Buying a Condo in Coral Gables

The affordable way into the Gables, if the building's finances hold up

The typical condo in Coral Gables is worth about $567,393 on Zillow's index, up 1.3% over the past year, while the typical house is about $2,096,593. That gap makes a condo the most common way to buy into the Gables on a budget below $1 million, and it puts the building, more than the unit, at the center of the decision.

Condo prices against the rest of the Gables

Zillow's condo value in Coral Gables is about a quarter of the house value. Bedroom values, which mix condos and houses, show where condos sit:

The lower third of Gables homes runs below about $641,090, and most of those are condos and townhouses. Over the past year, condos rose 1.3% while houses rose 9.8%. Five-year growth for all homes was 63.2%, driven mostly by houses.

Read that two ways. Gables condos have held value better than condos in many South Florida markets that fell over the past year. They have also lagged Gables houses by a wide margin, so a condo here is a way to live in the city more than a stand-in for owning a Gables house.

Where the condos are and what the buildings are like

Census counts 40.1% of Coral Gables homes in buildings of 10 or more units. Most of those sit in the downtown area around Ponce de Leon Boulevard and Miracle Mile, along the US-1 corridor and near the University of Miami. A smaller number are along the water in the southern part of the city.

The stock runs from small low-rise buildings from the mid-20th century to mid-rise towers from the 1980s and 2000s and newer luxury buildings downtown. The citywide median year built is 1969, though that figure includes houses. Expect a wide range of ages and condition on the same street.

Downtown condos put you within walking distance of shops, restaurants, offices and the free trolley on Ponce. Near the university, you are close to campus traffic and activity. Bayside buildings trade walkability for water views.

Reserves, inspections and assessments

Florida's post-2022 condo law matters most in older buildings, and the Gables has many.

Small two-story buildings fall outside the milestone requirement, but they still have roofs, plumbing and parking lots that wear out. Ask how those are funded.

After you receive the association documents on a resale, you have seven days, excluding weekends and legal holidays, to cancel. Use the time to read them.

Fees and building insurance

Monthly fees in Gables condos vary widely. A small older building with few amenities can run lean, while a full-service tower with staff, valet and a pool costs more. In either case, insurance and reserves are the lines that have grown fastest in recent years.

Ask for the master policy and check its hurricane deductible. If a storm causes a large loss, the deductible may be passed on to owners as an assessment. Your own HO-6 policy covers the interior, your belongings and loss assessments up to the limit you choose. If the building sits in a FEMA high-risk zone, check whether the association carries flood insurance and what your lender requires.

Also ask about building rules that affect daily life and resale: pets, parking, move-in procedures, renovation approvals and any minimum ownership period before a unit can be sold.

Financing a Gables condo

Lenders split condos into warrantable and non-warrantable. A building can be non-warrantable because of litigation, a high share of units owned by one entity, low reserves, delinquent owners, commercial space or unresolved safety repairs. Non-warrantable buildings need portfolio or specialty loans, usually with larger down payments and higher rates.

Before you make an offer, ask your lender to check the building. If the building fails review after you're under contract, you can lose weeks. A building with a clean milestone report, funded reserves and no litigation is easier to finance and easier to sell later.

Foreign buyers can purchase in Coral Gables without U.S. residency. Foreign national loans typically need 30% to 40% down, and buying does not grant a visa.

Taxes, closing costs and nearby options

In Miami-Dade, deed stamps are $0.60 per $100 plus a $0.45 surtax on non-single-family property, which includes condos; the seller usually pays them. By county custom, the owner's title policy is a buyer cost here. If you finance, you pay note stamps at $0.35 per $100 and intangible tax of 0.2% of the loan.

Homestead applies to condos used as a permanent home: up to $51,411 off assessed value in 2026 and a 3% or CPI cap on increases. A second home gets the 10% non-school cap instead. Florida has no state income tax. This isn't legal or tax advice.

If Gables condo prices don't fit, Zillow's all-homes values in nearby cities give a sense of the alternatives: Miami about $583,705, Doral about $548,839 and Aventura about $423,482. If you send me your budget and whether walkability or water matters more, I can shortlist the Gables buildings worth a look and flag any with open repair questions.
