Moving to Coral Gables, FL

A planned 1920s city where the rules, the trees and the prices all run high

Coral Gables is a good place to live for buyers who can afford it and like an orderly, tree-lined city close to Miami: the typical home is about $1,571,133 on Zillow's index, up 63.2% over five years. It is also a city with strict design rules, old houses and a big gap between condo and house prices, and those three facts shape the move more than anything else.

What kind of place Coral Gables is

Coral Gables was planned by George Merrick in the 1920s, with Mediterranean Revival architecture, wide boulevards, plazas and fountains. It still calls itself the City Beautiful, and the city government acts like it means it. About 49,802 people live here.

Landmarks most newcomers learn fast: the Biltmore Hotel, the Venetian Pool, Miracle Mile and the shops and offices along Ponce de Leon Boulevard, and the University of Miami campus on the south side of the city. A free city trolley runs along Ponce, and Metrorail stops along US-1 at the city's edge connect to downtown Miami.

The south end of the city reaches Biscayne Bay, with gated waterfront neighborhoods along Old Cutler Road, Matheson Hammock Park and Fairchild Tropical Botanic Garden. Miami International Airport is a short drive to the north, close enough that some northern neighborhoods hear the flight path.

Who lives here

Coral Gables is younger and more year-round than many South Florida cities. Census puts the median age at 39.1, with 18.9% of residents 65 or older, and only 4.1% of homes are seasonal. That is a city of full-time residents, professionals, university staff and families, which shows in daytime traffic, busy weekend streets and active neighborhood associations.

It is roughly half houses and half apartments. Census counts 49.7% of homes as single-family detached and 40.1% in buildings with 10 or more units. Condos and apartments concentrate downtown, along Ponce and near the university; the residential blocks around them are mostly houses.

For a newcomer, that mix means two different moves. A condo buyer lives near shops, offices and the trolley and can walk to a lot of daily errands. A house buyer gets quieter streets, bigger trees and a car-based routine. Both pay Gables prices, but the condo buyer deals with an association and building reserves while the house buyer deals with architectural review and an older structure. Decide which of those problems you would rather own before you start touring.

What it costs to buy in

The spread between condos and houses is the first thing to understand. Zillow puts the typical condo at about $567,393, up 1.3% in a year, and the typical single-family home at about $2,096,593, up 9.8%. All homes together rose 8.3% in a year.

By size: a 1-bedroom is about $353,881, a 2-bedroom about $711,007, a 3-bedroom about $1,649,430 and a 4-bedroom about $2,675,430. Zillow's lower third of homes runs below about $641,090, and the upper third begins around $3,556,745.

Against nearby cities, the Gables is in a different bracket. Miami's typical home is about $583,705, Doral's about $548,839 and Cutler Bay's about $563,335. People who move here for the setting but can't stretch to a Gables house often buy a Gables condo or a house in a neighboring city and drive in.

City rules newcomers run into

Coral Gables regulates appearance more than most Florida cities. Before you buy, know that:

None of this stops people from renovating. It adds time, design fees and approval steps. If you plan work on a house, talk to an architect who handles Gables projects during your inspection period, not after closing.

Old houses, insurance and flood

The median home in Coral Gables was built in 1969, and many houses date from the 1920s through the 1950s. Expect a 4-point inspection on almost any older house, plus a wind mitigation report. Roofs, original windows, cast iron drains and older electrical panels are the usual cost items, and they affect whether insurers will write a policy at all.

Flood exposure depends on the part of the city. Neighborhoods closer to Biscayne Bay and its canals face higher risk, and many sit in FEMA high-risk zones. Inland areas north of US-1 are generally higher, but check the zone for each address and ask for the elevation certificate.

Get insurance quotes during the inspection period. On an expensive older house, finding the right policy can take longer than finding the house.

Pros, cons and taxes

Pros: mature trees and planned streets, a real downtown, the university, short drives to Miami and the airport, Metrorail access, bayfront parks, and a full-time population.

Cons: high prices, design review and historic rules, older houses that need work, traffic on US-1 and around the university, and waterfront areas with real flood exposure.

On taxes: Florida has no state income tax, which can offset part of the cost for someone moving from a high-tax state. Property tax resets to the purchase price after a sale, so a long-time owner's bill is no guide. File for homestead if the home is your permanent residence: in 2026 it takes up to $51,411 off assessed value and caps increases at 3% or CPI. This isn't legal or tax advice. If you tell me your budget and whether you need a house or a condo, I can shortlist the parts of the Gables that make sense for it.

What buyers ask me

Is Coral Gables a good place to live?

For buyers who want a planned, tree-lined city near Miami with a full-time population, yes. The costs are high, and the city's design and historic rules add steps to any renovation.

How much does a house cost in Coral Gables?

Zillow puts the typical single-family home at about $2,096,593 and a 3-bedroom home at about $1,649,430. Condos are much cheaper, around $567,393.

What are the downsides of living in Coral Gables?

High prices, strict exterior rules, older houses with expensive systems, traffic on US-1 and flood exposure near the bay.

Is Coral Gables in a flood zone?

Parts of it are. Areas near Biscayne Bay and its canals are more often in FEMA high-risk zones; inland areas are usually lower risk. Check each address.

Is Coral Gables close to the airport?

Yes. Miami International Airport sits just north of the city, a short drive from most Gables neighborhoods.
