55+ Communities in Edgewater
A year-round retiree town where manufactured-home parks and small houses do most of the work
Edgewater already functions like a retirement town: Census data shows 33.1% of residents are 65 or older and the median age is 53.7. Most 55+ buyers here end up in one of two places, a manufactured home in an age-restricted park or a modest single-family house, with a typical 2-bedroom at about $232,218 on Zillow's home value index.

Edgewater's retiree profile in the numbers
Two Census figures explain the market. Only 6.0% of Edgewater homes are seasonal, so most retirees live here full time instead of wintering. And 12.2% of all housing units are mobile or manufactured homes, a much bigger share than in the beach towns nearby. Condos barely exist: just 0.8% of units are in buildings of 10 or more, and Zillow does not publish a condo index for the city.
That shapes your options. In Edgewater, a 55+ purchase is mostly ground-level living with a yard or a small lot. Buyers who want an oceanfront condo usually look at New Smyrna Beach, where the typical home is about $453,639, roughly $159,000 more than Edgewater's typical $294,264.

Three kinds of 55+ housing around Edgewater
- Manufactured-home communities. Age-restricted parks with a clubhouse, pool and shuffleboard-style amenities. Some sell the home only and lease the lot; others sell the home and the land together.
- Villas and small single-family homes. Many 1980s and 1990s subdivisions have a high share of retired owners without being legally age-restricted.
- Active-adult new construction. Larger amenity-heavy 55+ developments are mostly north of Edgewater, closer to Daytona Beach, and come with new-build prices and HOA fees that cover the amenity package.
A community can only limit residents by age if it meets the Housing for Older Persons Act: at least 80% of occupied units with at least one resident 55 or older, published age policies and regular age verification. Ask the association for its age-verification survey and written policy. A listing that says 55+ is not proof.

Land lease or owned lot: the math that matters most
This is the biggest money question in Edgewater's 55+ market. On a land-lease home, you own the structure and pay monthly lot rent to the park. The purchase price is lower, but lot rent usually rises over time and you have no land value building up. On an owned lot, you pay more up front, pay an HOA instead of rent, and the land is yours.
Before making an offer on a leased-lot home, get these in writing:
- The current lot rent and what it includes (water, sewer, trash, lawn)
- The rent history for the last several years
- The park prospectus and rules, which Florida's Mobile Home Act requires parks to provide
- Approval requirements for buyers and any fees to transfer
For a fixed-income buyer, I usually model lot rent rising every year and see whether the budget still works ten years out.
What a 55+ budget buys in Edgewater
Zillow's numbers for Edgewater: a typical 1-bedroom is about $181,948, a 2-bedroom about $232,218 and a 3-bedroom about $298,844. Single-family homes overall sit at about $294,886, up 0.3% in a year. Over five years, the city's typical home value rose 16.6%.
The lower third of the market starts under roughly $235,927. Most smaller retiree homes and owned-lot manufactured homes fall in that band. The upper third, above about $383,008, tends to be larger houses and riverfront property.
Nearby options at similar or lower prices include Daytona Beach at about $251,316, South Daytona at about $247,813 and Holly Hill at about $199,089. Port Orange runs about $339,343. Edgewater's advantage is quiet streets and a short drive to New Smyrna's beach without New Smyrna prices.
Insurance on manufactured homes and older houses
Manufactured homes are insured differently from site-built houses, and premiums depend heavily on the year built. HUD tightened wind-zone standards in 1994 after Hurricane Andrew, and many insurers treat homes built before then much less favorably. Ask for the HUD data plate and the tie-down records, and get a quote before the inspection period ends.
For a site-built home from the 1980s, expect the insurer to want a 4-point inspection (roof, electrical, plumbing, HVAC) and a wind mitigation report. Roof age often decides whether a policy is available at a reasonable price. Check the FEMA flood zone for the address, especially closer to the Indian River.
Hurricane deductibles in Florida are a percentage of dwelling coverage, commonly 2%, 5% or 10%, and apply once per calendar year. On a fixed income that deductible is real cash you need on hand. Ask the community whether it has a storm plan, who secures common buildings, and whether residents are expected to evacuate in a strong storm. Florida emergency managers generally ask manufactured-home residents to evacuate ahead of a hurricane whatever their zone, so plan where you would go before you buy.
Homestead and fixed-income planning in Edgewater
Retirees who make Edgewater their permanent residence can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes limiting assessment increases to 3% or CPI. Remember that the assessment resets to market value when you buy, so the seller's tax bill is not your tax bill. Pension and Social Security income is untouched at the state level, since Florida levies no personal income tax.
Amendment 3, on the November 3, 2026 ballot, proposes changes to homestead and non-homestead taxation and needs 60% to pass. Leased-lot manufactured homes are taxed differently from homes on owned land, so ask the county property appraiser how your specific home would be assessed. A shortlist that separates leased-lot and owned-lot options is the fastest way to compare true monthly cost.
