Living in Riviera, Coral Gables
A golf-course section of the Gables priced right at the city's house average
Riviera's typical home is worth about $2,045,319 on Zillow's index, up 10.5% over the past year, which puts it close to the citywide single-family value of $2,096,593. For a buyer, that makes Riviera a good benchmark for what a mainstream Coral Gables house costs, outside the gated bayfront enclaves and below the top-tier waterfront streets.

Where Riviera is and what it's like
Riviera takes its name from the Riviera section of George Merrick's original 1920s plan for Coral Gables, and the Riviera Country Club with its golf course sits in this part of the city. The University of Miami is nearby, and US-1 is the main commercial road on the area's edge.
The streets are residential, with detached houses on landscaped lots under the city's tree canopy. Homes range from older Mediterranean Revival and mid-century houses to newer rebuilds. Like the rest of the Gables, exterior changes go through the city's architectural review, and some homes carry historic designation.
Zillow's neighborhood boundary is its own. What a local calls Riviera and what Zillow maps as Riviera may not match street for street, so look at the address on the city's maps rather than relying on a listing label.
What Riviera's number says
Zillow's all-homes value for Riviera, about $2,045,319, covers every home type in its boundary. Because the area is overwhelmingly single-family, the figure behaves like a house value. It sits about 30% above the citywide all-homes value of $1,571,133, which includes condos, and just below the citywide single-family figure.
The 10.5% gain over the past year is above the city's 8.3% all-homes gain and its 9.8% single-family gain. Zillow does not publish a five-year figure for Riviera, so I can't compare its longer trend to the city's 63.2% five-year rise.
The city's bedroom ladder gives context. A 3-bedroom Gables home is about $1,649,430 and a 4-bedroom about $2,675,430. Riviera's typical value lands between the two, consistent with a neighborhood of 3- and 4-bedroom houses.

Riviera against other Gables neighborhoods
On Zillow's list of Coral Gables neighborhoods, Riviera sits in the upper-middle tier:
- Below Riviera: Biltmore about $1,059,803, Coral Groves about $1,188,727, Coconut Grove (as Zillow labels it within the Gables) about $1,245,381, Granada about $1,279,538 and Coral Estates about $1,432,659.
- Close to Riviera: King's Bay about $1,777,997 and Deering Bay about $1,783,593.
- Above Riviera: University Estates about $2,642,209, Biscayne Bay about $3,056,654, Coral Bay about $4,261,019, Cocoplum about $7,002,608, Snapper Creek Lakes about $7,491,123, Old Cutler Bay about $12,755,205 and Gables Estates about $23,500,845.
The more expensive group is mostly gated or bayfront. Riviera is one of the priciest Gables neighborhoods that is neither, which is part of its appeal for buyers who want a Gables house without paying for water.
What to check on a Riviera house
The city's median year built is 1969, and Riviera has plenty of older houses. My list for a buyer here:
- Historic status: ask the city whether the house is designated or eligible. It affects what you can change and whether a teardown is possible.
- Roof: barrel tile is common. Get the roof permit date and a roof condition report, since insurers will ask.
- Openings: Miami-Dade is a High-Velocity Hurricane Zone. Impact windows and doors cost a lot but improve the wind mitigation report.
- Plumbing and drains: a sewer scope on an older house is cheap insurance against a cast iron drain replacement.
- Electrical: older panels and wiring can block coverage until updated.
- Trees: large trees near the house can damage roofs and foundations, and removing them takes a permit.
Order a 4-point inspection and a wind mitigation report, then get an insurance quote inside your inspection period.
Flood, location and daily life
Riviera is inland from the bayfront neighborhoods, so its flood exposure is generally lower than Cocoplum's or Gables Estates', but low spots and canal-adjacent streets exist across the Gables. Pull the FEMA zone for the exact address and ask for an elevation certificate if the house has one.
The location is central. The university, US-1, Metrorail stations along US-1 and the downtown Gables shopping and dining district are all a short drive. Proximity to the university also means more traffic on some streets during the school year and on game days.
Buyers coming from other cities often ask about the golf course itself. Living near it brings green views and open space, and also errant golf balls on some lots and early-morning maintenance noise. Walk the street at different times of day before you commit. If a house backs onto the course, ask the seller about any damage history and look at the fence and screen enclosure.
Taxes and the cost of moving up
Buying a Riviera house resets the assessed value to roughly your purchase price. At a $2 million price, that is a big change from what a long-time owner paid. If it will be your permanent home, file for homestead: up to $51,411 off assessed value in 2026 and a 3% or CPI cap on yearly increases after that. In Miami-Dade, the seller usually pays deed stamps at $0.60 per $100, and the buyer usually pays for the owner's title policy.
For buyers coming from a cheaper Gables neighborhood such as Biltmore or Coral Groves, Riviera is a step up of roughly $800,000 to $1 million at typical values. If you are weighing Riviera against those or against University Estates, I can pull recent sales on comparable streets so you see the real spread house by house.
