Sarasota vs Bradenton: Where to Buy

Two neighboring cities of almost the same size, with a price gap that is widest for condos.

Bradenton is the cheaper of the two: the typical home there is about $351,538 on Zillow's home value index, roughly $59,000 or 14% less than Sarasota's $410,998. The gap is widest for condos (about $190,967 vs $263,924) and narrowest for single-family houses (about $408,312 vs $443,015), so the answer depends on what you plan to buy.

Same size, different counties, a shared airport

The two cities are almost exactly the same size on Census numbers: about 56,970 people in Sarasota and 57,014 in Bradenton. Sarasota is the seat of Sarasota County, Bradenton of Manatee County, and they sit about 20 minutes apart on US 41 or I-75 outside rush hour. Sarasota Bradenton International Airport lies between them on the county line, which makes either city easy for buyers who fly often.

Each city's name also covers a much bigger unincorporated area with the same mailing address. Many "Bradenton" listings are out east toward Lakewood Ranch or west toward the beaches, and many "Sarasota" listings are in Palmer Ranch or east of I-75. The figures here are for the cities themselves.

Prices by home type and size

Zillow's numbers side by side:

Over five years, Bradenton's all-home value rose 15.0% against Sarasota's 12.2%, so the gap narrowed a little. Over the last year, both cities slipped, with condos falling most in both. The lower third of the market starts around $204,530 in Bradenton and $259,907 in Sarasota, which matters most to first-time buyers.

What a fixed budget buys in each city

Turning Zillow's figures into budgets makes the comparison concrete:

The gap matters most at the bottom and the top of the size range. In the middle, for a three-bedroom house, location within each city usually matters more than which city you pick.

Housing stock: towers vs neighborhoods

Sarasota is the more vertical city. In Census data, 35.8% of its homes are in buildings of 10 or more units, against 26.4% in Bradenton. Detached houses are 39.0% of Sarasota's stock and 42.4% of Bradenton's. Mobile homes are a small share in both, 3.9% and 3.5%.

The age difference is meaningful. Sarasota's median home was built in 1976 and Bradenton's in 1983. An older median means more homes that need 4-point inspections for insurance, more condos facing milestone inspections and reserve catch-up, and more renovation in the purchase price. Bradenton's somewhat younger stock doesn't remove those issues, but on average it shifts them a few years out.

Who lives in each city

The age profiles are close. Sarasota's median age is 48.2 with 29.2% of residents 65 or older; Bradenton's is 47.8 with 28.1%. The bigger difference is seasonal ownership: 14.5% of Sarasota's homes are seasonal against 8.9% in Bradenton. Sarasota has more part-year owners, especially in condo buildings, and winter traffic and restaurant waits reflect it.

For a buyer, a higher seasonal share in a condo building can mean quieter summers and more owners who aren't around for board meetings. Ask each association how many owners are full-time.

Lifestyle, beaches and getting around

Sarasota's draw is its downtown, arts institutions, Sarasota Memorial Hospital and short drives to Lido Key, Siesta Key and Longboat Key. Bradenton has its downtown riverwalk on the Manatee River, two hospitals in the city (Manatee Memorial and HCA Florida Blake), and Anna Maria Island to the west. Both have bridges to the islands that slow down in season.

On flood and storm exposure, both cities have low-lying waterfront and inland areas, and the 2024 storms hit both coastlines. The rules are the same in either: check the FEMA zone, get an elevation certificate where one exists, and get homeowners and flood quotes during the inspection period, along with a wind mitigation report.

Taxes and closing costs are almost the same

Both cities are in Florida, so there's no state income tax and the homestead rules match: up to $51,411 off assessed value in 2026 for a permanent residence, with a 3% or inflation cap afterward. The assessment resets at purchase in either county. Deed doc stamps are $0.70 per $100 in both counties, usually paid by the seller. Millage rates differ by city and county, so compare actual tax estimates on the two or three homes you're considering.

Who each city fits

Sarasota fits buyers who want a walkable downtown, a condo or house close to the arts and the hospital, and the barrier islands next door, and are willing to pay more, especially for condos. It suits buyers comfortable with older housing and careful about building documents.

Bradenton fits buyers who want more home for the money, particularly condo buyers and first-time buyers, with Anna Maria Island and the river nearby. It suits people who don't need to be in Sarasota daily or are happy with the drive.

Plenty of buyers tour both before deciding. If you tell me your budget and home type, I can build a shortlist that puts the best options in each city side by side.
