Moving to Daytona Beach, FL
The cheapest beach city in its county, with trade-offs to match
Daytona Beach is one of the least expensive places to buy on this stretch of Florida's Atlantic coast, with the typical home valued at about $251,316 on Zillow's home value index, lower than nearly every neighboring city except Holly Hill and South Daytona. Whether it is a good place to live depends on how you feel about older housing, event crowds and a city that is younger and more mixed than most Florida beach towns.

Who lives here
Census data puts Daytona Beach at 78,992 residents with a median age of 40.3, and 22.5% are 65 or older. That is a much younger profile than Ormond Beach to the north, where the median age is 53.6. Universities explain part of it: Embry-Riddle Aeronautical University, Bethune-Cookman University and Daytona State College are all here. Only 8.2% of homes are seasonal, so most of the city lives here year-round.

The housing stock you will be choosing from
Half the homes in Daytona Beach were built before 1981, the Census median. About 41.3% of homes are single-family detached and 28.9% of units sit in buildings with 10 or more units, many of them condos along the beach. Mobile homes are 3.3%.
The city divides naturally. The beachside is on the barrier island east of the Halifax River, dominated by condo towers, older motels and small cottages. The mainland holds most single-family neighborhoods, from older streets near downtown to newer master-planned areas west of Interstate 95 along LPGA Boulevard. Each part has different insurance, flood and age questions.

What housing costs and how prices moved
Zillow's index for all homes is down 1.6% over the past year and up 11.3% over five years, a slower climb than Deltona's 19.3% over the same period. The split between property types is wide:
- Condo: about $153,811, down 6.5% over the year
- Single-family: about $296,223, down 0.5%
- 2-bedroom: about $222,185; 3-bedroom: about $302,107
Condos have taken the bigger hit, which tracks with Florida's stricter condo safety and reserve rules raising costs in older buildings. Houses have held close to flat. For a mover, that means real choice in condos and steady, negotiable prices on houses.
Getting around and getting out
Daytona Beach sits where Interstate 4 ends at Interstate 95, so Orlando is a straight drive west and Jacksonville is north on I-95. Daytona Beach International Airport is in the city, which is a real advantage over many Florida towns this size, though Orlando's airport has far more flights. Parts of the beach allow driving on the sand, which some newcomers love and others avoid.
Plan around the event calendar. Speedweeks and the Daytona 500 in February, Bike Week in March and Biketoberfest in October bring large crowds and traffic to Daytona International Speedway and the beachside. Ask neighbors how a given street feels during those weeks before you buy.
Work and everyday errands
The hospital systems, the universities and local government are among the steady sources of jobs, and many residents commute toward the Orlando area along I-4. Shopping and services spread along International Speedway Boulevard, Nova Road and U.S. 1, so most errands mean a car. One Daytona, the shopping and dining development across from the Speedway, is the newest large retail center.
The beachside is more walkable in places, especially near the boardwalk and Main Street, but summer heat limits walking for much of the year. Buyers coming from northern cities often underestimate how car-dependent daily life is once they are off the island. If you work from home, confirm internet options for the exact address, since service can differ between buildings on the beachside.
Storms, flood zones and insurance
The 2022 hurricanes eroded parts of the Volusia County coast and damaged seawalls and some oceanfront properties. Beachside buyers should put storm exposure at the top of the checklist. On the mainland, the main issues are home age and drainage.
- Check the FEMA flood zone and ask for an elevation certificate if one exists.
- For a 1970s or 1980s house, expect a 4-point inspection and get a wind mitigation report.
- Get an insurance quote, including flood, during the inspection period.
- For a condo, read the building's insurance and reserve documents before price talk goes far.
Taxes and the homestead reset
Florida has no state income tax. Property tax on your new home resets to market value at the sale, so the seller's bill is a poor guide. Once the home is your permanent residence, file for homestead with the Volusia County Property Appraiser: up to $51,411 off assessed value in 2026, with future increases capped at 3% or CPI. Snowbirds who keep their main residence up north or in Canada get no exemption here, and the non-school assessed value on their Daytona home can rise up to 10% a year.
Pros, cons and what newcomers misjudge
Pros: beach access at prices well below Ormond Beach at about $364,484 or New Smyrna Beach at about $453,639, a local airport, interstate access, hospitals and universities. Cons: older housing, heavy event traffic, uneven blocks where one street differs sharply from the next, and real storm exposure on the beachside.
The common mistake is judging Daytona by one visit during a big event, or by one neighborhood. The lower third of homes sits under about $135,077 and the upper third starts near $443,981, and those numbers describe very different parts of the city. Tour at least three areas on a normal weekday before deciding.
Questions buyers ask
Is Daytona Beach a good place to live?
It suits buyers who want the coast at a lower price, a local airport and interstate access, and who are fine with older housing and event crowds. Quality varies block to block, so tour several areas.
How much does a house cost in Daytona Beach?
Zillow's index puts the typical single-family house at about $296,223 and a condo at about $153,811.
Is Daytona Beach cheaper than Ormond Beach?
Yes. Daytona's typical home is about $251,316 on Zillow's index versus about $364,484 in Ormond Beach.
How far is Daytona Beach from Orlando?
Interstate 4 connects them directly. Drive time depends heavily on traffic and which part of Orlando you are going to.
What is it like living in Daytona Beach during Bike Week?
Expect heavy traffic and noise near the beachside, Main Street and the Speedway area. Neighborhoods away from those routes are affected much less.
