Buying a House in Ormond Beach
What a single-family budget buys in each part of the city, and the inspections that protect it
A typical single-family house in Ormond Beach costs about $379,502 on Zillow's home value index, down 0.6% over the past year after a five-year rise of about 12% for the city overall. Houses are the core of this market, at 64.9% of all homes per Census data, and the median one was built in 1984, so roof, insurance and flood checks matter as much as price.

Price by bedroom count, and the 4-bedroom jump
Zillow's typical values by size across Ormond Beach:
- 2-bedroom: about $269,303
- 3-bedroom: about $381,429
- 4-bedroom: about $521,586
- 5-bedroom or more: about $711,606
The step from 3 to 4 bedrooms is about $140,157, much bigger than the $112,126 step from 2 to 3. That reflects where larger homes sit: newer planned subdivisions west of I-95, riverfront lots and beachside streets. A buyer who needs four bedrooms is usually also buying a newer home or a better location, which pushes the price up twice.
The lower third of the Ormond market starts under roughly $257,081 and the upper third near $558,318. Most older mainland 3-bedroom homes sit in the middle band.

Roof age and wind mitigation on a 1980s house
With a median build year of 1984, many Ormond houses are on their second or third roof. Insurers care about roof age more than almost anything else; a shingle roof near the end of its life can make a home hard to insure or raise the premium sharply. Ask the seller for the roof permit date and get a wind mitigation inspection.
The wind mitigation report records roof shape, roof deck attachment, roof-to-wall connection (clips or straps), and opening protection such as shutters or impact windows. Each feature can lower the premium. On older homes, insurers usually also want a 4-point inspection covering roof, electrical, plumbing and HVAC. Older electrical panels and some plumbing materials from that era can be a problem with carriers, so find out early.
Beyond the roof, a few items come up again and again on Ormond houses from the 1970s and 1980s. Polybutylene supply lines, used in many Florida homes of that period, are declined by a number of carriers. Cast-iron drain lines under the slab can corrode and crack, and a camera scope of the main drain costs little next to a repair. Some panels from that era are flagged by insurers outright. Ask your inspector to note each of these by name so you can price them before the inspection period closes.

Flood zone and elevation
Flood exposure in Ormond Beach follows the water. The beachside sits between the ocean and the Halifax River. Riverfront homes along the Halifax and homes near the Tomoka River and its creeks can be in high-risk zones, as can low pockets inland. Check the FEMA zone of the exact address; two homes on the same street can differ.
- Ask whether an elevation certificate exists; it shows floor height against base flood elevation
- Get a flood quote even outside a required zone, since many claims come from moderate-risk areas
- Ask the seller about past water intrusion and any flood claims
Lenders require flood insurance in A and V zones. Price it before you commit.
HOAs, CDDs and newer subdivisions west of I-95
Most older mainland neighborhoods in Ormond have no HOA or only a voluntary one. Newer planned communities west of I-95 usually have a mandatory HOA, and some have CDD assessments that appear on the property tax bill. Ask for the annual HOA dues, what they cover, any pending assessments, and the CDD amount and remaining term.
The trade-off is condition. A 2000s or 2010s house in a planned community often has a newer roof, better wind features and a lower insurance quote, which can offset HOA dues. An older mainland house with no HOA gives more freedom but may need more work. Price both with insurance, not only the mortgage.
Homestead and what your tax bill will look like
If the house will be your permanent home, file for homestead with the Volusia County property appraiser by March 1 of the year after you buy. Homestead takes up to $51,411 off assessed value in 2026, and the Save Our Homes cap then limits annual increases to 3% or CPI. The seller's tax bill reflects their own capped assessment; yours will reset to market value after the purchase, so estimate it from your price. Second-home buyers and Canadians who are not permanent residents get no homestead and a 10% cap on non-school levies.
Amendment 3, on the November 3, 2026 ballot, would change parts of the homestead and non-homestead rules if 60% of voters approve it. The outcome is not known as I write. This isn't tax advice; confirm your exemption with the property appraiser.

Holly Hill borders Ormond to the south and costs much less, but the housing is generally older and smaller. Port Orange is the closest match on price with a different mix of neighborhoods. If the Ormond address is the goal, I would set up a shortlist across the beachside, the river neighborhoods and west of I-95 at your budget and compare roof age, flood zone and fees side by side.
