can legally limit residency to older buyers under the Housing for Older Persons Act if at least 80% of its occupied homes have a resident 55 or older and it verifies ages with a written policy. Wellington's 55+ communities, like others, use their own documents to decide who fills the other 20%. Read the declaration for rules on:

On resale, only qualifying households can buy, and in a small community a few slow sales can affect prices. Ask how many homes sold in the last two years and the days on market.

Monthly fees and what they cover

Gated 55+ communities in western Palm Beach County usually charge a monthly HOA fee that covers the clubhouse, pools, gate staff and activities. Villa sections often add lawn care, exterior painting and sometimes roof replacement under a reserve. Golf, where it exists, may be a separate membership. Because Wellington homes are mostly 1990s and 2000s, ask about roof age and the association's roof reserve plan, since that is where the next big expense tends to show up.

For condo and townhome complexes three or more stories tall, ask for the milestone inspection and the Structural Integrity Reserve Study. Under current Florida law, reserves from that study can no longer be waived for budgets adopted on or after December 31, 2024.

Insurance, roofs and flood checks

A Wellington home built in the mid-1990s may be on its second roof, or due for one. Insurers often ask for a 4-point inspection on older homes and give credits for a wind mitigation report showing roof straps, impact windows or shutters. Wellington is inland, but drainage canals and lakes run through the area, so check the FEMA zone for each address and get a flood quote. Hurricane deductibles are a percentage of dwelling coverage, often 2% or 5%, and apply once per calendar year.

Homestead and nearby alternatives

Only 5.3% of Wellington's homes are seasonal, so most 55+ buyers here live year-round and can claim homestead. That takes up to $51,411 off assessed value in 2026, and Save Our Homes keeps later increases at 3% or CPI. A seasonal owner with a primary home elsewhere gets no exemption and a 10% cap on non-school levies.

If Wellington's short list doesn't fit, the nearby options are wider. Royal Palm Beach averages $488,691 and Greenacres $280,329. Boynton Beach, at $404,476, has many more age-restricted communities in its western areas, and Lake Worth Beach is at $442,035. For a retiree set on this part of the county, a shortlist that crosses town lines usually gives a better choice than Wellington alone.

Living in Wellington as a retiree without a 55+ gate

Because the age-restricted supply is so small, some buyers skip it and buy in an ordinary Wellington neighborhood. That route has real advantages. You can choose from the full 71.1% single-family stock, sell later to any buyer, and avoid amenity fees for a clubhouse you might not use. Many neighborhoods have their own HOA with modest fees and a pool.

The tradeoffs are worth weighing honestly. Only 17.6% of Wellington residents are 65 or older and the median age is 42.3, so your street may be mostly working families. There is no built-in activity calendar, no lifestyle staff and usually no lawn service included. A one-story home with a smaller yard, close to shopping and medical offices, tends to suit retirees best in that case.

The horse-show season also changes the town each winter, with heavier traffic near the show grounds and busier restaurants. If that appeals to you, it's a plus. If not, check how close a home is to the equestrian areas before you make an offer.
