Selling a House in Daytona Beach

Beachside condos and mainland houses are two different sales: pricing either in Daytona Beach

A typical Daytona Beach home is worth about $251,316 on Zillow's index, down 1.6% over the past year and about 13% below the December 2022 peak. Single-family houses ($296,223) are nearly flat, down 0.5%, while condos ($153,811) are down 6.5% in a year and about 26% below their peak, which makes the type of property the main pricing question.

Daytona Beach's numbers, split by type

Daytona Beach peaked earlier than many Florida cities. The all-homes index hit $288,983 in December 2022 and has been easing since; it touched about $251,000 in mid-2026 and has held there. The segments look like this on Zillow:

A house seller is in a level market, where the last six months of sales give a fair price. A condo seller is still in a declining one, and the condo index has essentially given back five years of gains.

Why beachside condos are harder to sell

Hurricanes Ian and Nicole in the fall of 2022 eroded the Volusia County coast and damaged seawalls and some oceanfront buildings. Around the same time, Florida's condo safety laws started requiring milestone inspections for buildings of three or more stories and fully funded structural reserves. For older oceanfront towers, that combination meant repair bills, higher dues and special assessments, and buyers have priced it in.

If you are selling a condo, assume the buyer and lender will want the milestone inspection report (or proof one isn't yet required), the structural integrity reserve study, the budget and reserve balance, the master insurance policy and any approved or proposed special assessment. Ask the association for these and the estoppel certificate before listing. A resale condo buyer can cancel within a short window after receiving the association documents, so surprises there cost you the deal. A building that has finished its repairs and funded its reserves can be a selling point; say so plainly with documents behind it.

Census data shows 28.9% of homes in the city are in buildings of 10 or more units, so you will have competition. Price against units in buildings with a similar age, inspection status and assessment history.

Financing also narrows the condo buyer pool. A building with an incomplete inspection, low reserves, pending litigation or a large share of units behind on dues may not meet lender guidelines, which leaves cash buyers. Ask the association whether recent sales in the building closed with loans; if they did, tell buyers.

Seller costs on a $251,000 sale in Daytona Beach

Sale price (typical home value)$251,000
Deed doc stamps ($0.70 per $100)−$1,757
Owner's title policy−$1,330
Settlement, lien search and recording (estimate)−$1,200
Before commission and mortgage payoff$246,713

Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.

Mainland houses: what buyers are paying for

By bedroom count, Zillow shows a 2-bedroom near $222,185, a 3-bedroom near $302,107, a 4-bedroom near $385,969 and a 5-bedroom near $432,989. The lower third of the market is under about $135,077, largely condos and small older homes; the upper third starts near $443,981.

The median build year is 1981, so many houses need a 4-point inspection and a roof review before a buyer can insure them. Roof age is the single biggest item: a roof with a few years left on it can make the house hard to insure and push buyers toward cash-only offers. Get a wind mitigation report and know your roof permit date before listing. If a roof replacement is due, get a quote before listing so you can compare the cost of replacing it with the discount buyers will ask for.

Nearby markets your buyers are also watching

Zillow puts Holly Hill at about $199,089, South Daytona $247,813, Port Orange $339,343, Ormond Beach $364,484 and New Smyrna Beach $453,639. Daytona Beach is on the lower end of the coastal group, which helps a seller whose home is priced near the city's typical value. A well-updated house here can draw buyers priced out of Ormond Beach or Port Orange, but a listing priced like Ormond needs the condition and location to back it up. The buyer pool is mixed: a median age of 40.3, 22.5% of residents aged 65 or older and 8.2% seasonal homes.

Seller costs, disclosure and taxes in Volusia County

The deed doc stamp tax is $0.70 per $100, customarily paid by the seller: about $1,760 on a $251,316 sale. Local custom in Volusia County and the contract's terms decide who covers the owner's title policy. Property taxes are billed at the end of the year, so you credit the buyer for your share at closing.

Florida sellers must disclose known material defects that aren't readily observable. Since October 1, 2025, a flood disclosure is also required: known flood damage during ownership, flood insurance claims and federal flood assistance. After the 2022 storms, have repair permits and invoices on hand.

Cash and instant-offer buyers are common for older condos and houses needing work. They can close quickly with fewer conditions, usually at a lower price than an open-market sale, so weigh the gap against your repair and carrying costs. Commissions are negotiable, and since August 2024 offering buyer-agent compensation is your decision; it no longer appears on the MLS.

Florida has no state income tax. The federal exclusion covers up to $250,000 of gain ($500,000 married filing jointly) on a main home lived in two of the last five years. Run your numbers past a CPA. This isn't legal or tax advice.

What buyers ask me

What is my home worth in Daytona Beach?

Zillow's typical values are $251,316 for all homes, $296,223 for single-family and $153,811 for condos. For condos, the building's inspection, reserve and assessment status can move value as much as the unit itself.

Why are Daytona Beach condo prices down?

The condo index is about 26% below its December 2022 peak. Storm damage from Ian and Nicole in 2022 and Florida's newer condo inspection and reserve rules raised costs for many older buildings, and buyers price that in.

Are Daytona Beach house prices falling?

Barely. The single-family index is down 0.5% over 12 months and has held close to $296,000 through 2026.
