New Construction Homes in Kissimmee

How to compare a new Osceola County build against a resale house down the street

A typical resale four-bedroom home in Kissimmee is worth $396,436 on Zillow's home value index, and a three-bedroom about $327,934, so those are the numbers a builder's price sheet has to beat. Resale values fell 2.7% for single-family homes over the past year, which gives buyers more leverage with builders than they had a few years ago.

Where the new homes are

The City of Kissimmee itself is largely built out near its core. Census data puts the city's median year built at 1992, with 45.9% detached houses and 21.4% of units in buildings of ten or more. Most new subdivisions marketed as Kissimmee are on the outer edges of the city or in unincorporated Osceola County with Kissimmee mailing addresses, along with growth areas toward St. Cloud and Poinciana.

For a buyer that distinction matters. City or county jurisdiction affects the property tax rate, who issues permits and sometimes the water and sewer provider. Every new community also has its own HOA and, very often, a Community Development District. The address on the builder's brochure tells you none of that. The plat and the property appraiser's records do.

Resale vs new: running the comparison

Here's the resale benchmark from Zillow for Kissimmee:

Nearby, St. Cloud's typical home is $389,582 and Poinciana's $279,725, and both have a lot of newer construction competing for the same buyers. A useful test: price the new house with the options you actually want, add the first year's CDD and HOA, then compare with a resale home of similar size built in the last ten or fifteen years. Resale often wins on price and mature landscaping. New often wins on insurance, energy costs, warranty coverage and the absence of near-term repairs.

When resale values soften, builders tend to respond with incentives before they cut base prices, because a price cut resets the comparables for every future sale in the community. That's why it pays to ask about incentives on quick move-in homes specifically.

Incentives and what they cost you

National builders active in Osceola County, among them Lennar, D.R. Horton and Pulte, commonly offer closing-cost help, mortgage rate buydowns or option credits. These usually depend on financing through the builder's affiliated lender and sometimes closing with its title company.

You are never required to use the builder's lender, but walking away from it usually means giving up the incentive. Get a loan estimate from the builder's lender and from an independent one on the same day, and compare total cash to close and payment over the years you expect to keep the loan. A temporary buydown lowers payments only for the first year or two; a permanent buydown lasts for the loan's life but costs more.

CDD and HOA: the costs on top of the price

Osceola County has many CDD-financed communities. The CDD repays bonds for roads, drainage, amenity centers and sometimes landscaping, through a yearly assessment collected on the property tax bill. The debt part typically runs for a fixed term, while the operating part continues. Ask the sales office for the exact assessment for your lot, the remaining bond term, and whether a lump-sum payoff is available.

Property taxes on a new house also catch people out. The first bill may reflect land or a partly built home; the following year reflects the finished house at full value. Estimate from the contract price. If this will be your permanent home, homestead can cut up to $51,411 from assessed value in 2026 and limit later increases to 3% or CPI.

Some new communities west of Kissimmee were planned as vacation-home communities. If you will live full-time, read the HOA rules and ask what share of owners live there year-round.

Contract, deposits and build timeline

Inspect it anyway

County inspections confirm code compliance, not quality. Hire your own inspector for a pre-drywall visit, when framing, wiring, plumbing and window flashing are still visible, and again before the final walk-through. Schedule one more visit at month eleven so any defect goes on the warranty list in time.

Check drainage and the flood zone too. New Osceola subdivisions are often built around retention ponds and near wetlands. Look up the FEMA zone for your lot and get a flood quote. Ask the builder for the wind mitigation features, then get a homeowner's quote; new construction to current Florida code usually insures for less than older resale.

Have your own agent from the first visit

The sales consultant represents the builder. Most builders cooperate with buyer's agents but require registration on your first visit, so bring yours from the start. On my side, I compare communities on total monthly cost including CDD, HOA, taxes and insurance, review contract terms and help price options against resale. A shortlist that lists new and recent-resale homes in your budget side by side usually makes the choice clear.

Common questions

Are new homes in Kissimmee more expensive than resale?

Usually somewhat, once options are added. A resale four-bedroom in Kissimmee averages $396,436 on Zillow. Incentives, lower insurance and a warranty can narrow the difference.

Do new construction homes in Kissimmee have CDD fees?

Many do. The CDD assessment is billed on the property tax bill and varies by community and lot. Ask for the exact amount before you sign.

What incentives do Kissimmee builders offer?

Common offers include closing-cost credits, rate buydowns and option credits, usually tied to the builder's preferred lender. They change often, so ask each builder directly.

Do I need an inspection on a new house in Kissimmee?

Yes. A pre-drywall inspection and a pre-closing inspection catch issues while the builder is still responsible for fixing them.

Is new construction cheaper to insure?

Generally yes in Florida, because a new roof and current wind code lower the windstorm risk insurers price for. Get a quote on the actual address.
