Where South Daytona sits and how big it is
South Daytona is a small city of about 13,543 people, squeezed between Daytona Beach to the north and Port Orange to the south, on the mainland side of the Halifax River. US-1 (Ridgewood Avenue) runs through it, and I-95 is a short drive west. Daytona Beach International Airport is a few minutes away, and the ocean beaches are across the river on the beachside.
Because it is small and boxed in by neighbors, there is little vacant land left. Almost everything you will tour is a resale home, and new subdivisions are rare. That shapes the whole buying experience. Inventory turns over slowly, good houses at fair prices can go quickly, and you will often compete with buyers who also looked in Holly Hill and Daytona Beach the same week. Getting pre-approved before you arrive and having inspectors lined up shortens the gap between seeing a house and making a firm offer.

An older housing stock with a mixed profile
Census data puts the median South Daytona home at 1976 construction, more than a decade older than Port Orange's 1989. Only 49.4% of homes are single-family detached. Another 16.5% are in buildings with 10 or more units, and 13.9% are mobile or manufactured homes. So a buyer here chooses between 1960s and 1970s ranch houses, older condo complexes and manufactured-home communities, with a thinner layer of newer houses.
Older does not mean worse, but it changes the checklist. Expect questions about cast iron drain lines, older electrical panels, galvanized or polybutylene plumbing in some homes, original windows and roofs on their second or third replacement. A 4-point inspection is close to standard for houses of this age, and insurers read it carefully.

What your money buys
Zillow's bedroom figures show the range. Two-bedroom homes run about $176,052, three-bedroom homes about $277,586 and four-bedroom homes about $337,211. Single-family homes overall sit near $259,076 and condos near $137,785. The lower third of the market is around $163,522 and the upper third around $332,694.
A four-bedroom in South Daytona costs about the same as the typical home of any size in Port Orange. That is the core value case for the city. The flip side shows in condos: South Daytona's condo index is about 22% below its December 2022 peak of $176,850, a sign of how much older condo buildings have been repriced under Florida's newer reserve and inspection rules.
Who lives there
The median age is 48.5 and 23.0% of residents are 65 or older. Only 5.0% of homes are seasonal, so this is a year-round town, not a winter-only one. Retirees, working households and people who commute to jobs around Daytona Beach live side by side. If you want neighbors who are around in summer, that low seasonal share is a plus. If you want a resort atmosphere, you will find more of it across the river.
Day-to-day life is suburban and car-based. Groceries, medical offices and services along US-1 and in neighboring Daytona Beach and Port Orange are close, and the city's small size means most trips are short. Movers coming from larger metros usually find the pace slower than they expected, which is either the point or the problem, depending on the person.
Pros and cons for a buyer
- Pro: among the lower entry prices in coastal Volusia County; only Holly Hill ($199,089) is notably cheaper on Zillow's index among nearby cities.
- Pro: central location between Daytona Beach and Port Orange, close to the airport, US-1 and I-95.
- Pro: prices have held up better than most neighbors over the last year.
- Con: older homes mean higher insurance, more 4-point issues and more deferred maintenance.
- Con: little new construction, so buyers who want a 2010s or newer house have few options inside the city.
- Con: low-lying areas near the river and canals carry flood risk. Check each address's FEMA zone.
Taxes and insurance for newcomers
Florida has no state income tax. Property tax resets to roughly market value when you buy, so the seller's bill is a poor guide. For a permanent residence, file for homestead with the Volusia County Property Appraiser; in 2026 it removes up to $51,411 from assessed value and caps future increases at 3% or CPI. Non-homestead owners get a 10% cap on non-school levies only.
Insurance on a 1970s house can cost more than the mortgage principal on a cheap one. Before you fall for a listing, get the roof age and type, any wind mitigation report and a homeowners quote. If a carrier will not write the house, Citizens Property Insurance is the state-backed insurer of last resort, though its eligibility rules and pricing change.
What to check before you move
Drive the area after a heavy rain to see which streets hold water. Ask for permit history on the roof, AC and any additions; older homes sometimes carry enclosed porches or garage conversions done without permits, which can cause trouble with insurance and appraisal. For condos, read the association budget and reserves line by line. For manufactured homes, confirm whether the land is owned or leased.
If South Daytona's prices fit but the age of the stock worries you, compare a few listings here against similar budgets in Port Orange and Edgewater ($294,264). A side-by-side shortlist usually settles the question faster than more research.
