Moving to Edgewater, FL
A river town south of New Smyrna Beach, with a drainage question to answer first

What the flooding history means for a buyer
After Hurricane Milton, city officials reported about 200 flooded homes, and Ian had flooded parts of the city two years earlier. Florida Shores, a large older subdivision, drew much of the attention, with residents pointing to runoff from newly built-up lots. In January 2025 the city council approved a one-year citywide pause on new development changes, with exemptions for projects already in the pipeline, plus a separate limit on permits that would add impervious surface in the Florida Shores drainage basin, and it commissioned a stormwater master plan.
Check the current status of those measures before you buy, since they may have changed. For any specific house:
- Ask the seller in writing whether water ever entered the home or garage, and read the seller's disclosure closely.
- Check the FEMA flood zone, but do not rely on it alone; some homes that flooded may sit outside high-risk zones.
- Get a flood insurance quote even if your lender does not require one.
- Look at the lot's height relative to the street and neighbors, and at where water drains in a heavy rain.

The housing you will find
Census data shows a town of detached homes and manufactured housing. About 80.7% of homes are single-family detached, 12.2% are mobile or manufactured homes, and only 0.8% of units are in buildings of 10 or more. The median year built is 1988. Condo towers, common a few miles north on the beachside, are nearly absent.
- 2-bedroom: about $232,218
- 3-bedroom: about $298,844
- 4-bedroom: about $358,193
The price spread is narrow: the lower third of homes sits below about $235,927 and the upper third begins near $383,008. Riverfront and canal homes sell above those figures, while manufactured homes and smaller older houses make up much of the low end.
Who lives here
Census counts 23,627 residents with a median age of 53.7, and 33.1% are 65 or older. Only 6.0% of homes are seasonal, so most residents live here year-round. The mix includes retirees, working households commuting along I-95, and people who want boating access on the Indian River without paying beach-town prices.
Living on or near the Indian River
The river is the main draw for many Edgewater buyers. Some homes sit directly on the Indian River, others on canals that lead to it, and many more are a short drive from public boat ramps. Waterfront living here means boating, fishing and river views, along with more maintenance and higher insurance and flood exposure than an inland street.
- Ask for the age and condition of any seawall, and whether repairs were permitted.
- Check that docks and lifts have permits on file.
- Ask about water depth at the dock at low water and any bridges between the canal and open river, if you plan to keep a larger boat.
- Get an elevation certificate, which flood insurers use to set the premium.
Zillow does not publish a separate waterfront index, and the city figures above blend all homes. Waterfront houses usually sell at a premium to them, so judge each listing against recent waterfront sales.
How prices have moved
Edgewater's index rose 0.3% over the past year, one of the few nearby cities to post a gain, and 16.6% over five years. Single-family homes, at about $294,886, follow the same line. Prices close to flat give buyers time to inspect, get insurance quotes and negotiate without competing against a rush of offers.
For comparison on Zillow's index: New Smyrna Beach about $453,639, Port Orange about $339,343, Deltona about $297,684 and Daytona Beach about $251,316.
Insurance, roofs and older houses
A 1980s house in Edgewater will usually need a 4-point inspection and a wind mitigation report before insurers quote it. The roof's age drives much of the premium. Waterfront homes on the Indian River or canals add questions about seawalls, docks and elevation, and an elevation certificate helps price flood insurance. Manufactured homes have their own insurance market, where the year built and tie-downs matter a great deal.
Taxes and homestead
Florida has no state income tax. Once Edgewater is your permanent residence, file for homestead with the Volusia County Property Appraiser. It removes up to $51,411 from assessed value in 2026, and later increases are capped at 3% or CPI. The assessment starts fresh from your purchase price, so the seller's tax bill is not a guide.
Pros, cons and what newcomers get wrong
Pros: prices far below New Smyrna Beach, Indian River access, quiet streets, and I-95 nearby. Cons: flooding in some areas, no beach inside city limits, a car-dependent layout and an older housing stock.
The common mistake is assuming the cheaper price next to New Smyrna Beach is free money. Part of the difference reflects older homes and drainage risk. A shortlist that includes the flood history and insurance quote for each house is the honest way to compare Edgewater with its neighbors.
