Moving to New Smyrna Beach, FL

A small beach city with two distinct halves, and a price tag well above its neighbors

New Smyrna Beach is a good place to live if you want a small, walkable beach town and can pay for it: Zillow's typical home value is about $453,639, more than any other city in this part of Volusia County. Prices have been steady lately, up 1.0% in a year and 18.4% over five years, so you are buying into a stable market, not a cheap one.

Two towns in one: beachside and mainland

The Indian River, part of the Intracoastal Waterway, splits the city. East of it is the barrier island with the ocean, Flagler Avenue's shops and restaurants, and most of the condo buildings. West of it is the mainland with Canal Street's historic downtown, older neighborhoods and newer subdivisions toward I-95. Two causeways connect the halves.

The price difference between them is large. In Zillow's neighborhood data, North Beach is about $938,359 and Inlet Shores about $848,544, while Historic Westside is about $216,380 and Central Mainland about $279,549. Before you look at listings, decide which side of the river you want to live on. It changes the budget, the insurance and the daily routine.

Between those extremes sits most of the market. Canal Downtown runs about $424,415, Sugar Mill about $391,338 and Glencoe about $370,074 on Zillow. Over five years, South Mainland gained 30.5% and Faulkner 29.1%, while the State Road 44 Corridor rose 9.6% and slipped 2.9% in the last year. Zillow's neighborhood lines do not always match what locals call an area, so use the names as a guide and check the actual street. A newcomer who wants the beach on weekends and a yard during the week often lands on the mainland and drives across the causeway, which takes minutes outside peak season.

What kind of housing you will find

Census data shows a mixed stock. Just over half of homes, 51.6%, are single-family detached, and 27.8% are in buildings of 10 or more units, mostly oceanfront and riverfront condos. Mobile and manufactured homes are only 3.2%. The median home was built in 1989.

Zillow's numbers by type: the typical condo is about $466,945 and the typical single-family home about $446,630. That condo premium is unusual in Florida and reflects where the condos are, which is mostly on the water. By size, a 2-bedroom runs about $397,386, a 3-bedroom about $497,764 and a 4-bedroom about $588,069.

If those prices are a stretch, Edgewater to the south runs about $294,264 and Port Orange to the north about $339,343. Both are a short drive to New Smyrna's beach.

Who lives in New Smyrna Beach

The city is older and more seasonal than most of Volusia County. Census data puts the median age at 57.8, with 35.3% of residents 65 or older, and 19.5% of homes are seasonal. Population is about 31,974.

In practice that means winter and spring feel busier than late summer, some condo buildings are quiet for half the year, and many neighbors are retirees or part-year owners. Families do live here, especially on the mainland, but if you are moving with school-age kids you will be in the minority on many streets. Visit in both January and August before you commit.

Getting around and what is nearby

I-95 runs along the west side of the city, and State Road 44 connects New Smyrna to I-95 and west toward DeLand. Daytona Beach International Airport is the closest commercial airport, north of the city, and Orlando International is a longer drive inland. Day to day, most errands are by car.

The coast is the draw. Smyrna Dunes Park sits at the north tip of the island by Ponce de Leon Inlet, and Canaveral National Seashore begins to the south. Volusia County allows driving on parts of its beaches, with access rules and fees, and New Smyrna has a long-standing surf culture around the inlet. Downtown and Flagler Avenue both have local restaurants and events within walking distance of many homes.

Taxes, insurance and storm exposure

Florida has no state income tax. If New Smyrna becomes your permanent home, homestead can reduce assessed value by up to $51,411 in 2026, and Save Our Homes caps the annual increase at 3% or CPI. A seasonal owner gets neither, only a 10% cap on non-school levies. The assessment resets to market value at purchase, so ignore the seller's current tax bill and estimate from your price.

Insurance is the cost newcomers underestimate most. On the barrier island, many properties are in high-risk flood zones where lenders require flood insurance. On the mainland, low areas near the river and creeks can be too. For any home, check the FEMA zone of the exact address, get a wind mitigation report, and ask for the roof age. Get quotes during your inspection period, before you are locked in.

What newcomers get wrong about New Smyrna

The trade-off is simple. You pay more here than in Edgewater, Port Orange or Daytona Beach, and you get a smaller, slower town with a strong downtown and a beach that does not feel like a resort strip. If that fits, the next step is a shortlist split by beachside and mainland so you can see both price levels at once.
