New Construction Homes in Edgewater
How a new build in southeast Volusia stacks up against the older homes around it
New construction in Edgewater competes with a resale market where Zillow's typical 3-bedroom is about $298,844 and the typical home overall is about $294,264, up only 0.3% in a year. That flat resale market is the main reason builder incentives here matter so much: a new home has to justify its price against older houses that sell close to the same number.

What new building in Edgewater looks like
Edgewater sits just south of New Smyrna Beach on the Indian River, with US-1 running along the river side of town and I-95 to the west. Most of what is going up now is production single-family housing: 3- and 4-bedroom plans on standard lots in master-planned subdivisions. Lennar is selling at The Parks at Edgewater, and Maronda Homes also builds in the city. Inventory changes month to month, so confirm which phases are open before you plan around a specific community.
The contrast with the existing stock is sharp. Census data puts Edgewater's median year built at 1988, with 80.7% of homes single-family detached and 12.2% mobile or manufactured homes. Only 0.8% of units are in buildings of 10 or more, so there are almost no towers. A buyer here is usually choosing between a 35-year-old ranch house and a brand-new one a few miles away.

New price versus resale price in Edgewater
Zillow's home value index gives a clean benchmark. The typical 3-bedroom is about $298,844 and the typical 4-bedroom about $358,193. The lower third of the market sits under roughly $235,927 and the upper third starts near $383,008. Over five years, Edgewater values are up 16.6%.
When I compare a builder's sheet to those numbers, I look at three layers:
- Base price. The advertised figure, usually for the smallest elevation on a standard lot.
- Lot premium. Pond, preserve, corner and oversized lots cost extra.
- Options. Flooring, kitchen upgrades, window coverings, gutters and extended patios add up fast.
A finished new 4-bedroom can land well above the resale 4-bedroom figure once those are in. What you get for the gap is a new roof, current wind code, new mechanicals and a builder warranty. On a 1980s resale you may be paying for a roof or AC within a few years, so the gap is smaller than it looks on paper.

Incentives and the preferred lender
Builders in flat markets compete on incentives: closing cost credits, rate buydowns, or included upgrades. Most of these require you to finance with the builder's affiliated or preferred lender. You are free to use any lender you want, but you usually give up the incentive if you do.
Get a loan estimate from the builder's lender and one from an outside lender on the same day, then compare total cost over the years you plan to own. A buydown can be worth more than a price cut if you keep the loan; a price cut is better if you plan to refinance or pay cash. Ask whether incentives apply to quick move-in homes or only to new contracts, since they often differ.
CDD, HOA and what shows on the tax bill
Many new Florida subdivisions are inside a Community Development District. A CDD borrows to build roads, drainage and amenities, and homeowners repay it through an annual assessment that appears on the property tax bill, separate from the HOA. Some new Edgewater communities may have a CDD and some may not, so ask the sales office for the exact annual amount, how many years the debt runs and whether a payoff is allowed.
The HOA covers common areas and sometimes lawn care or a pool. Get the current budget and ask what the developer is subsidizing now that owners will pay after turnover.
On taxes, a new home is assessed at market value once complete. If it is your permanent residence, homestead can take up to $51,411 off the assessed value in 2026, and Save Our Homes then limits yearly increases to 3% or CPI. Buy it as a part-year place and there is no exemption, only a 10% yearly cap that covers the non-school portion of the Edgewater bill. Amendment 3 on the November 3, 2026 ballot could change some of this; the result is not known as I write.
Deposits, timeline, inspections and warranty
Builders take a deposit at contract and often more at option selection. Ask whether deposits go to escrow or are used in construction, and read the cancellation terms. Build times vary with the builder's backlog; get an estimated completion window in writing and assume it can move.
Hire your own inspector even on a new house. Two visits matter most:
- Pre-drywall. Framing, roof straps, windows, plumbing and electrical before walls close.
- Pre-closing. Finishes, grading, drainage away from the slab, AC, appliances.
Most builder warranties follow a 1-2-10 pattern: one year on workmanship, two on major systems, ten on structural. Schedule an inspection again before the one-year mark so issues get logged while coverage is active.
The builder's sales agent represents the builder. Your own agent costs you nothing extra in most new-home sales and can push on lot choice, incentives and contract terms.
Insurance, flood and the towns next door
New construction usually insures better than older homes: new roof, impact-rated or protected openings in many plans, and current code. Ask the builder for the wind mitigation features and get a quote before your deposit becomes non-refundable. Check the FEMA flood zone of the lot itself; land near the river and low preserve lots can differ from the street in front.
For price context, Zillow puts New Smyrna Beach next door at about $453,639, Port Orange at about $339,343 and Deltona at about $297,684. Edgewater gives you new construction close to the coast at prices well under New Smyrna's, which is why many buyers start here. If you want a shortlist of current new-build and resale options side by side, that is the comparison I would run first.
What buyers ask me
Who builds new homes in Edgewater FL?
Lennar is selling at The Parks at Edgewater and Maronda Homes also builds in the city. Other builders may have lots or phases at any time, so check current availability before you commit to a community.
Is new construction cheaper than resale in Edgewater?
Usually not on price alone. Zillow's typical 3-bedroom resale is about $298,844. A new home often costs more once lot premiums and options are added, but it comes with a new roof, current code and a warranty.
Do I have to use the builder's lender?
No. You can use any lender. Most incentives such as closing cost credits or rate buydowns are tied to the builder's preferred lender, so compare total costs both ways.
Do new homes in Edgewater have CDD fees?
Some new Florida communities have a CDD assessment on the tax bill in addition to HOA dues. Ask the builder for the exact annual CDD amount and term for the specific lot.
