Where Orange City sits and how people get around

Orange City is in West Volusia, along I-4 between DeLand to the north and DeBary and Deltona to the south and east. US-17/92 runs through town and carries most local traffic. I-4 is the main route to Orlando to the southwest and to Daytona Beach and the coast to the northeast.

SunRail, the Central Florida commuter train, has stations nearby in DeBary and DeLand, which some Orlando-area commuters use instead of driving I-4 every day. Orlando International and Daytona Beach International are both reachable by car; Orlando Sanford International is also in the region. Most daily errands here are by car.

Blue Spring State Park, known for the manatees that gather in the spring run in winter, is in Orange City. The St. Johns River runs along the west side of the area.

What housing costs and what kind you will find

Zillow's figures for Orange City: the typical single-family home is about $295,264, down 1.0% in a year, and the typical condo about $184,024, down 3.1%. By size, a 2-bedroom is about $221,999, a 3-bedroom about $292,455, a 4-bedroom about $377,579 and a 5-bedroom or larger about $444,999. The lower third of the market starts under roughly $227,046 and the upper third near $384,797.

The Census mix is unusual for a small Florida city. Only 48.8% of homes are single-family detached. Another 17.6% are in buildings of 10 or more units, and 15.2% are mobile or manufactured homes. The median home was built in 1991, so much of the stock is 30 to 35 years old.

That variety gives you real choices at different prices: a manufactured home in an established park, a condo or townhome, or a 1990s or newer subdivision house. Each comes with a different set of fees and insurance questions.

How Orange City compares to nearby cities

Orange City is one of the cheaper options in West Volusia. Zillow puts Deltona at about $297,684, close to Orange City, while DeLand runs about $337,546, DeBary about $378,912 and Lake Helen about $323,609. On the coast, Ormond Beach is about $364,484 and New Smyrna Beach about $453,639.

The price drop over the last year is small, but it is a change from the run-up of recent years. Buyers have more room to negotiate on homes that have sat, particularly on condos. I usually tell buyers here to compare at least one Orange City option against DeBary and Deltona at the same budget, because the three markets overlap.

Who lives in Orange City

Census data puts the median age at 44.2, with 25.6% of residents 65 or older. Only 3.7% of homes are seasonal, so the population is mostly year-round. That is a different feel from the coastal towns, where a fifth of homes can sit empty half the year.

Retirees are a large share of the community, especially in the manufactured-home parks and 55+ communities, but working households and families commuting toward Orlando or Daytona make up much of the rest. AdventHealth Fish Memorial is the hospital in Orange City, and the US-17/92 corridor has most of the shopping and services.

Inland does not mean storm-free

Being inland reduces storm surge risk, but hurricanes still bring wind and heavy rain to West Volusia. Insurers look at roof age, roof shape and attachment, and opening protection, so get a wind mitigation report on any home you are serious about. For homes around 30 years old, insurers usually want a 4-point inspection as well.

Flood risk is about rain and drainage here. Low areas, homes near lakes, wetlands and the St. Johns River basin can sit in FEMA flood zones. Check the zone for the exact address, and ask the seller about past water intrusion.

Central Florida also has sinkhole activity. Florida homeowner policies must cover catastrophic ground cover collapse; broader sinkhole coverage is often optional and priced separately. Ask the insurer what your quote includes, and ask the seller for any past claims or ground testing.

Taxes and what newcomers get wrong

Florida has no state income tax. A permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes holding annual assessment growth to 3% or CPI. The assessment resets to market value when you buy, so the tax you pay will often be higher than the seller's.

For a buyer moving in from out of state, a shortlist that covers a house, a condo and a manufactured home at your budget shows quickly which kind of property fits.
