Where Cocoplum is
Cocoplum is a guard-gated community in southern Coral Gables near Biscayne Bay. Its entrance area is near Cocoplum Circle, the roundabout where Sunset Drive, LeJeune Road, Granada Boulevard and Old Cutler Road meet. Streets inside include Cocoplum Road, Lago Drive and Los Pinos Circle.
The community mixes waterfront lots on canals and bay water with interior lots that have no direct water frontage. That mix explains why prices inside Cocoplum vary so much from one street to the next. Matheson Hammock Park, with its bay beach and marina, is a short drive south along Old Cutler Road. Fairchild Tropical Botanic Garden is on the same road, a bit farther along.
Zillow's boundary for Cocoplum may not match the community's gates exactly, so confirm that a listing is inside the guarded section if that matters to you.
Compared with the Gables' northern neighborhoods, Cocoplum is quieter and more private, and farther from downtown Coral Gables, the university and the airport.
What the $7 million figure includes
Zillow's value for Cocoplum is an all-homes figure for the whole enclave, waterfront and interior lots together. In practice, an interior lot and a bayfront lot can sit millions of dollars apart. Before you compare a listing to the average, sort recent Cocoplum sales by lot type.
The 15.7% gain over the year compares with 8.3% for all Coral Gables homes and 9.8% for its houses. Zillow has no five-year figure for Cocoplum on this list. With a small number of sales, a few large transactions can move the average, so read the trend as a direction rather than a precise rate.
The city's own bedroom ladder tops out at about $5,169,567 for 5-bedroom-plus homes. Cocoplum's typical value is above even that, which tells you most homes here are large houses on large or waterfront lots.

Cocoplum among the Gables' top neighborhoods
Zillow's typical values for the southern, high-end Gables:
- Gables Estates: about $23,500,845 (up 12.2%).
- Old Cutler Bay: about $12,755,205 (up 12.7%).
- Snapper Creek Lakes: about $7,491,123 (up 8.9%).
- Cocoplum: about $7,002,608 (up 15.7%).
- Coral Bay: about $4,261,019 (up 5.1%).
- Biscayne Bay: about $3,056,654 (up 14.0%).
Cocoplum and Snapper Creek Lakes are close in typical value, and buyers often tour both. Coral Bay and the Biscayne Bay area offer a lower entry into the southern Gables. For buyers who want a gate and water at a lower price than Gables Estates, Cocoplum is usually where the search lands.
Due diligence on a Cocoplum home
- Waterfront lots: check dock depth at low tide and the route out to Biscayne Bay, inspect the seawall and dock, and confirm permits for the dock, lift and any shoreline work.
- Interior lots: confirm whether the lot has any water rights or deeded dock access. Some buyers assume access they don't have.
- Elevation: ask for the elevation certificate. Many lots in this area are in FEMA high-risk zones, and finished floor height drives the flood premium.
- Roof and openings: Miami-Dade's High-Velocity Hurricane Zone rules apply. Impact windows, roof attachment and roof age all show up on the wind mitigation report.
- Community rules: read the HOA documents, budget and any rules on construction, fencing and boats.
- City review: Coral Gables' architectural review applies to exterior changes and new houses.
Get insurance quotes for both wind and flood during the inspection period. At this value, NFIP flood coverage alone won't cover the house, so you will likely need excess or private flood coverage.
Teardown or move-in
In Cocoplum, as in other high-end bayfront enclaves, a share of buyers purchase for the lot and rebuild. Others want a finished house. The two buyers should price the same listing differently.
For a rebuild, the land, elevation requirements for new construction, architectural review and build time decide the value. For a move-in buyer, the age of the roof, windows, systems and seawall matters most. An older house that looks fine can carry six-figure near-term costs for impact openings, roof work or a seawall.
I ask buyers early which camp they are in, because it changes which listings are worth touring.
Rebuild buyers should also budget time. Design, city review, permits and construction for a large custom house in the Gables commonly stretch across a couple of years, and carrying costs (taxes, insurance on the lot or old house, HOA dues) run the whole time. A move-in buyer can live in the house while planning smaller upgrades. Put both paths on paper with real costs before deciding which listing is the better buy.
Taxes and closing in Miami-Dade
Assessed value resets to market value after you buy. If Cocoplum will be your permanent home, file for homestead, which removes up to $51,411 from assessed value in 2026 and caps yearly increases at 3% or CPI. On a high-value home, that cap is what saves money over time. Without homestead, the cap is 10% on non-school levies.
Miami-Dade sellers usually pay deed stamps at $0.60 per $100, and buyers usually pay the owner's title policy. A financed purchase adds note stamps of $0.35 per $100 and intangible tax of 0.2% of the loan. This isn't legal or tax advice.
