Is Ormond Beach a Good Place to Retire?
A year-round retiree city with mid-range Volusia prices and hospitals a short drive south
Yes, Ormond Beach is a solid choice for retirees who want a coastal city that stays lived-in all year: 33.5% of residents are 65 or older and only 5.3% of homes are seasonal, per Census data. A typical 2-bedroom costs about $269,303 on Zillow's home value index, well below New Smyrna Beach and above Daytona Beach.

A retiree town that doesn't empty out in summer
The two Census figures above set Ormond Beach apart. Many Florida beach cities with a third of residents over 65 also have a fifth or more of homes sitting seasonal. Ormond's 5.3% seasonal share means the people next door are mostly full-time. Clubs, churches, volunteer groups and golf leagues run all year, and the city does not change character between February and August.
The median age is 53.6 and the population about 43,976. That is large enough for real services and small enough that most errands are short drives.
Daily life for a retiree here centers on the river and the beach. Tomoka State Park on the north side has paddling, fishing and trails, and the Ormond Scenic Loop and Trail is a popular drive and bike route. Golf is close at hand in several of the planned communities west of I-95. The beach itself is a few minutes across the Granada Boulevard bridge from most mainland homes.

What retirees pay for the homes they buy
Zillow's figures for the types of homes retirees buy most:
- Condo: about $270,331, down 5.1% over the year
- 2-bedroom (any type): about $269,303
- 3-bedroom: about $381,429
- Single-family overall: about $379,502, down 0.6%
- 1-bedroom: about $178,244
The typical home overall is about $364,484, up 12.0% over five years. The condo decline is the number to watch. Florida's condo laws after 2022 raised reserve requirements, and many older coastal buildings passed those costs to owners. Lower prices on condos can be an opportunity for a retiree, but only in a building with healthy finances.
Nearby, Daytona Beach runs about $251,316, Port Orange about $339,343 and New Smyrna Beach about $453,639. Holly Hill, just south, is about $199,089.

Hospitals and medical care
The main hospitals are next door in Daytona Beach: Halifax Health Medical Center and AdventHealth Daytona Beach. AdventHealth runs urgent care in Ormond Beach, and the city's planning board approved a freestanding AdventHealth emergency department in 2025; confirm its opening status. For most Ormond addresses, a hospital is a short drive.
Before choosing a Medicare plan, confirm that your preferred doctors and hospitals are in network in Volusia County. Networks vary by plan, and switching later can mean waiting for an enrollment period.
Single-story living and the 1984 house
Census data shows 64.9% of Ormond homes are single-family detached, with a median build year of 1984. Much of that stock is single-story, which works well for aging in place: no stairs, wide lots and garages. The trade-off is age. A 40-year-old house may need a new roof, updated electrical or plumbing, and a newer AC.
When I look at a house for a retired buyer, I focus on items that affect both comfort and insurance: roof age and type, the electrical panel, plumbing material, window and door protection, and walk-in shower or low-threshold access. Fixing these before you move in is cheaper and easier than after.
Condos make up 12.6% of units in buildings of 10 or more, mostly along the beachside. Manufactured homes are 9.2% of the stock, many in 55+ parks.
Fixed-income costs: taxes, fees and insurance
Florida has no state income tax. As a permanent resident you can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes limits yearly assessment increases to 3% or CPI. That cap protects long-term owners from rising values, so the longer you stay, the more it helps. A new buyer starts from scratch, with the Ormond assessment reset to roughly the price paid, so budget from your own number and ignore the seller's bill.
The costs that can surprise retirees:
- Condo fees and special assessments in older beachside buildings facing milestone inspections and fully funded reserves
- HOA dues and CDD assessments in newer planned communities west of I-95
- Lot rent in land-lease manufactured-home parks, which usually rises each year
- Homeowner insurance, which can change sharply at renewal
Build a budget with a yearly cushion for these, and ask any association for its budget and history of fee increases.
Hurricane preparation for Ormond retirees
The beachside and riverfront areas carry the most flood and wind exposure. Check the FEMA flood zone of the exact address and your evacuation zone. Hurricane deductibles run as a percentage of dwelling coverage and are charged once per calendar year; keep that amount available in savings.
A wind mitigation inspection can lower premiums if the home has the right roof attachment and opening protection. Shutters or impact windows also reduce the work of storm prep, which matters more as you get older. If you will be away part of the year, arrange for someone to check the home after storms.
Who Ormond Beach fits
It fits retirees who want a year-round community, single-story homes, river and ocean access, and mid-range Volusia prices, with major hospitals a short drive away. It also fits buyers who want quieter streets than Daytona and lower prices than New Smyrna.
It fits less well for retirees who want a walkable downtown with restaurants outside the door, a large amenity-heavy 55+ resort community in town, or the lowest possible monthly cost. A shortlist with a condo, a 2-bedroom villa and a single-family home at the same budget is the quickest way to see which fits your routine.
