What Wellington is like to live in
Wellington became a village in 1995 and grew mostly from the 1980s on, as one planned community after another. The result is a suburb of gated and non-gated subdivisions organized around lakes, parks and canals, with commercial areas along State Road 7 and Forest Hill Boulevard. The Mall at Wellington Green and Wellington Regional Medical Center are both in the village.
The south and west side has the Equestrian Preserve Area, with barns, riding trails and show grounds. Wellington International hosts the winter show season, and the International Polo Club Palm Beach plays in the same months. If you're not a horse person, you will still notice the season: traffic, restaurants and short-term population all rise from roughly January to April.

Who lives in Wellington
Wellington is a family suburb more than a retirement town. Census data puts the median age at 42.3, and 17.6% of residents are 65 or older, compared with 32.5% in Palm Beach Gardens. The population is 62,146. Seasonal homes are 5.3% of units, a lower share than coastal cities, though the equestrian season brings many owners who spend only the winter.
Housing is newer than the county's coastal towns, with a median year built of 1995. Only 6.7% of units are in buildings of 10 or more and 0.3% are mobile homes. If you want a condo tower or a walkable downtown, Wellington is the wrong place to look. If you want a yard, a pool and a garage, it's built for that.
The village's 62,146 residents are spread over a large area, so neighborhoods feel quiet and residential, and errands mean a short drive. Parks, sports fields and community programs run by the village are a big part of daily life for families here, more than nightlife or dining districts.
Commute and getting around
Wellington is car-dependent. Southern Boulevard (State Road 80) and Forest Hill Boulevard run east toward West Palm Beach, I-95 and Palm Beach International Airport, and State Road 7 runs north and south along the village's eastern side. Florida's Turnpike is to the east. Expect real congestion on these corridors at rush hour and during the show season, and test-drive your commute at those hours before you choose a neighborhood. The beaches are a drive east through West Palm Beach or Lake Worth Beach, so plan on beach days rather than beach walks.
Pros and cons for buyers moving here
Pros
- Large share of single-family houses, many on bigger lots than coastal cities offer
- Planned communities with lakes, parks and HOA-maintained common areas
- A hospital, mall and services inside the village
- Equestrian property and culture, if that is your reason to come
Cons
- No beach, and a drive to get to one
- HOA layers and architectural rules in most neighborhoods
- Heavy seasonal traffic near the show grounds
- About $173,000 more than Royal Palm Beach next door for the typical home
Insurance, drainage and taxes
Wellington is inland, which limits storm surge risk, but the village is flat and depends on lakes, canals and a drainage district to move water after heavy rain. Look up the parcel's FEMA zone and price flood insurance even if your lender doesn't require it. For homeowners insurance, a 1995 house is often on its second roof; get the roof permit date, a wind mitigation report and, if asked, a 4-point inspection. Insurers give credit for impact windows and doors.
Florida has no state income tax. Full-time residents can claim the homestead exemption of up to $51,411 off assessed value and the 3% or CPI cap on increases. Winter-only owners don't qualify. The assessment resets to your price, so the seller's current tax bill won't be yours.
What newcomers get wrong about Wellington
- Touring only in summer. Visit in February too. Roads near the show grounds and polo fields feel very different.
- Comparing the citywide average. Neighborhood values range from about $337,000 to $2.6 million, so compare within the community you want.
- Skipping HOA documents. Fees, rules on boats and trucks, and buyer approval vary by community.
- Ignoring zoning on equestrian lots. Barns, stalls and arenas have their own rules in the preserve area, and the survey matters.
